Life in Green View


Newer streets, an old course.

Green View is one of Cedar City's newer-construction pockets, built out mostly since 2012 along North Fairway Drive and East Cobblecreek Drive. What sets it apart is the address: Cedar Ridge Golf Course, the city's own 18-hole municipal course, opened in 1963 and runs right along the neighborhood's edge, and a run of homes on Fairway Drive back straight onto the fairways with a view of the mountains behind them.

Because most of the construction is recent, you get modern floor plans, finished or finish-ready basements built into the slope, and the kind of two-car-garage, three-and-four-bedroom layout that fits a lot of different buyers. It reads as a quieter, more residential corner of town, close enough to North Main to make errands short but removed from the busiest commercial strips.

Green View is not a single builder's master-planned community with a formal name on a sign. It is a real, established pocket that Cedar City real estate sites track by name, and the fairway frontage is the reason people ask about it specifically instead of just searching Cedar City at large.

Cedar Ridge Golf Course

An 18-hole municipal course at 200 East 900 North, built in 1963, set against the red hills on Cedar City's north side. A run of Fairway Drive lots back directly onto the course, so the golf-course setting is real, not marketing language.

Thunderbird Gardens, behind the course

Reached by continuing east on 900 North past the golf course, Thunderbird Gardens is a free 18-hole disc golf course and trail area tucked into red-rock terrain, minutes from the neighborhood.

Newer construction, walkout basements

Most Green View homes date to 2012 or later, and the sloped lots along Fairway Drive lend themselves to daylight and walkout basements, so a lot of the finished square footage here is downstairs, not just up.

North Main corridor

The neighborhood ties straight back to North Main Street, so groceries, the hospital, and downtown are all short, direct drives rather than a cross-town trip.

Downtown and SUU, a short drive

Historic downtown, the Utah Shakespeare Festival, and the Southern Utah University campus are all a well-under-ten-minute drive from Green View, closer to the middle of town than the outer subdivisions.

A short line to I-15

Interstate 15 at Exit 62, the North Main Street interchange, is about eight minutes away, keeping St. George, Brian Head, and Zion all within reach for a day trip.

Homes & lots


Newer homes, sloped lots, real views.

Green View skews newer than most of Cedar City's established subdivisions. Recent Fairway Drive homes have run from roughly 2,200 to about 2,400 square feet above grade, often with a finished or finish-ready basement adding another 1,000 to 2,000 square feet, so total finished space commonly lands between 2,200 and 3,000-plus square feet depending on how much of the basement is done. Lots run in the neighborhood of a quarter acre, generally in the 13,000 to 14,000 square foot range.

Because the lots slope toward the course and the valley, walkout and daylight basements are common rather than the exception, and several builds add a second family room, guest suite, or flex space downstairs. Recent listings on Fairway Drive have priced from roughly the high $400,000s to the upper $500,000s, generally above Cedar City's citywide median, which real estate sites have put around $425,000 to $510,000 through mid-2026.

Not every home in Green View sits directly on the golf course. The premium goes to the specific lots that back onto the fairway or carry a mountain view over the greens, so I confirm lot position before anyone assumes a view comes with the address.

Trails & outdoors


A fairway out front, red rock out back.

Green View's outdoor draw starts right at the property line. Cedar Ridge Golf Course itself functions as a walkable green space even if you do not play, and the city keeps a course-length cart path that doubles as an easy stroll. Push a little farther east on 900 North and the terrain turns to red rock and desert trail, the kind of variety that is hard to get from a flatter west-side subdivision.

Cedar Ridge Golf Course

The 18-hole municipal course borders the neighborhood directly at 200 East 900 North. Built in 1963, it is open to the public and walkable for residents even on a non-golf day.

Thunderbird Gardens Disc Golf

Continue east on 900 North past the golf course and the pavement turns to dirt at the trailhead. Thunderbird Gardens is a free, 18-hole disc golf course woven through red-rock terrain, about five to seven minutes from Green View.

Coal Creek Trail

Cedar City's paved Coal Creek Trail follows the creek through town and connects toward downtown, a short drive from the neighborhood for a flatter walk or bike ride.

Schools & education


Schools, by the facts.

Green View is part of the Iron County School District (grades K-6 elementary, 7-8 middle, 9-12 high). The district approved elementary boundary changes affecting North, East, South, Three Peaks, Iron Springs, and Escalante Valley elementary schools for the 2026-27 school year, and middle and high school boundaries are separately expected to shift for 2027-28. With redraws touching both levels, I am not going to name a specific elementary, middle, or high school for this address and risk being wrong the moment the map updates.

Confirm the current elementary, middle, and high school assignment for any specific address directly with the district before you buy. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about eight minutes away in the downtown corridor.

Buying next to a fairway


What a course-adjacent lot actually means.

Backing onto Cedar Ridge Golf Course is a genuine feature, and it is also worth understanding before you fall for the view. A stray shot lands in a backyard here occasionally, the way it does on any golf-adjacent lot anywhere, and course maintenance means early-morning mower noise in season. None of that is a dealbreaker for most buyers, but it is exactly the kind of thing I would rather you know before closing than after.

Since Cedar Ridge is a municipal course run by Cedar City rather than a private club, the frontage comes without a private club fee, though it also means the city, not the neighborhood, sets the course's hours and maintenance schedule. I confirm the specific lot line, fence setback, and any easement against the recorded plat before I call a Green View backyard "on the course."

Not every address in Green View touches the fairway. Some sit a block or two back with a partial or no golf view at all, and those homes price differently than the direct-frontage lots. Ask which you are actually looking at before you compare two listings on price alone.

What I check before I call a lot golf-course frontage

  • Whether the rear property line actually touches the course, or sits a lot or two back from it.
  • Fencing, netting, or landscaping the seller has added for errant balls, and its condition.
  • Which rooms and outdoor spaces actually face the course, since a "golf view" listing can mean anything from a full fairway view to a side-yard glimpse.
  • The basement and grading, since sloped, walkout-basement lots are common on this side of the neighborhood.

Notes from the fairway.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend.

  • Cedar Ridge is public, not private. Anyone can book a tee time, which means golf-adjacent living here comes without a private-club fee, but also without a club controlling who plays past your fence.

  • Basements do a lot of the work. With the lots sloping toward the course, a chunk of the finished square footage on Fairway Drive is downstairs. Ask what is actually finished versus framed.

  • Central without feeling central. Green View sits closer to downtown and SUU than a lot of the newer subdivisions on the west side, without the traffic of Main Street itself.

  • Not every address is on the course. Fairway frontage is a real premium here, not a given. I always confirm the exact lot before pricing a "golf view."

Green View is mostly newer construction, roughly 2012 to today, with finished sizes commonly landing between about 2,200 and 3,000 square feet once you count a finished basement. Walkout and daylight basements are common on the sloped lots, lots run in the neighborhood of a quarter acre, and several homes back directly onto the golf course.
