A Cedar City community
Living in Mountain Vista.
A south-side Cedar City neighborhood on the 25 West to 56 West grid around 800 South, in the 84720 zip. Homes here generally face west toward Cedar Mountain, South Main Street retail and the Cross Hollow Road interchange at I-15 sit a short drive away, and the lot and the orientation tend to matter more than any marketing label.
I am Scott Buehler. I have been a Southern Utah resident for 20-plus years, and I am a licensed REALTOR and lender. This is the honest version of what Mountain Vista offers, what it costs, and what I would check before you buy or sell here.

Current listings
Homes for sale in Mountain Vista.
No active listings today. Mountain Vista is a compact south-side grid built out mostly in the mid-2010s, so only a small number of homes ever come up for sale at once. I'm Scott Buehler, and I keep an eye on the Iron County MLS every day for the south-side grid around 25 West to 56 West. Life on the south side
A smaller neighborhood with a clear west-facing line.
Mountain Vista sits on the 25 West to 56 West grid near 800 South, on the south side of Cedar City in the 84720 zip. It shares that general south-side corridor with neighborhoods like Trailside and Three Fountains, a few streets over on the east side of Main, but Mountain Vista itself sits west of Main on its own numbered grid.
Most homes here were built in the mid-2010s and generally face west, which is the detail that shapes the view and the afternoon sun more than any other single feature. The daily route runs through South Main Street, and the Cross Hollow Road interchange at I-15, Exit 57, sits a short drive from the neighborhood, so errands and the freeway both stay close.
Because the neighborhood is on the smaller side, one or two listings can make the active market look more expensive or thinner than it really is. Pull the live feed and read it home by home before you compare it to a citywide number.
South-side highlights
The south side has its own logic.
Four things shape this corner of town: the numbered grid that makes it easy to locate, the west-facing orientation that most homes share, a straight line to South Main and I-15, and a lot size that tends to run larger than a typical infill lot.
On the 25 W to 56 W grid
Homes sit on the numbered west-side grid near 800 South, which makes the neighborhood easy to place and easy to orient around once you know the pattern.
West-facing orientation
Most homes here face west toward Cedar Mountain, which shapes the view, the afternoon sun, and how the backyard sits relative to the street.
South Main and Exit 57, a short drive
South Main Street retail and the Cross Hollow Road interchange at I-15, Exit 57, sit a short drive from the neighborhood, which matters for errands and getting out of town.
Room to spread out on the lot
Lots here have carried extras like a detached office or outbuilding, mature trees, and a gas firepit. Lot size and layout vary house to house, so confirm what each one actually includes.
Homes & lots
Read the homes one at a time, not as one number.
Mountain Vista is a single-family neighborhood, and most of what is here reads as a mid-2010s build era. One recent example on the ground: a 3 bedroom, 2.5 bath west-facing home at roughly 1,717 square feet, with granite counters, an oversized backyard, mature trees, a detached office, a gas firepit, a living-room fireplace, and a second-story deck with a Cedar Mountain view. Features like that vary lot to lot, so confirm what each specific home includes rather than assuming from a neighbor.
On price, treat any single figure with caution. Recent subdivision-level data has put the Mountain Vista median in the high $500,000s, with roughly 75 days on market and around $213 a square foot, while that same 1,717 square-foot home listed closer to $360,000. That is a wide spread for one small neighborhood, and it is the reason a handful of listings can pull the average in either direction. Read the live feed for the current market rather than leaning on one number.
In a small neighborhood, a single high or low listing can pull the median in either direction, so I price from real south-side comps, not one number.
For buyers, the best comparison is not just Mountain Vista. It is nearby south-side property with a similar size, orientation, lot, and finish. I lean on recent sold comps and read each home on its own before I land on a number.
Trails & outdoors
The Iron Hills trail network sits on this end of town.
Mountain Vista's south-side position puts it closer to Cedar City's south-end trail system than to the northeast bench trails on the other side of town. Here is the honest tiering, from a short drive to a day trip.
Southview Trailhead (Iron Hills)
The BLM's Southview Trailhead, off Shurtz Canyon Drive on the south end of town, is the main gateway into the Iron Hills Trail System, with roughly 30 miles of built singletrack for mountain biking, hiking, and trail running.
The "C" Overlook Trailhead
Another Iron Hills access point on the south bench, the "C" Overlook Trailhead climbs to sweeping views over Cedar City and feeds several downhill flow trails for riders who want more elevation.
Coal Creek Trail, downtown
A short drive north on Main Street, the paved Coal Creek Trail follows the creek across the middle of Cedar City, a flat option for a walk or a ride that does not require the bench climb.
Cedar Breaks and Brian Head, seasonal
Farther out, State Route 14 climbs east into the high country toward Cedar Breaks National Monument, and Brian Head's ski runs sit beyond that, both a seasonal drive rather than a quick trip from the south side.
Trail details come from the BLM's Southview Trailhead and Iron Hills Trail System pages. The wider outdoor picture, Cedar Breaks and Brian Head included, is in the Cedar City guide.
Errands & drive times
The practical drive map starts with South Main.
Mountain Vista is a south-side location, so the daily map is not complicated. Times below are normal-conditions estimates measured from near 25 West and 800 South, close to the heart of the neighborhood; confirm door-to-door for the exact address you are considering.
| The errand | Where it happens | From Mountain Vista |
|---|---|---|
| Natural foods grocery | Natural Grocers, 893 S Main Street | ~5 min |
| Full grocery run | Smith's Food & Drug, 633 S Main Street | ~6 min |
| Second grocery option | Lin's Fresh Market, 150 N Main Street | ~9 min |
| Freeway on-ramp | Interstate 15 at Exit 57, Cross Hollow Road | ~6 min |
| Healthcare | Cedar City Hospital, 1303 N Main Street | ~10 min |
| Dinner downtown | Historic Main Street | ~8 min |
| Campus and games | Southern Utah University | ~8 min |
| Trail access | Southview Trailhead, Shurtz Canyon Drive | ~7 min |
| The view direction | Cedar Mountain, out the west side | The orientation most homes face |
Farther out, the south side puts the freeway close: Zion's Kolob Canyons entrance is roughly 25 minutes south on I-15, St. George is close to an hour south, and Brian Head's ski runs and Cedar Breaks are up Cedar Mountain to the east on a seasonal drive. The full day-trip map lives in the Cedar City guide.
Schools & education
Schools, by the facts.
Mountain Vista is in the Iron County School District. The nearest elementary is South Elementary, at 499 West 400 South, on the south-central side of town. Iron County is redrawing several elementary boundaries for the 2026-27 school year, and secondary boundaries change for 2027-28, so confirm the current elementary assignment for any specific address directly with the district rather than assuming from distance alone.
For middle and high school, this side of Cedar City generally falls in the Cedar Middle and Cedar High attendance zone, but the district is redrawing secondary boundaries for 2027-28, so treat that as a starting point, not a guarantee, and confirm the exact assignment with the district for any home you are serious about. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is a short cross-town drive away.
I cover the bigger education picture, including SUU, in the Cedar City guide.
Reading a small market
Why one listing can move the whole number.
Mountain Vista is a genuinely small neighborhood, and that changes how you should read any statistic tied to its name. Subdivision-level data has recently shown a median list price in the high $500,000s with about 75 days on market, based on a handful of active listings at any given time. Meanwhile, a real 3 bedroom, 2.5 bath home at roughly 1,717 square feet has listed closer to $360,000, well below that median.
That is not a contradiction. It is what happens in a small pool: a larger or newer home at the top of the range and a smaller or older home at the bottom can both be true at once, and the median sits somewhere between them without describing either one well. Days on market works the same way, since one slow-moving listing can drag the average up even while most homes move faster.
The practical takeaway is simple. Do not price a home, or judge whether the neighborhood is a fit, off a single headline number. Pull the live feed, look at size, orientation, lot, and finish home by home, and lean on recent south-side sold comps for anything close to a real answer.
What I check before I trust a neighborhood number
- How many active listings the median is actually built from, since a handful of homes can swing it hard.
- Whether it is a list-price median or a sold-price median, since the two tell different stories.
- Square footage, lot size, and condition on the actual comps, not just the headline dollar figure.
- How recent the comps are, since a small market can go stale fast between updates.
What locals know
Notes from the south-side grid.
No listing photo tells you this part. Mountain Vista is small enough that the wrong average can sound more confident than the market really is.
-
West-facing has tradeoffs. The Cedar Mountain view is real, and so is the afternoon sun. Ask how each home handles shade, the backyard, and the front-to-back orientation.
-
One listing can hijack the average. In a small neighborhood, a single high or low list price moves the median. Read the active feed home by home, not as one figure.
-
South Main is the spine. The errand map starts with South Main Street and the Exit 57 interchange. Test the actual route you will use most.
-
Use south-side comps. The better comparison may be another south-side home of similar size and orientation, not a citywide Cedar City number.

Selling in Mountain Vista
Value depends on size, finish, the west-facing orientation and view, lot usability, garage and storage, outbuildings, and the nearest recent south-side comparable sales.

It depends on current competition. A home can stand out when neighborhood inventory is thin, but pricing still needs to be grounded in recent south-side comps, not a single outlier listing.
Yes. The timing is a sequencing problem. I can help map the sale, the search, and the financing while taking one role only on a purchase.
