Life on the north side


What a day in Gemini Meadows looks like.

Gemini Meadows sits on Cedar City's north side, just west of North Main Street, with its homes lined along Clark Parkway and Gemini Meadows Lane in roughly the 2600 to 2900 North block. The morning version of life here is simple: North Main and the hospital corridor are a few minutes south down Main, and the I-15 interchange at Exit 62 is an easy on-ramp for anyone headed out of town.

This is a different kind of search than the hillside customs or the far east bench. Most of the homes went up in the 2000s, they sit on standard suburban lots, and the neighborhood reads as a practical, well-priced entry point into single-family Cedar City rather than a custom-home street. Clark Parkway itself has a bend to it, running as North Clark Parkway along the east side of the plat and continuing as West Clark Parkway on the west side, with Gemini Meadows Lane threading the interior.

The area is not purely single-family. A rent-to-own multifamily property sits along the Clark Parkway corridor as part of the same general plat, so a buyer touring the neighborhood will see more than one kind of home in the same few blocks. I always point that out on a showing, because it changes how you should read comparable sales here.

Six things define Gemini Meadows on the ground: the Clark Parkway address itself, a genuinely attainable price band, quick access to North Main, a short line to the I-15 interchange, a new park breaking ground nearby, and a mixed-product plat that rewards reading the fine print.

Clark Parkway address

Clark Parkway is the through-street that organizes the plat, bending from North Clark Parkway on the east side to West Clark Parkway on the west, with Gemini Meadows Lane as the interior street.

An attainable price band

Recent activity has generally landed in the mid $300,000s, which makes this one of the friendlier single-family entry points into Cedar City's north side.

A short run down Main

North Main Street and the hospital corridor are a few minutes south, and the daily errands stay close because the neighborhood sits right off the Main Street spine.

Close to I-15, Exit 62

Because Gemini Meadows sits north of the interchange itself, the on-ramp at Exit 62 is a short trip down Main Street, not a cross-town drive.

A new park breaking ground

Cedar City is developing a new park near East Nichols Canyon Road and North Main, not far from the neighborhood, its first dedicated park amenity on this side of town.

Practical homes at an attainable number.

Gemini Meadows is a true resale neighborhood. Most of the single-family homes went up in the 2000s on standard suburban lots, and floor plans generally land in the 1,300 to 1,900 square foot range. Lots run smaller than the newer subdivisions on the edges of town, typically around a tenth of an acre to a bit under a quarter acre, which keeps upkeep manageable and the price band tighter than the custom-home parts of the city.

Because the homes are similar in age and size, condition and small differences carry more of the negotiation than they would in a wider market. Recent activity has generally landed in the mid $300,000s. That makes this one of the more attainable single-family entry points in Cedar City, but it also means garage count, updates, and lot position can move the number more than they would on a street with more variety.

One thing I always check on the north side: whether a specific listing is the detached single-family product the neighborhood is known for, or one of the attached or multifamily units that share the same general plat along Clark Parkway. They do not compare on the same terms, and pricing them off the wrong comp set is an easy mistake to avoid.

In a neighborhood this consistent, condition is the whole negotiation.

The honest read on getting outside.

Gemini Meadows is not a trailhead neighborhood, and I would rather tell you that plainly than oversell it. What it does have is a short drive to Cedar City's paved in-town trail and a genuine upgrade coming to the immediate area. Here is the honest tiering.

Coal Creek Trail

The paved trail follows Coal Creek through the middle of Cedar City, starting near Bicentennial Park. It is a short drive south from Clark Parkway, not a walk from the door.

The new north-side park

Cedar City is building a park near East Nichols Canyon Road and North Main, a few minutes from Gemini Meadows. More on this below, it is the closest thing this neighborhood has to a dedicated green space.

Iron Hills Trail System (a real drive)

The Iron Hills mountain-bike trails and the white "C" climb sit on the south side of town. It is a legitimate Cedar City amenity, just not a quick trip from the north side, so I do not oversell the distance.

Three Peaks Recreation Area, ~20 min

Northwest of town, the BLM's Three Peaks area opens up mountain-bike singletrack, OHV trails, and bouldering on the desert floor, a reasonable weekend drive from the north side.

Farther out, the weekend map opens up fast from the north side's freeway access: Brian Head's ski runs are roughly forty minutes north via Parowan, and Cedar Breaks National Monument is a seasonal drive up State Route 14. The full day-trip map lives in the Cedar City guide.

The practical answer to "how far is everything from the north side." Times are measured from near Clark Parkway and Gemini Meadows Lane; confirm door-to-door for the specific home you are considering. The short version: North Main and the hospital are close, and the Providence Center big-box corridor on the far south end is the longest cross-town trip on this list.

Farther out, the north-side freeway access means day trips start on the open road: Brian Head is about forty minutes, St. George roughly fifty, and the Kolob Canyons entrance of Zion about twenty-five minutes south on I-15. The full day-trip map lives in the Cedar City guide.

Schools & education


Schools, by the facts.

Gemini Meadows is in the Iron County School District. North Cedar City sits within reach of more than one elementary attendance area, and the district is redrawing elementary boundaries for the 2026-27 school year, with a new East Elementary opening then. Middle and high school boundaries are set to change again for 2027-28. Rather than assign a specific school by guessing from a map, I confirm the current boundary for any Clark Parkway or Gemini Meadows Lane address directly with the district before a buyer relies on it.

The same caution applies at the secondary level. Cedar City splits generally between the Cedar Middle and Cedar High zone and the Canyon View Middle and Canyon View High zone, and which side a north Cedar City address falls on can depend on the exact block. Confirm the current assignment with the district by address. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about nine minutes away.

The new north-side park


A real amenity is coming to this side of town.

This is worth flagging because it is genuinely specific to this side of Cedar City, not a generic line I would write about any neighborhood. The city has acquired land near East Nichols Canyon Road and North Main Street for a new park, on parcels obtained from the state School and Institutional Trust Lands Administration after roughly two years of negotiation.

Current plans call for a 2.5-acre park with a playground, pavilions, a restroom, parking, and a nature park area with a pedestrian bridge, carved out of a larger roughly 8.2-acre site. The city put the engineering and architectural design work out for bid, and as of this writing the project is budgeted in the range of three to five million dollars, with construction still ahead rather than underway. It is a project, not a finished amenity, so I would treat it as a future plus for the area rather than something to price into an offer today.

I like flagging it anyway, because it tells you something true about this end of town: the north side has been mostly homes and commercial frontage along Main, and the city is now investing in a dedicated green space for it.

What I would confirm before you factor it in

  • Current construction timeline and funding status with Cedar City Parks and Recreation, since design and budget were still in progress as of this writing.
  • The exact parcel boundary near East Nichols Canyon Road and North Main relative to the specific home you are considering.
  • Whether any nearby rezoning or commercial frontage plans could change alongside the park project.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking at Gemini Meadows.

  • Confirm which street you are on. Clark Parkway bends between a North and a West address, and Gemini Meadows Lane is its own street inside the plat. Get the exact address before you compare it to a listing you saw online.

  • Not every home here is the same product. The plat includes detached single-family homes alongside attached and multifamily product. Confirm exactly what you are buying before you price it off a neighbor's sale.

  • Trails are a drive, not a walk. Coal Creek Trail and the Iron Hills system are real Cedar City amenities, but neither one starts at the edge of this neighborhood. Budget the drive time honestly.

  • Ask the district before you assume a school. Elementary boundaries are shifting for the 2026-27 year on this side of Cedar City. Confirm the assignment for the specific address, not the neighborhood name.
