A Cedar City community

Living in Northwood.

An established neighborhood on Cedar City's west side, in the recorded Northwood Subdivision along 1400 West to 1600 West. Homes here range from smaller, older single-family houses to larger, updated ones on the same streets, with Main Street, the 200 North corridor, and Coal Creek Trail's Bicentennial Park trailhead all a short drive away.

I am Scott Buehler, a Southern Utah resident of 20-plus years and a licensed REALTOR and lender. This is the honest version of what Northwood offers, what shapes its prices, and what I would check before you buy or sell here.

Current listings

Homes for sale in Northwood.

No active listings today. Northwood is a small, settled subdivision on the west side, and homes here do not turn over often, so a quiet stretch like this is typical. The moment something new lists inside Units 1 or 2, it will show up here. Prefer to hunt on your own? Open the map search or start from the homepage.

Buying here

Be first in line when one lists.

Northwood spans just a few blocks between 1400 and 1600 West, small enough that I can vouch for every address in my morning Iron County MLS read. Want to be near North Elementary or the Bicentennial Park trailhead? Say so, and the next recorded-plat listing here reaches you ahead of the portal crowd.

Life in Northwood

An established west-side grid, not the near-north side.

Northwood is a recorded subdivision, platted in two units, on Cedar City's west side. It runs along 1400 West and 1500 West, roughly between 100 North and 600 North, a few blocks off the 200 North corridor. That puts it in the same general area as the city's Old Field Industrial land to the west and the Foothill Townhomes nearby, not on the near-north bench where Southern Utah University sits.

Daily life here runs through the west side of town. Main Street and the 200 North corridor are a short drive, and the paved Coal Creek Trail's western trailhead at Bicentennial Park is close by on the same side of the grid. I map the exact route from any specific Northwood address before I promise a walk or a bike ride, because a few blocks changes the picture.

The homes themselves are the story more than any single build year. Northwood mixes smaller, older single-family houses with larger, more recently updated ones on the same streets, so I do not price a home here off a loose neighborhood average. I start with the parcel, the street, the condition, and the recorded subdivision field on live MLS, and that is the read I will walk you through.

West-side highlights

What actually sets this pocket apart.

Four things define Northwood in practice: it is a genuinely recorded plat rather than a marketing label, it sits close to a neighborhood elementary school, it has real trail access nearby, and it mixes home sizes and eras on the same streets.

A recorded plat, Units 1 and 2

Northwood is filed with Cedar City as an actual subdivision plat, not just a real estate marketing name, which is part of why I confirm the recorded subdivision field on any listing before I call it Northwood.

North Elementary nearby

North Elementary sits at 550 West 200 North, within the same west-side grid as Northwood. School zone boundaries are changing districtwide for the 2026-27 year, so I confirm the current assignment for any address before promising it.

Coal Creek Trail's west end

Bicentennial Park, at 660 West 1045 North, is the paved Coal Creek Trail's western trailhead and sits on the same side of Cedar City. It is a genuine nearby option, not a citywide amenity you have to drive across town for.

A mixed housing stock

Recent Northwood-area listings have ranged from smaller homes under 1,100 square feet to larger updated homes over 3,000 square feet with a basement or accessory unit, all on the same few blocks.

Homes and lots

Read the block before you read the price.

Northwood does not have one housing profile, it has several, side by side. Some homes are smaller, older single-family houses in the 1,000 to 1,800 square foot range. Others on the same blocks are larger ranch-style homes with a finished basement or a separate rentable unit, well over 3,000 square feet total. That spread is the single most important thing to understand before comparing any two Northwood listings.

Recent activity on Northwood's streets illustrates the range: a smaller two-bedroom home has listed in the high $200,000s, while a larger five-bedroom home with a basement and an accessory unit has listed near $600,000. Most of what I see falls between those two, and I would rather pull live MLS comps split by size and condition than hand you one number for the whole area.

For buyers, this means reading each home on its own terms rather than trusting the neighborhood name to set expectations. For sellers, the value story is usually square footage, updates, garage, and whether the home has a basement or accessory space, measured against the right slice of Northwood, not the whole west side.

Location West side Cedar City, 1400-1600 W
Recorded plat Northwood Subdivision, Units 1-2
Homes Single-family, mixed size and vintage
Smaller homes Roughly 1,000-1,800 sqft
Larger homes 3,000+ sqft with basement/ADU
Recent sale range High $200,000s to upper $500,000s

Trails & outdoors

The west end of a citywide trail.

Northwood's real outdoor advantage is proximity to the western end of the paved Coal Creek Trail. From there, the rest of Cedar City's trail network and parks are a short drive. Here is the honest tiering, from closest to farthest.

Coal Creek Trail at Bicentennial Park

The paved trail's western trailhead starts at Bicentennial Park, 660 West 1045 North. From Northwood it is a short drive, and the path runs east through the city's ball fields and parks toward Cedar Canyon.

Downtown parks and Main Street

Following Coal Creek Trail east leads past Rotary Centennial Veterans Park and toward downtown, putting Northwood within a short drive of the city's core park corridor.

Iron Hills Trail System, ~10 min

Crossing town to the south and east bench adds the Iron Hills dirt-singletrack system, including the climb to the white "C," for a longer outing beyond the flat valley streets.

Three Peaks Recreation Area, ~20 min

Northwest of town, the BLM's Three Peaks area opens up mountain-bike singletrack, OHV trails, and bouldering out on the desert floor for a full day trip.

Farther out, State Route 14 climbs east into the high country toward Cedar Breaks National Monument, and Brian Head's ski runs are a seasonal weekend drive north via Parowan. The full day-trip map lives in the Cedar City guide.

Trail details come from Cedar City's official Coal Creek Trail page and park listings. I map the exact route from your specific address before calling anything walkable.

Errands & drive times

Errands, measured from the west side.

Northwood's location on 1400-1500 West puts most errands within single-digit minutes. Times below are measured from near the intersection of 200 North and 1500 West; confirm door-to-door from the exact address before relying on them.

Common errands from Northwood with approximate drive times

Farther out, Cedar City Regional Airport is about 10 minutes via SR-56, and St. George is roughly an hour south on I-15. The full day-trip map lives in the Cedar City guide.

Schools & education

Schools, with boundaries in motion.

Northwood is part of the Iron County School District. North Elementary sits at 550 West 200 North, within the same west-side grid as Northwood, and is the elementary I would expect to serve much of this area today. Cedar City splits between the Cedar Middle/Cedar High zone and the Canyon View Middle/Canyon View High zone roughly south/central versus north, and I have not been able to confirm which secondary zone covers Northwood specifically, so I check that by address rather than guess from the map.

The district is also actively redrawing boundaries: six elementary zones, including North Elementary, are changing for the 2026-27 school year, and both middle and both high schools change zones for 2027-28. Confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.

I cover the bigger education picture, including SUU, in the Cedar City guide.

Reading the Northwood plat

A recorded plat is worth more than a listing label.

Northwood is filed with Cedar City as an actual recorded plat, Northwood Subdivision Units 1 and 2, sitting in the section of the west side that also holds the Old Field Industrial land and the Foothill Townhomes. That is worth saying plainly, because plenty of Cedar City neighborhood names circulate informally on listing sites without ever being a recorded plat. Northwood is the real thing, which means the boundary is a legal one, not just a marketing convenience.

That also means the safest way to confirm a listing is truly Northwood is the recorded subdivision field on the parcel, not the street address alone, since the west side grid runs block after block of similar-looking homes across several distinct plats. I pull that field before I ever compare two homes as if they were the same neighborhood.

Because Northwood mixes older, smaller homes with larger, updated ones on the same blocks, the plat boundary matters more here than the build year. A buyer or seller who treats every home on these streets as interchangeable will misprice it. A buyer or seller who reads the parcel first gets the honest picture.

What I check before I call a listing true Northwood

  • The recorded subdivision field on the parcel and the MLS record, not just the street name.
  • Whether the home is on the older, smaller side of the size range or the larger, updated side, since both share these blocks.
  • The current North Elementary boundary for the address, given the 2026-27 elementary boundary changes underway districtwide.
  • Basement, accessory unit, or rental potential, since some of the larger Northwood-area homes carry a separate rentable space.

Sources: Cedar City's subdivision plat records and the local MLS. Confirm any specific parcel with the Iron County Recorder before you rely on it.

What locals know

The details I would slow down and check.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend buying in Northwood.

  • This is the west side, not the SUU side. Northwood sits along 1400 to 1600 West, several blocks from the university and downtown bench. I confirm that with any buyer expecting a campus walk.

  • Size and age vary block to block. A smaller, older home and a larger, updated home can sit a few doors apart here, so I compare like with like rather than trust one average.

  • Confirm the recorded plat. The strongest proof a listing is true Northwood is the subdivision field on the parcel, not the street it happens to share with a neighboring plat.

  • Bicentennial Park is the quiet perk. A short drive puts you at Coal Creek Trail's western trailhead, which is not something every west-side pocket in Cedar City can say.

Buy or sell here

The buyer side and the seller side.

Buying in Northwood

Northwood is on Cedar City's west side, in the grid roughly along 1400 West to 1600 West between about 100 North and 600 North. It is a recorded subdivision, Northwood Units 1 and 2, and it sits a few minutes from Main Street and from the 200 North corridor, not on the near-north SUU side of town. I always confirm the exact plat and address before treating any listing as true Northwood inventory.

Northwood is an established, single-family west-side pocket with a mix of smaller starter homes and larger updated homes on the same streets, so size and condition vary block to block. It is a settled neighborhood rather than a new subdivision. Confirm square footage, lot size, build year, and the recorded subdivision field against live MLS for any home you are serious about.

Yes. Bicentennial Park, at 660 West 1045 North, is the western trailhead for the paved Coal Creek Trail and sits close to Northwood on the same west side of town. From that trailhead the path runs east through Cedar City's ball fields and parks toward Cedar Canyon. I still map the exact route from the specific address before calling it walkable.

Because Northwood mixes smaller older homes with larger updated ones, recent listings on its streets have ranged from roughly the high $200,000s for a smaller unimproved home up past $600,000 for a larger updated property with a basement or accessory unit. That is a wide frame, not a promise, so I would rather pull live MLS comps and confirm the recorded subdivision field with you than quote a number that misses your specific street.

List with me and your home is featured across MovingUtah, on this page, on the Cedar City hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.

I separate true Northwood sales from the broader west-side results, then adjust for lot size, square footage, condition, updates, garage, and any basement or accessory space, plus the route to Main Street, 200 North, and I-15. The recorded plat and the parcel are where I start, not a citywide average.
