What a day out here looks like.

Magnolia Fields sits out on Cedar City's far west side, roughly three miles past the freeway where the lots open up and the streets are still new enough to smell like fresh asphalt. Mornings here are quiet in a way the downtown grid is not, with open sky, wide setbacks, and the Iron County farmland still visible past the last finished street.

The trade for that space is a short drive for the daily stops. Cedar City's Main Street corridor sits back east across town, and the freeway on-ramp is closer than downtown is. For a lot of buyers that is the right swap: a quieter address and a builder-fresh home in exchange for a few extra minutes on the drive in.

Because this is an active new-construction release, the neighborhood is still filling in. That means the practical questions matter as much as the floor plan: which lot, which phase, what is included, and when the home will actually be finished. That is the part I help you sort out before you write an offer.

The setting


A west-side address worth knowing by street.

Magnolia Fields runs along Olesia Street and Fern Street, out around 3900 West in the 84721 ZIP code, roughly three miles west of Interstate 15. Recorded plat records place the two namesake streets side by side, which is also why two of the builder's floor plans share their names with the roads.

Out here, the exact street and phase matter more than they would on a downtown block. The drive back to Main Street, the school-boundary check, and the freeway route can all shift by a few minutes depending on the lot and how far the current building phase has reached, so I confirm those address by address rather than for the neighborhood as a whole.

Magnolia Fields is a Premier Development community. The lineup is anchored by five named plans, the Fern, Olesia, Reese, Alisa, and Piper, with finished sizes running roughly 1,472 to 2,624 square feet, plus additional layouts the builder has introduced as the release has grown. You will find single-level designs and larger family plans, set on west-side lots.

The homes have generally included a solid spec: 2x6 exterior walls with an upgraded insulation package, quartz counters, 8-foot entry doors, an included refrigerator, upgraded lighting with ceiling fans, covered patios, and large backyards finished with block walls. Those are the headline inclusions on the builder's own plan sheet, but they can change by plan and by release, so I confirm the exact finish list for the specific home rather than treating any of it as a blanket promise.

With new construction, the plan sheet sells the dream and the contract sets the reality. I read both before you sign either.

One note worth keeping straight: two of the plan names double as street names out here, so "Fern" or "Olesia" can mean a floor plan or an address depending on the context. When we tour, I make sure we are comparing the right plan on the right lot.

Schools & education


Schools, by the facts.

Magnolia Fields is part of the Iron County School District. This far-west address sits outside the district's more established east-side elementary zones, and the district has been redrawing elementary boundaries as new construction fills in, so I do not guess at a specific elementary, middle, or high school assignment here. Use the district's official boundary lookup for the exact address, since it updates faster than any citywide guide can.

Boundaries can shift again as this side of town keeps building out, so confirm the current assignment for any home you are serious about directly with the district rather than assuming from a nearby property. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself, and Southern Utah University is about fifteen minutes east.

Who is actually building this street.

Premier Development is a Southern Utah builder, not an out-of-state production company. The company was founded in St. George in 1994, after its founder had already spent years building homes in California, and Magnolia Fields is one of several Iron and Washington County communities the builder has developed, alongside projects like Country Lane in Santa Clara, South Point in St. George, and Summerfield Estates in Washington.

That track record matters more on new construction than a plan sheet does. A builder with decades of Southern Utah projects behind it has a reputation to protect on warranty work, finish quality, and following through on a multi-phase release, and I check that history alongside the current listings before I recommend any specific home.

What it does not tell you is how this specific phase, this specific lot, or this specific contract will play out. Builder standards can vary release to release, so I still walk the plan, the lot, and the paperwork with you the same way I would on any other new-construction purchase.

No plan sheet tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend buying new construction out here.

  • The plan name might be a street. Two of the plan names double as street names out here, so I keep "the Fern plan" and "Fern Street" straight when we are comparing homes and addresses.

  • Included is not the same as standard. Quartz counters, the refrigerator, the block walls, the covered patio: real features, but I get them confirmed in writing for your specific home before we count on any one of them.

  • Check the school zone before the paint color. This side of town is still being assigned as it grows, so I confirm the district boundary before we get attached to a specific lot.

  • New-build prices move with the phase. As phases open and close, builder pricing and incentives shift, so I read the current release against live resale competition before we make an offer.
