Life in the hills
Acreage living with the land in the foreground
In shortIts first homes went up around 2004, more than ten years after the first homes in the wider Cross Hollow Hills area. Lots run about 2 to 3 acres and are wooded in native pinyon and juniper. The freeway is minutes off the hill, and the land counts as much as the house.
Northridge is not a tight city-grid subdivision, and that is the whole appeal. It sits in the Cross Hollow Hills in unincorporated Iron County, southwest of Cedar City above West View Drive. The streets you will hear named are West View, Panorama, and Canyon. Pull off the freeway, climb a couple of minutes, and the lots open up.
The land comes first. Lots here run roughly 2 acres and up, on hillsides wooded in native pinyon pine and juniper. A morning starts with a lot more space and quiet than you get down on the grid. That space changes how I show a property. Driveway grade, usable acreage, utilities, drainage, the trees, and how the slope handles a January storm all matter right alongside the kitchen.
Being stranded from town is a common worry, and it does not really hold up here. The I-15 south interchange at Exit 57 is only minutes off the hill, with the Providence Center shopping area right at the base. I still map the exact driveway for every buyer, because on hillside roads the drive can change from lot to lot.
Acreage highlights
Up here, the lot is the biggest choice you make
I look at Northridge as an acreage listing first and a house second. The home matters, but the ground under it explains most of the value.
Pinyon and juniper setting
These are wooded hillside lots with native pinyon pine and juniper, not flat in-town parcels. The trees and the slope are part of what you are buying.
About 2 to 3 acres per lot
Lots run roughly 2 to 3 acres, and the building lots that come up for sale are generally near the 2-acre end. Either way, there is plenty of elbow room.
Established since the early 90s
The first homes here went up around 2004. That makes Northridge established acreage with mature landscaping, not raw ground for new homes.
Cross Hollow Road at the base
Cross Hollow Road and the I-15 Exit 57 interchange sit at the bottom of the hill, with the Providence Center retail area just past it. I map each route from the actual driveway, since the way down changes from street to street.
About the facts in the bar at the top of this page. Sources: the recorded plat, parcel data, and the Iron County MLS. Homes and building lots sell in two very different ranges, so I separate them before quoting a number. Figures change, so check them with me before you rely on them. Citywide data lives on the Cedar City guide.

The homes and the land
Homes & pricing and Land checks
Homes & pricing
Finished homes and building lots are priced apart
Northridge is hillside acreage with native pinyon and juniper. The first homes here came around 2004. All told it has roughly 70 homes across 90 lots, so it is a small community that is mostly built, not a fast-growing new development.
This is where online estimates trip up. Finished homes and vacant building lots are listed side by side, and they sell in completely different ranges. Recent home sales have generally landed from the high $900,000s into the low $1.2 millions. The roughly 2-acre building lots have sold in the $150,000s to $170,000s. Average a home and a lot together and you get a misleading middle number that describes nothing actually for sale.
I quote it in two pieces. If you are buying, I separate the land from the finished homes before we talk price. If you are selling, I list the usable acreage, views, driveway, utilities, outbuildings, trees, and the home's condition. Then I weigh your home against the most relevant Cross Hollow Hills sales, not the blended average.
On an acreage hill, the sale that matters is the one with the same kind of land, not just the same square footage.
Land checks
The acreage checklist belongs before the offer
A Northridge showing is not just the kitchen and the view. With acreage, the property file does as much to set value as the house. Before anyone writes an offer, I pull that file and test it.
Water service
Cedar Valley Water Conservancy (formerly the Central Iron County Water Conservancy District), the local water supplier, serves the hill through two tanks. I check meter status and the service details for the exact parcel instead of assuming.
Septic and utilities
Acreage parcels need septic and utility status settled early, before financing, the inspection, and the talk about value go too far.
Driveway, grade, and snow
I test the approach, the driveway, the drainage, the sun exposure, and how the slope sheds snow. Only then do I count on the land working for the way you live.
Usable acreage and the recorded documents
Two lots with the same acreage can be very different. Weigh the slope, the trees, the access, and easements (rights others have to use part of the lot). Then read the recorded documents that govern how a parcel can be used.

Daily life
Errands & drive times and Schools & education
Errands & drive times
Errands, measured from the address
Northridge is closer to town than you might expect for acreage, but the exact time depends on the route. Times are estimated, measured from near West View Drive down to the I-15 Exit 57 interchange and on into town. From the upper streets, add a couple of minutes. Check the drive from your exact address before you count on these times.

Farther out, the drive south starts on the freeway, not in town traffic, because the south interchange is so close. Brian Head's ski runs are about 45 minutes away, St. George about 50, and Zion roughly an hour. The full day-trip map lives in the Cedar City guide.
Schools & education
Schools, checked by address
Northridge is served by the Iron County School District. It is hillside acreage on the southwest edge of town. The elementary, middle, and high school that serve a lot can depend on exactly where it sits, and the district changes boundaries over time. I check the current assignment for any specific address directly with the district before you rely on it, instead of guessing from the house next door.
I keep school language factual and let you do the judging. The district boundary tools and the third-party pages below are good places to start, and the address is what settles it. Southern Utah University is about twelve minutes down the hill, for the college side.
I cover the bigger education picture, including SUU, in the Cedar City guide.
What locals know
The details I would slow down and check
No listing photo shows you this. After more than 20 years living in Southern Utah, here is what I would tell a friend before they fall for the view.
Do not trust one blended price
When homes and bare lots are both listed, the middle figure describes nothing on the market. I separate them before quoting you a number.
The driveway is part of the property
Grade, sun exposure, drainage, and how the driveway handles snow can matter as much as the bedroom count on a hillside acre.
Check the utilities first
Water service, septic records, easements, and the recorded documents belong in the file before any buyer relies on what the listing says.
Acreage sales are hard to compare
Usable ground, trees, views, outbuildings, access, and how the home is finished can quickly set two similar-size parcels apart. The right sale to compare against has the same kind of land.

Buying in Northridge
Northridge sits in the Cross Hollow Hills, in unincorporated Iron County southwest of Cedar City above West View Drive. You will find it along West View Drive, Panorama Drive, and Canyon Drive, with the I-15 south interchange at Exit 57 a few minutes away by road.
Northridge is an acreage community of custom homes and vacant lots on roughly 2-acre pinyon and juniper hillside parcels. It is part of the wider Cross Hollow Hills area, platted (mapped and recorded) in 1990 with the first homes going up around 1992. It is established land, not raw ground for new homes.
Northridge sits inside the Cross Hollow Hills area, but I treat it as its own subdivision. When I pull listings, parcel details, and sales of similar homes, I keep its numbers apart from other streets.
Homes and lots sell in two separate ranges, so I quote the price in two pieces. Finished homes here have generally sold from the high $900,000s into the low $1.2 millions. Roughly 2-acre building lots have run in the $150,000s to $170,000s. Treat those as starting points and check them against the live listings, because one average of both mixes the two and misleads.

Selling in Northridge
I would check parcel size, usable acreage, water service, septic, utilities, and easements. I would also check driveway grade, winter access, the recorded documents, school assignment, and whether the listing is a finished home or a vacant lot.
Yes. When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Cedar City listings and on this Northridge page, where buyers are already looking. If you are thinking about selling, I would be glad to talk it through with you.
I start with live MLS sales of similar homes, then separate finished homes from lots. I adjust for usable acreage, views, trees, driveway, utilities, outbuildings, access, condition, and whatever else is for sale in the Cross Hollow Hills right now.
Yes, but on a single purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward.
