A Cedar City community
Living in Fiddlers Cove.
A newer townhome community on Cedar City's north side, off Fiddlers Canyon Road. Homes here date to about 2022, built around a dog park, pickleball courts, a basketball court, a playground, and a covered pavilion, with the same quick line back to North Main and I-15 that the rest of the north-side corridor shares.
I am Scott Buehler, a Southern Utah resident of 20-plus years and a licensed REALTOR and lender. This is the honest version of what Fiddlers Cove offers, what homes here cost, and what I would check before you buy or sell in a smaller, newer community like this one.

Current listings
Homes for sale in Fiddlers Cove.
No active listings today. A townhome community this new and this small carries a short shelf by design, and most weeks that companion is bare. The page refreshes from the MLS itself, so the next Fiddlers Cove Drive unit cannot slip past it. Prefer to hunt on your own? Open the map search or start from the homepage.
Buying here
Be first in line when one lists.
Fiddlers Cove came out of the ground around 2022 and its units get claimed almost as fast as they list, so waiting on a portal alert usually means arriving second. My Iron County MLS review runs every morning; give me your layout and the next townhome by the dog park and pickleball courts is yours to see first.

Life in Fiddlers Cove
A newer footprint on the north side.
Fiddlers Cove sits on Fiddlers Cove Drive, reached by heading east off Fiddlers Canyon Road on Cedar City's north side. It is one of the newer townhome communities in this part of town, with construction starting around 2022 and continuing since, which means most of what you tour here has never had another owner.
The community was built around a small set of shared amenities: a dog park, pickleball courts, a basketball court, a playground, and a covered pavilion, all inside the development rather than a drive away. For buyers who want newer construction without a long commute back to North Main, that combination is the draw.
Because it is a smaller, newer community, Fiddlers Cove does not have the decades of resale history that an established subdivision carries. I treat that as useful information, not a warning: fewer comps means each recent sale tells you more, and I read those closely before I talk pricing with a buyer or a seller here.
Neighborhood highlights
What sets Fiddlers Cove apart.
Resident amenities on-site
A dog park, pickleball courts, a basketball court, a playground, and a covered pavilion sit inside the community on Fiddlers Cove Drive, all part of the shared grounds rather than a separate stop.
Almost entirely newer construction
Units here started selling around 2022, so nearly everything in the community carries modern floor plans, current code, and low deferred maintenance compared with an older Cedar City subdivision.
Fiddlers Canyon corridor
Fiddlers Cove Drive branches off Fiddlers Canyon Road on the north side, so it shares the same easy line back into town as the rest of that corridor, without sitting directly on the busier canyon road itself.
A short drive to a named trailhead
The Fiddlers Canyon Trailhead on Cottontail Drive is a short drive from Fiddlers Cove, in the same north-side corridor. Full details are in the trails section below.
North-side conveniences
Grocery stops, the hospital, and the I-15 on-ramp are all a short drive down North Main. Details, with drive times, are in the errands table below.
A small, contained footprint
Fiddlers Cove is a defined townhome development, not a sprawling subdivision, so touring it means walking one compact set of streets rather than covering a wide area.
Homes & pricing
Townhomes, built since 2022.
Fiddlers Cove is a townhome community, and the units follow a fairly consistent profile: typically about 1,700 to 1,750 square feet, 3 bedrooms, and 2.5 to 3 bathrooms, with open-concept main floors and 9-foot ceilings. Individual units vary in finish level, garage size, and whether they sit as an end unit or an interior unit, so two homes with the same square footage can still show differently.
Pricing has generally run from the low $300,000s to the upper $300,000s since the community began selling, tracking with the cost of new construction more than with the resale patterns of an older subdivision. Because inventory is thin at any given time, I would rather pull the actual recent sales inside Fiddlers Cove for you than quote a single number that could already be stale.
Trails & outdoors
A named trailhead a short drive away.
Fiddlers Cove sits in the same north Cedar City corridor as the Fiddlers Canyon Trail, whose trailhead is on Cottontail Drive off Nichols Canyon Road. It is a short drive from Fiddlers Cove Drive rather than a walk-out-the-door amenity, but it is still one of the closer named trailheads to any north-side address in the city.
Fiddlers Canyon Trailhead
Off Cottontail Drive, a short drive from Fiddlers Cove. The lower stretch is an easy, partly paved path with benches and picnic tables, and a steeper ridge route shares the same start.
Coal Creek Trail
A few minutes into town, this paved path follows Coal Creek east to west across Cedar City, a common pick for a family bike ride or an evening walk.
Brian Head & Cedar Breaks
The north-side location gives Fiddlers Cove a straightforward run up toward Brian Head Resort and Cedar Breaks National Monument, both a seasonal high-country drive from the driveway.

Errands & drive times
Errands, measured in minutes.
This is the practical answer to how far the everyday stops are from Fiddlers Cove. Times are measured from near Fiddlers Cove Drive and Fiddlers Canyon Road; confirm door-to-door for your exact unit.
| The errand | Where it happens | From the neighborhood |
|---|---|---|
| Full grocery run | Lin's Fresh Market, 150 N Main Street | ~6 min |
| Second grocery option | Smith's Food & Drug, 633 S Main Street | ~9 min |
| Big-box and hardware | Walmart Supercenter and Home Depot, Providence Center | ~9 min |
| Healthcare | Cedar City Hospital, 1303 N Main Street | ~5 min |
| Freeway on-ramp | Interstate 15 at Exit 62, 1600 North | ~6 min |
| Dinner downtown | Historic Main Street | ~8 min |
| Campus and games | Southern Utah University | ~9 min |
| Flights | Cedar City Regional Airport (CDC) | ~12 min |
| Mountain biking and OHV | Three Peaks Recreation Area (BLM) | ~22 min |
Farther out, Brian Head's ski runs and Cedar Breaks National Monument are both about 40 to 45 minutes up the canyons in season, the Kolob Canyons gate of Zion is roughly 25 minutes south on I-15, and St. George is about an hour. The full day-trip map lives in the Cedar City guide.
Schools & education
Schools, by the facts.
Fiddlers Cove is in the Iron County School District, in the same north Cedar City corridor as Fiddlers Canyon Elementary (grades K-5). The district is redrawing several elementary boundaries for the 2026-27 school year and two middle and two high school boundaries for 2027-28, so I am not going to guess which secondary school a specific address lands in. Confirm the current elementary, middle, and high school assignment for any home you are serious about directly with the district.
For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about nine minutes away across town.
I cover the bigger education picture, including SUU, in the Cedar City guide.
Buying in a newer community
What a small, newer footprint means for you.
Fiddlers Cove is recorded as a planned unit development, which is common for a compact townhome community built around shared grounds like the dog park and pickleball courts here. That structure affects how the streets, parking, and shared amenities are owned and maintained, and it is worth understanding before you write an offer, not after.
Because construction here started around 2022 and has continued in phases, not every unit in the community is the same age or the same finish level. Two townhomes with identical square footage can differ in cabinetry, countertops, and garage size depending on which phase they were built in. I walk that distinction with buyers before we compare listings side by side.
On the resale side, thin inventory cuts both ways. A seller here is not competing against dozens of similar units at once, which can support pricing when a buyer is motivated. A buyer, on the other hand, may need to move quickly once the right unit lists, since there is rarely a deep bench of comparable homes sitting on the market at the same time.
What I check before I call a unit here a safe bet
- Which construction phase the unit belongs to, and how its finish level compares with the phases around it.
- Whether the unit is an interior or end unit, since that changes light, noise, and yard space.
- The most recent same-community sales, not a citywide townhome average, before we talk price.
- Garage size and driveway parking, since these can vary more between units here than in an older detached-home subdivision.
This is general guidance, not a specific property evaluation. Confirm details on any home you are serious about with the listing agent, a qualified inspector, and the recorded plat.
What locals know
The details I would slow down and check.
No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend about Fiddlers Cove.
-
New does not mean identical. Units built in different phases can have different finishes. Ask which phase a specific unit belongs to before you compare it to a listing photo from another one.
-
The trail is a drive, not a walk. Fiddlers Canyon Trailhead is close by Cedar City standards, but it is on Cottontail Drive, a short drive from Fiddlers Cove Drive itself, not steps from your patio.
-
Watch the amenities in real use. Pickleball courts and dog parks get busy in nice weather. If that matters to you, drive by on an evening or weekend before you decide.
-
Thin inventory moves fast. When a Fiddlers Cove unit lists, it tends not to sit long. If you are serious, be ready to look quickly rather than wait for a second one to compare it to.

Selling in Fiddlers Cove
Because the community is newer and relatively small, resale inventory stays thin, and recent same-community sales matter more than a citywide average. I pull the actual Fiddlers Cove comps, not a blended north-side number, before I talk pricing.
I start with live MLS comps from inside the community, then adjust for unit position, finish level, garage size, and condition. Because inventory here is thin, I also look at what nearby north-side townhome product has done recently.
List it with me and your home is featured across MovingUtah, on this page, on the Cedar City hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.
