Life on the hill

A west-side hillside address with town still close

In shortOne-story ramblers and two-story homes share these streets with finished homes, active phases, and open lots. Old Sorrel Heights is the phase built highest on the slope.

Old Sorrel Ranch is a tucked-away area on the hillside on Cedar City's west side. From I-15 Exit 59, head west on Highway 56, then turn south toward Westview Drive. Bladen Street, Foundation Trail, and May Drive run through the community, and the builder is still opening new phases on the slope above.

The hill sets the pace of the day up here. D.R. Horton sells the community on its sunset views and how close it is to town, and the miles back that up. I-15 and Cedar City Regional Airport are each roughly 2.5 miles away. Southern Utah University is around 3 miles, and the Cedar City Utah Temple is about 1.5. What you give up are the big, mature trees of the older neighborhoods. What you get is height on the hill and a brand-new home.

I treat the whole community as an active build. D.R. Horton phases, the Old Sorrel Heights phase, finished homes, and vacant lots all come up in the same conversation. Each one gets priced its own way, and checked its own way, before you buy.

Hillside highlights

What makes the west side its own place

Six things set this end of town apart. It is a working D.R. Horton master plan, and every home comes wired as a smart home. SUU, the temple, and a freeway ramp built for the west side are all close. New phases are still opening, with Old Sorrel Heights built highest on the slope.

A working D.R. Horton master plan

Old Sorrel Ranch is a 2020s D.R. Horton community still releasing phases, with rambler and two-story plans on the same streets.

Mud rooms and smart-home wiring, standard

Every plan comes with a mud room, smart-home systems, and an unfinished basement. They are standard, not upgrades.

SUU and the temple, minutes away

Southern Utah University is about 3 miles away and the Cedar City Utah Temple about 1.5, both a short hop down the hill.

A west-side freeway on-ramp, ~7 min

I-15 Exit 59 at Highway 56 is about 2.5 miles out. It is the on-ramp that serves this side of town, not the north or south interchange.

A phase map still being written

New sections open in small batches. Which streets are finished, under construction, or only platted (mapped on paper but not built yet) changes from month to month.

Old Sorrel Heights, the top of the hill

Old Sorrel Heights is the phase built highest on the hill, above the rest of the community.

About the facts in the bar at the top of this page. These figures come from D.R. Horton's community pages and the live MLS. The mix runs from finished homes to vacant lots across several phases, so I confirm the phase and the kind of property before I lean on any price. Citywide data is on the Cedar City guide.

The homes and the land

Homes & lots and Trails & outdoors

Homes & lots

Finished homes and lots need separate math

Old Sorrel Ranch is 2020s new construction, so most of what you tour is D.R. Horton inventory, meaning homes the builder is selling right now. Plans run to roughly 3,146 square feet or more, with 3 to 5 bedrooms, 2 to 2.5 baths, and 2- to 3-car garages. Every one comes with a mud room, smart-home wiring, and an unfinished basement. Single-family lots start around a quarter acre. A separate line of Old Sorrel Townhomes sits at a lower price in the same master plan.

On the single-family side, the builder's released prices have run from roughly the high $400,000s into the low $600,000s, depending on plan, size, and lot. The townhomes have generally started in the $300,000s. Old Sorrel Heights is a later phase on the same hillside. New sections come out on their own schedule, so one blended number lumps a starter plan in with a big two-story and raw ground. That is why I never lead with one figure. I pull live MLS listings and the builder's current prices before I quote anything.

If you are buying, I compare each listing on its plan, its lot, how high it sits on the hill, the basement, and how close it is to done. I also weigh what is included and any builder incentive (a deal the builder is offering). If you are selling, I split finished homes from lots. Then I weigh yours against what the current phase has for sale before we set a price.

Out here the phase and the lot move the price as much as the floor plan does.
Builder D.R. Horton, 2020s phases
Home styles Ramblers and two-story
Home size From about 3,146 sqft
Home price range High $400Ks to low $600Ks

Trails & outdoors

From the hillside to the high country

Old Sorrel Ranch does not have its own trailhead the way some Cedar City neighborhoods do. From the west side, though, the city's trails and the wider outdoors are a short drive away. Here is the honest list, from close by to a day trip.

Coal Creek Trail, in town

Cedar City's paved Coal Creek Trail follows the creek across town. A short drive east and off the hill, it is the easiest paved walk or ride around.

Three Peaks Recreation Area, ~15 min

Three Peaks, on Bureau of Land Management (BLM) land, is the closest big outdoor spot from the west side. It has more than twenty-five miles of mountain-bike singletrack (narrow dirt trail), OHV (off-highway vehicle) trails, and desert bouldering (climbing big rocks without ropes).

Iron Hills and the white "C," ~10 min

The Iron Hills Trail System sits in the hills on the south side of town and links to the hike to the white "C" on the hills southeast of town. It is a short drive across the valley from here.

Cedar Breaks and Brian Head, seasonal day trip

State Route 14 and the Parowan road to Brian Head both start on the far side of town. So this hillside trades a trail in the neighborhood for a quieter street and a longer drive to the high country.

Trail details come from Cedar City's trail pages and the BLM. The wider outdoor picture, including Cedar Breaks and Brian Head, is in the Cedar City guide.

Schools & education

Schools, by the facts

Old Sorrel Ranch is part of the Iron County School District. The builder's own listings for the community point to Iron Springs Elementary (grades K-5) on the west side of town as the elementary school. For middle and high school, Cedar City splits students between the Cedar and Canyon View zones. This part of the west side does not fall cleanly into either one, so I do not name a middle or high school here. Check it with the district by address.

The district is also changing which schools serve which streets. Six elementary zones shift for the 2026-27 school year, and both middle and high school boundaries shift for 2027-28. Before anyone writes an offer, confirm the elementary, middle, and high school for that exact home with the district. GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about three miles back toward town.

I cover the bigger education picture, including SUU, in the Cedar City guide.

The Old Sorrel name

The horse behind the name

The community's name is not a marketing invention. In January 1898, a group of Cedar City men set out for a sawmill on the mountain. They needed lumber for the college that would become Southern Utah University. A record snowstorm buried the road in drifts up to fifteen feet deep. The men walked an old sorrel horse at the front, and it pushed into the snow again and again until the drifts gave way. They made it home alive, and the college was finished that September. SUU still honors the horse with a bronze Old Sorrel statue near the America First Event Center, where you can see it from the football field.

This hillside sits a few miles from that campus and its statue, which is why the builder borrowed the name for a community on Cedar City's west side. It is a small piece of local history worth knowing before you tell people where you live.

Old Sorrel history sourced from Southern Utah University's own account of its 1898 founding. This is general background, not a property disclosure for any specific listing; confirm current phase and ownership details for any Old Sorrel Heights home directly with me.

What locals know

The details I would slow down and check

No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend looking at Old Sorrel Ranch.

Separate homes from lots

A single community median (the middle price) lumps finished homes in with vacant lots, so it is never a clean home price. I price the two separately every time.

Phase position matters

A higher lot on the hill, the basement setup, and the completion stage can swing value between two homes on the same street.

Standard features still vary by plan

Mud rooms, smart-home wiring, unfinished basements, and a main bedroom on the first floor are common here. Still, check the spec sheet (the builder's list of what comes with the home) for the exact plan you like, not the model home.

Straight answers for Old Sorrel Ranch decisions

Buying in Old Sorrel Ranch

Old Sorrel Ranch is a tucked-away hillside area on Cedar City's west side. From I-15 Exit 59, head west on Highway 56 (200 North), then south on Westview Drive. Bladen Street, Foundation Trail, and May Drive run through the community. It sits roughly 2.5 miles from I-15, 3 miles from Southern Utah University, and 1.5 miles from the Cedar City Utah Temple.

It is a 2020s D.R. Horton master-planned community of one-story ramblers and two-story homes. Every home comes with a mud room, smart-home wiring, and an unfinished basement as standard. Old Sorrel Heights is a later phase, built highest on the slope.

D.R. Horton's own released pricing for the community has run from roughly the high $400,000s to the low $600,000s. Plan, square footage, and lot all move the price. Single-family lots run a quarter acre and up, and a separate line of Old Sorrel Townhomes is priced lower. New phases come out on their own schedule, so I always pull live MLS listings and the builder's current prices before I quote a number.

Out here, the phase and the exact lot drive almost everything. Before we compare a listing to anything else, I confirm its phase, where the lot sits, and whether the basement is finished. I also confirm what is included, when it will be done, and the school assignment. Then I check what the builder has for sale right now, and whether the listing is a finished home or a vacant lot.

Selling in Old Sorrel Ranch

When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Cedar City listings and on this Old Sorrel Ranch page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.

I start with live MLS listings and separate finished homes from lots. Then I adjust for the phase, the plan, where the lot sits, the basement, upgrades, and how close the home is to done. I also look at how many builder homes are competing at that moment. It is hands-on pricing, not an automated guess.
