More than one builder is putting up single-family homes out here, with newer construction, bigger garages, and a quick shot down Highway 56 back to Main Street and I-15.

Life off Highway 56


New construction on the west-side corridor.

Iron West sits off Highway 56 on Cedar City's west side, with streets running roughly 4400 to 4700 West between 75 South and 300 North. It is one of several newer subdivisions filling in this corridor, where Cedar City has been adding west-side growth for the past several years.

The daily pattern out here is newer than the old downtown grid: wide streets, homes still going up on some blocks, and a straight run down Highway 56 back to I-15 and Main Street. Iron Hawk Townhomes, an attached-home community, sits nearby off 4375 West, so it is worth knowing early that Iron West itself is detached single-family construction, a different product from the townhomes next door.

Because more than one builder is active and the subdivision has grown in sections over a few years, I pull comps by builder, plan, and phase rather than treating every "Iron West" listing as interchangeable.

What sets this corridor apart.

Iron West is not a single planned community with one builder and one plan book. It is a growing address cluster with newer construction, more than one builder, and a straightforward run back to town. Here is what actually distinguishes it.

Iron West sits right off Highway 56, the main route back to I-15, Main Street, and the rest of town.

Iron Springs Elementary nearby

Iron Springs Elementary at 235 North 4050 West is about a 3-minute drive. That is a location fact, not a rating; confirm the boundary by address.

Iron Hawk Townhomes next door

Iron Hawk Townhomes sit nearby off 4375 West, but attached and detached homes are different products and should be compared separately.

More than one builder

Rose Bradley Homes and Alex Meisner Construction both have active sections here, so plan books and pricing vary block to block.

Newer construction, since 2022

Most homes here are recent builds rather than resale from the older downtown-era subdivisions, which shows up in the lot layouts and garage sizes.

Iron West is newer single-family construction, most of it dating from 2022 forward. Recent listings have run roughly 1,600 to 2,270 square feet, generally 3 to 4 bedrooms with 2 to 3 bathrooms, and lots have generally run from about a fifth of an acre up toward a quarter acre.

Rose Bradley Homes has an active section off 4500 West, with plans that have included the Carabella, the Elizabeth, and the Gemini, and pricing that has started in the mid $400,000s. Alex Meisner Construction builds a separate section, marketed as Meadows at Iron West, reached by continuing west on Highway 56 and turning onto 4500 West, offering both pre-built homes and custom builds on selected lots. Recent overall list activity across the subdivision has run from the high $300,000s up into the $600,000s.

Because two builders and multiple phases share the Iron West name, I would not average the whole subdivision into one number. I pull comps by builder and plan first, then adjust for lot size and finish level.

Trails & outdoors


A short drive to Cedar City's outdoor menu.

Iron West does not have a trailhead inside the subdivision, so the honest picture is what is a short drive away rather than a walk from the door. Here is the tiering, from closest to day trip.

Coal Creek Trail (easy, paved)

Cedar City's paved Coal Creek Trail is reachable off Highway 56 near Veterans Park, a straightforward run in from Iron West down the same road that gets you to town.

Iron Hills Trail System

The Iron Hills dirt-singletrack network, including the climb to the white "C," sits on the south bench, a short drive across town from the west side.

Three Peaks Recreation Area, ~15 min

The BLM's Three Peaks area is about ten miles northwest of central Cedar City, reached via Lund Highway off Highway 56. It opens up more than twenty-five miles of mountain-bike singletrack plus OHV routes on the desert floor.

Cedar Breaks and Brian Head, seasonal

State Route 14 and the Parowan route into the high country are on the far side of town from Iron West, so tack on extra minutes crossing Cedar City before the climb.

Errands & drive times


Errands, measured from the cluster.

From the Iron West address cluster, daily errands run east along Highway 56 toward I-15, the Main Street grocery stores, and Providence Center. Times are measured from near 4500 West and 150 North; add a couple of minutes for streets on the far edge of the subdivision. Treat every figure here as an estimate and confirm door-to-door.

Farther out, the weekend map still works from here, it just starts a few minutes later than it would from the east bench: Brian Head is roughly 40 to 45 minutes north via Parowan, the Kolob Canyons gate of Zion is about 25 to 30 minutes south on I-15, and St. George is a little over an hour. Schools & education


Schools, by the facts.

Iron West is part of the Iron County School District. Iron Springs Elementary (grades K-5), at 235 North 4050 West, sits on the same side of town and is the closest named elementary, about a 3-minute drive from the cluster. Iron County School District is redrawing several elementary boundaries starting with the 2026-27 school year, so confirm the current elementary assignment for any specific address before you rely on it.

For middle and high school, Cedar City splits generally between the Cedar Middle and Cedar High zone and the Canyon View Middle and Canyon View High zone. I would not guess which zone serves a specific west-side address by proximity alone, and the district is also redrawing secondary boundaries for the 2027-28 school year. Confirm the current middle and high school assignment directly with Iron County School District before you write an offer. Southern Utah University is about ten minutes away across town.

One name, two builders


Why the plan book matters as much as the address.

It is worth saying plainly, because it changes how you should shop this subdivision: Iron West is not one builder's community with a single set of plans. Rose Bradley Homes has an active section off 4500 West, offering plans like the Carabella, the Elizabeth, and the Gemini. Separately, Alex Meisner Construction builds a section marketed as Meadows at Iron West, reached by continuing west on Highway 56 past the I-15 overpass and turning onto 4500 West, offering both spec homes and custom lots.

The two builders offer different floor plans, different standard finish levels, and sometimes different lot sizes, even though every home carries the same Iron West or Iron West Subdivision address. There is also an apartment community nearby that uses a similar name, so if you are searching online, confirm you are looking at for-sale detached homes and not a rental listing.

None of this makes Iron West harder to buy into, it just means the usual shortcut, averaging every "Iron West" listing into one number, does not work here. I would rather walk you through which builder, which phase, and which plan before we talk price.

  • Which builder built the home, and which specific plan it is.
  • The lot size and street, since sections vary within the same address cluster.
  • Construction status: finished, spec-in-progress, or still a lot.
  • Whether the listing is a detached home or the nearby townhome or apartment product, so we are comparing the right thing.

Notes from the west side.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking at Iron West.

  • One name, two builders. Rose Bradley Homes and Alex Meisner Construction both build under the Iron West name. Confirm which one built the home you are looking at before you compare it to another listing.

  • Highway 56 is the spine. Nearly every errand and your freeway access run through Highway 56, so I always check the actual turn out of the subdivision from the specific home, not just the map pin.

  • Don't confuse the products. A detached Iron West home, the nearby Iron Hawk Townhomes, and a same-named apartment community are three different things. I check the property type before I quote a price.

  • School zones are worth confirming twice. Iron County School District is redrawing elementary boundaries for 2026-27 and secondary boundaries for 2027-28, so what serves an address today may shift before your kids graduate.
