A Cedar City community

Living in Pinewood.

An established residential pocket on Cedar City's southwest side, centered on Pinecone Drive a short drive off the Exit 57 interchange. This is an older, settled corner of town rather than a new builder release, with Park Discovery, groceries, and Interstate 15 all a few minutes away.

I am Scott Buehler. I have been a Southern Utah resident for 20-plus years and I am a licensed REALTOR and lender. This page is the honest version of what this pocket offers, what I could verify about it, and the few things I would confirm before you buy or sell here.

Current listings

Homes for sale in Pinewood.

No active listings today. Because Pinewood is an informal name for the streets around Pinecone Drive, its market is a home or two at a time at best. Fresh MLS activity for these streets feeds this page directly. Prefer to hunt on your own? Open the map search or start from the homepage.

Buying here

Be first in line when one lists.

Pinewood is a nickname more than a plat, so matching a listing to it takes a human check of the subdivision field, which I do on every Pinecone Drive area entry in the Iron County MLS. Ask me for something near Park Discovery or Exit 57 and you will get a verified match, not a guess.

Life on Pinecone

A southwest-side address, settled in place.

Pinewood is the working name locals use for the residential pocket built up around Pinecone Drive on Cedar City's southwest side, roughly a mile from downtown. It is an established area rather than a new subdivision, and the housing stock reflects that: mostly single-family homes, with some attached and rental units mixed in on the same corridor.

The daily map is straightforward. Full grocery and big-box shopping cluster a few minutes away at the Exit 57 interchange, Park Discovery is a short drive over on Royal Hunte Drive, and Interstate 15 itself is roughly ten minutes from the driveway. Downtown Main Street and Southern Utah University are an easy cross-town trip.

One honest note up front: I could not confirm a single, official recorded subdivision plat called "Pinewood" covering this exact pocket. Cedar City's own records reference a separate, smaller Pinewood Estates plat elsewhere in town. So I treat "Pinewood" here as shorthand for the Pinecone Drive area, and I confirm the actual subdivision field and recorded boundary before I pull comparable sales on any specific home.

Pinecone Drive

Where it sits, and what I confirm by address.

Pinecone Drive is the spine of the area, and the setting is easy to describe honestly. The name and the exact boundary are the parts I pin down per home before we compare sales.

On the southwest side

Pinecone Drive runs through the 84720 southwest side, roughly a mile from downtown and reached off the Exit 57 corner near Royal Hunte Drive.

Errands at the bottom

Full grocery, fuel, and big-box shopping cluster a few minutes away at the Exit 57 interchange, so an established area does not mean a long drive for the basics.

A working name, not a single plat

"Pinewood" is how the area gets talked about, but Cedar City also records a separate, smaller Pinewood Estates plat elsewhere in town. I confirm the recorded subdivision field before I price a home.

Residential through and through

This is a quiet residential pocket, so the shops and services live down at the interchange. The errands table below has the practical drive times.

Homes and lots

A small, mixed pocket rather than one uniform tract.

Pinewood is a modest area by inventory, and that is the first thing to understand about it. Most of what is here is single-family homes, but the corridor also carries some attached and rental units, so two addresses a block apart can be genuinely different products. I separate those before I read a single comp.

Build era, lot size, and condition vary house to house rather than following one master plan, which is typical of an established, informally-named pocket rather than a single platted subdivision. I check the year built, the lot, and the condition on the specific home rather than assuming for the whole area.

Because so few comparable single-family sales happen here in a given year, one or two transactions can swing the picture. I pull current, truly comparable sales from the live MLS before I put a number on any specific address, and I would treat any single average for this pocket with caution.

Home type Mostly single-family, some attached
Build era Varies by street and lot
Location Pinecone Drive, southwest Cedar City
Setting Established residential streets
Sales volume Low, so comps need care
Freeway ~10 min to I-15, Exit 57

Nearby park

Park Discovery is the outdoor anchor.

Park Discovery is the named city park a short drive over on Royal Hunte Drive, a themed destination playground rather than a small pocket park. I keep it as nearby context that adds to the area, not as something inside the Pinecone Drive streets themselves.

A short drive away

Park Discovery sits at 2077 W Royal Hunte Drive, reached off the same Exit 57 corner, with themed play structures, a tot lot, and a climbing wall.

Built in 2001, renewed since

The park was originally built in 2001, and a major renovation began in December 2024, so confirm the current amenities when you visit.

By the schools

The park sits behind the Iron County School District office and next to Cedar Middle School, both on Royal Hunte Drive, so it anchors a familiar stretch of the southwest side.

The wider outdoors

For Coal Creek Trail, the Iron Hills, and the Brian Head and Cedar Breaks high country, the full outdoor map lives on the Cedar City guide.

Errands & drive times

Errands, measured in minutes.

Here is the practical answer to "how far is everything." The short version: full grocery and the daily stops sit a few minutes down at the Exit 57 interchange, and the rest of town is about ten minutes. Times are measured from near Pinecone Drive; I still map the exact home, because a few blocks on the southwest side changes the route.

Common errands from Pinewood with approximate drive times
The errand Where it happens From the neighborhood
Full grocery run Lin's Fresh Market, 150 N Main Street ~7 min
Second grocery option Smith's Food & Drug, 633 S Main Street ~5 min
Big-box and hardware Walmart Supercenter and The Home Depot, Providence Center ~6 min
Nearby park Park Discovery, Royal Hunte Drive ~5 min
Freeway access Interstate 15, Exit 57 ~8 min
Campus and games Southern Utah University ~9 min
Dinner downtown Historic Main Street ~9 min
Healthcare Cedar City Hospital, 1303 N Main Street ~12 min
Flights Cedar City Regional Airport (CDC) ~11 min

Farther out, this side of town sits close to the freeway on-ramp, so the weekend map opens fast: St. George is roughly 50 minutes south, the Kolob Canyons entrance of Zion is about 25 minutes south, and Brian Head's ski runs are about 40 minutes via Parowan. The full day-trip map lives in the Cedar City guide.

Schools & education

Schools, by the facts.

Pinewood is part of the Iron County School District, whose district office sits on Royal Hunte Drive alongside Cedar Middle School (grades 6-8). Cedar City generally splits between the Cedar and Canyon View attendance zones, and this southwest side has historically fallen on the Cedar Middle and Cedar High side of that split.

The district is redrawing secondary boundaries for the 2027-28 school year, and elementary boundaries are shifting for 2026-27 with a new East Elementary opening, so I confirm the current assignment for any home you are serious about directly with the district by address rather than guessing from a map. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about nine minutes away.

I cover the bigger education picture, including SUU, in the Cedar City guide.

The Pinewood name

Why I treat the name as a starting point, not a boundary.

Here is something worth saying plainly rather than papering over. When I dug into the public record for this page, I could not confirm one single, official recorded subdivision plat named "Pinewood" that matches the Pinecone Drive area the way this page describes it. What I did find is a separate, smaller Pinewood Estates plat recorded elsewhere in Cedar City, a different piece of ground entirely.

That does not mean the area does not exist or is not worth a page. It means "Pinewood" functions here the way a lot of local names do in an older Utah town: as a working shorthand for a recognizable pocket of streets, used by longtime residents and sometimes by listings, without a single plat map that draws a tidy line around it. For a buyer or seller, the practical upshot is the same either way: comparable sales need to come from the actual streets involved, not from every listing that happens to use a similar name.

So before I ever price a home here, I confirm the parcel's actual recorded subdivision in the county record and the MLS, then I pull sales from that specific street and its immediate neighbors. That is slower than trusting a neighborhood label, and it is the only way the number ends up being honest.

What I check before I call a Pinewood home comparable

  • The recorded subdivision field on the parcel itself, not just the listing's marketing name.
  • Whether a comparable sale is truly on this same corridor, not just somewhere in southwest Cedar City.
  • Whether the property is a single-family home or an attached unit, since this corridor carries both.
  • Condition and age, since this is an established area where systems and updates vary widely house to house.

What locals know

Notes from the southwest side.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking around Pinecone Drive.

  • The name is worth a field check. "Pinewood" is a working label for this pocket, not one recorded plat, so I confirm the actual subdivision field before pulling comps.

  • One sale is not the market. So few comparable homes trade here in a year that a single listing can skew the picture, so I weigh several southwest-side sales before I put a value on a home.

  • Property type matters here. Single-family homes and attached units share this corridor, and they do not trade the same way, so it is worth confirming which one you are actually comparing.

  • Older home, check the systems. On houses with some age on them, the roof, furnace, and electrical matter as much as the finishes, so a thorough inspection earns its cost here.

The buyer side and the seller side.

Buying in Pinewood

Pinewood centers on Pinecone Drive on Cedar City's southwest side, roughly a mile from downtown and reached off the Exit 57 interchange near Royal Hunte Drive. It is an established residential pocket rather than a new builder release. I confirm the exact recorded boundary and street set against the MLS subdivision field for any specific home, since older listings have used more than one version of the name.

Established single-family homes on Pinecone Drive and the streets around it, mixed in with some attached and rental units on the same corridor. Lot size, age, and condition vary block to block, so I check the specifics on the actual home rather than assuming for the whole pocket.

Treat it as a working name for the area around Pinecone Drive rather than one single recorded plat. Cedar City's records also show a separate, smaller Pinewood Estates plat elsewhere in town, so I always confirm the MLS subdivision field and the recorded boundary before I pull comparable sales.

Because it is a small, mixed pocket rather than one uniform tract, price depends heavily on lot, age, and whether a listing is a single-family home or an attached unit. I pull current, comparable sales from the live MLS before I put a number on any specific address, and I would treat any single average with caution.

I start with live MLS comps, confirm the subdivision field, then weigh property type, lot size, condition, and updates against recent sales from this same southwest corridor rather than the city as a whole. On an older home, condition and lot do most of the talking.
