A Cedar City community

Living at Englestead Estates

Englestead Estates is a high-country area of cabins and lots, about 12 miles from town by way of Right Hand Canyon Road, southeast of Cedar City off State Route 14. This is mountain property, not a city street: cabins and acreage lots tucked into aspen and pine.

Life up the canyon

A mountain place with more planning

In shortWater is hauled in, and power comes from solar or a generator. Once winter sets in, the usual way in is by snowmobile, not by car.

Buying in Englestead Estates is a different job than buying in an in-town Cedar City neighborhood. It sits about 12 miles from town by way of Right Hand Canyon Road, on the side of Cedar Mountain southeast of town, with cabins and acreage lots among aspen and pine. There are no city streets and no city utilities. A morning here is quiet and high, and it is a long way from a streetlight. That is the whole point for the people who buy up here.

The other side is that a normal day asks more of you. You think about the road, the weather, your water, your power, and your septic system (the private waste tank each property needs), and about how often you want to drive back down the canyon to town. That does not make it worse. It just means there is more to check than down on the flat, open ground of the valley, and each property needs its own check. I plan for it from the first showing.

The name covers a real, mapped subdivision, but let me say it plainly: for most owners, this is a recreation or part-time mountain property, not a neighborhood for daily commuting. I treat it that way with every buyer I walk through it.

Seasonal access

The road is part of the purchase

Right Hand Canyon Road leaves State Route 14 a few miles up Cedar Canyon and climbs south to the turnoff toward Englestead Estates, about 12 miles in from town. In summer and fall you can usually drive it in a regular vehicle. Once real snow arrives, the usual way into the subdivision is by snowmobile.

The road has also seen real movement in wet years. The Utah Geological Survey has documented slope and landslide activity along Right Hand Canyon Road after heavy runoff. It is a mountain road with mountain conditions, not a city street. For any cabin or vacant lot, I check legal access, how steep the road is, winter parking, and emergency access, plus what the current owner can prove on paper. A clear answer here can be the difference between a smooth sale and a stalled one.

The homes and the land

Cabins, lots & utilities and Canyon recreation

Cabins, lots & utilities

Cabins, vacant lots, and utility checks

This is a mix of cabins and vacant lots. Cabins run from small dry cabins (no running water) of around 567 square feet to more than 2,300 square feet, and lots commonly run 0.4 to 0.9 acre. Much of it is custom mountain building, so size, finishes, and what is hooked up vary widely from one parcel to the next. I price each one on its own, not from a quick canyon average.

Utilities are the real work. Expect hauled water, solar or generator power, septic planning, and water storage on site, with no city tap. For a resale cabin, I check what is installed, what is permitted, and what still has to be solved. That list drives the value and your loan choices up here.

Up a canyon, two lots a quarter mile apart can live very differently.
Property types Cabins and vacant lots
Cabin sizes ~567 to 2,300+ sq ft
Typical lot Roughly 0.4 to 0.9 acres
Utilities Hauled water, solar or generator, septic
Location Cedar Mountain, southeast of Cedar City
Access Right Hand Canyon Rd, ~12 miles

Canyon recreation

The C-Trail sits on the same road

The best-known trail on this side of the mountain is the C-Trail, a demanding mountain-bike and hiking route. Its lower trailhead is on the south end of town near Cedar Highlands Drive, and the top ends at the C Overlook. From a cabin up here, the outdoors is not a weekend drive. It is the land the property already sits in.

The C-Trail (difficult)

This trail runs about 4 miles each way and drops steeply off the face of Cedar Mountain. You get wide views back over the Cedar City valley. Most people ride it downhill on mountain bikes, though hikers use it too.

Right Hand Canyon itself

The drive in is lined with aspen and is scenic on its own. It is a working forest road as much as a route to a subdivision, and cyclists like the paved lower part near town.

Cedar Canyon and SR-14

On the way in and out, you drive State Route 14 through Cedar Canyon, a scenic byway of its own. Farther east you will find Lower Ashdown Gorge, Cedar Breaks National Monument, and Brian Head.

National forest at the door

Public land on Cedar Mountain wraps around the subdivision. Hunting, off-trail hiking, and open mountain access are part of daily life here, not a planned outing.

I do not let a nice canyon name stand in for real access. Before I call any of this easy, I would rather map the route, the parking, and the seasonal conditions for a specific parcel. The Cedar City guide covers the wider outdoor picture, including Cedar Breaks and Brian Head.

Errands & drive times

Town is a planned trip

The nearest full grocery store and shops are back down in Cedar City, so I think of town as a planned trip down the canyon, not a quick errand. Times are measured from near the subdivision entrance off Right Hand Canyon Road and assume dry, snow-free roads. Add real time in winter, and check the drive from your exact address for any parcel you like.

Farther east on SR-14, Cedar Breaks National Monument and Brian Head are both a drive beyond the Englestead turnoff, and how long it takes depends on the season. You will find the full picture of in-town services, healthcare, and the airport on the Cedar City guide.

Schools & education

Schools, checked by address

Englestead Estates is in the Iron County School District, but it sits well outside the in-town school zones that serve Cedar City's neighborhoods on the flat, low ground. I will not guess which elementary, middle, or high school serves a canyon property like this. The district is also changing which schools serve which streets in the next two school years. Ask the district which school serves a specific parcel before you rely on it.

School zones can change over time anyway, so check again when you buy. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. I do not rank schools on community pages. Southern Utah University is down in Cedar City if college is part of your plan.

I cover the bigger education picture, including SUU, in the Cedar City guide.

What locals know

Notes from up the canyon

No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would slow down and check before buying or selling up here.

Winter changes the property

Once snow sets in, the usual way in is by snowmobile. That shapes showings, how you use the place, when you can resell, and what a buyer expects, so I plan for it up front.

Utilities are not a footnote

Get the details on hauled water, storage tanks, septic, solar, and generator in writing, and do that before anyone treats the property like a standard cabin on a city water line.

Cabins and lots are priced apart

A vacant lot, a small dry cabin, and a larger finished cabin do not price from the same quick average, and I will not pretend they do.

Access needs proof, not a road name

Right Hand Canyon Road has seen real slope movement in wet years. Legal access, the road's condition today, and seasonal parking matter as much as the inside of the cabin.

Buying in Englestead Estates

Englestead Estates is an area of mountain cabins and lots, about 12 miles from town by way of Right Hand Canyon Road, southeast of Cedar City off State Route 14. In summer and fall you can usually reach it in a regular vehicle. Once real snow sets in, the usual way is by snowmobile, and that is a big detail. Before you count on any property, I would check the road conditions, the legal access, and the seasonal parking.

Do not assume city utilities here. Expect hauled water, solar or generator power, septic planning, and water storage on site. Every cabin or lot needs its own check: what is installed, what is permitted, and what still has to be solved.

Selling in Englestead Estates

Many things set the value: access, the road's condition, the cabin's condition, water storage, power setup, septic status, and acreage. It also matters whether you are selling a cabin or a vacant lot. Start with the home valuation page, and I'll compare it with the right mountain-property sales.

When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Cedar City listings and on this Englestead Estates page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.

I start with recent sales and live listings from the MLS, then separate cabins from vacant lots so I compare like with like. From there I adjust for access, the road's condition, water storage, power setup, septic status, and acreage. Only then do I name a number.

Yes. The main work is getting the steps in the right order. You write down the access and utilities. You price the property right. You time your next purchase. And you keep the loan timeline clean. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
