Life on the northwest edge
What a day out here looks like.
Ekko View Estates sits where Cedar City stops being a grid and starts opening into the valley to the northwest, off Lund Highway near 1800 North. The streets run along Ekko View Loop and Golden Eagle, in the 3000 West range, and every home here is 2025-built or newer. You wake up to open sky and desert scrub at your back, with the noise of town a short drive behind you.
Day to day, this is a drive-to-town setup, and that is the honest trade. The homes are brand new, the front yards come landscaped, and the clubhouse gives the community a center, but groceries, work, and school are a drive back toward Main Street and the Providence Center side of town. The upside is what you get for it: new construction at a price that is hard to match closer in, on a quiet edge with open ground nearby.
Recreation pulls the other direction. Three Peaks Recreation Area sits northwest of the neighborhood, so the desert trail system is closer to your driveway here than it is from most of Cedar City. It is the kind of spot where you run your errands in town and spend your outdoor time the other way.

This is one of the few communities in Cedar City built around its own on-site amenities. A couple of them are live today, and a couple are still on the plan for later phases, so I keep the two lists separate when I walk a buyer through it.
Private clubhouse
The community is built around a private clubhouse for residents, the kind of shared indoor space most Cedar City subdivisions do not have. Ask me what is finished and how access works before you count on it.
Indoor and outdoor pickleball
The clubhouse pairs an indoor pickleball court with an outdoor court, which is genuinely rare for a community this size and means a game year-round without driving across town. Worth confirming against current builder materials.
Playground & dog park (planned)
A playground and a dog park are on the plan for later phases of construction. Treat them as future items, not as things you can use today, until each one is actually built.
Three Peaks, a short drive northwest

Homes & floor plans
New twin homes, by the plan.
Ekko View Estates is new construction built as single-level, attached twin homes, planned for 132 units across five phases on roughly 24 acres. Recent sales have run from about 1,481 to 1,720 square feet, generally three bedrooms with two or three bathrooms and a two-car garage, on lots around 0.12 acres. The builder ships them with a fully fenced yard and front landscaping already in, plus custom cabinetry, granite counters, nine-foot ceilings in the bedrooms, and a twelve-foot vaulted ceiling over the main living area.
Because these are attached homes, the recorded documents spell out how shared exterior upkeep is handled and what is shared along the party wall. That is normal for this kind of product, but it is the first thing I read with a buyer, because it shapes what you maintain and what is handled for you.
With new construction, the plan and the lot matter more than the listing photo.
One thing I tell every new-build buyer here: the package and the price both move. Lot premiums, completion timing, current incentives, and which finishes are standard versus upgraded change from one phase to the next. Get the exact spec and the recorded documents in writing on the specific address before you fall for a model.
Three Peaks & outdoors

The outdoor anchor for this side of town is Three Peaks Recreation Area, a BLM site in the volcanic hills northwest of the city. It sits out Midvalley Road, which is one of the real reasons the northwest edge feels different from the middle of Cedar City: the open ground is a short drive away, not a project to get to.
Trails & riding
Mountain-bike and OHV trails wind through the lava rock and juniper, with primitive camping spread across the recreation area.
Disc golf & open space
Three Peaks is known locally for its disc-golf course and wide-open space, an easy after-work or weekend reset without leaving the valley.

Errands & drive times

This is the practical answer to "how far is everything from out there." The short version: your daily stops are a drive back toward Main Street and the south-side shopping, and the recreation is the other way. Times below are measured from near Ekko View Loop; confirm door-to-door from the exact lot you are considering.

Farther out, once you are on the freeway the drive south opens up: Zion's Kolob Canyons entrance is roughly 25 minutes and St. George is about 50 to 55 minutes. Brian Head's ski runs run about 35 to 40 minutes north via the Parowan exit. The full day-trip map lives in the Cedar City guide.
Schools & education
Schools, checked by address.
Ekko View Estates is part of the Iron County School District. Recent listings here have generally pointed to Three Peaks Elementary, then Canyon View Middle School and Canyon View High School on the north end of town. Iron County is redrawing several elementary boundaries for the 2026-27 school year, and the two middle and two high school boundaries shift again for 2027-28, so confirm the current assignment directly with the district for any home you are serious about rather than assuming it from a nearby listing.
I do not rank schools on community pages. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about 13 minutes back into town.

A clubhouse-first community
Built around a court, not just a street grid.
Most new subdivisions in Cedar City are a street plan and a builder catalog. Ekko View Estates is one of the few that started with a shared building: a private clubhouse anchoring the community, built around an indoor pickleball court paired with an outdoor court next to it. For a development of this size, that is an unusual amount of shared indoor space to build before most of the homes around it are even finished.
The practical read for a buyer is not just the amenity itself, it is the sequencing. A five-phase build means the clubhouse and courts can be finished while phase 3 and phase 4, including the planned playground and dog park, are still dirt lots. I walk every buyer through what is actually open today versus what is still on the site plan, because a rendering is not the same thing as a ribbon cutting.
For a seller here down the road, that same amenity becomes part of the pitch, but only once it is verifiably finished and open to the phase you are in. I would rather under-promise on a shared amenity and let a buyer see it working than oversell a plan.
What I check before I call an amenity "done"
- Whether the clubhouse and pickleball courts are open today, or still targeted for a future phase.
- Which phase the playground and dog park are scheduled for, and whether that date has moved.
- How access to the clubhouse works and what is spelled out in the recorded documents for your address.
- What construction activity is still happening nearby if you are buying in an earlier phase.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend before buying or selling out here.

You are competing with the builder. When you sell here, your home is measured against whatever new inventory and incentives the builder has standing that week, not just against older northwest sales. Pricing has to account for that.
