Life on the west side


A west-side address built around simple daily routes.

Pointe West sits on Cedar City's west side, on the State Route 56 end of town, around Indigo Street, Sage Street, and Pointe West Way past roughly 3300 West. This is newer attached-home country, not large-lot custom country, so the streets are tidy, the homes are close in age, and the whole place has that fresh-build feel of a community still filling in.

The day-to-day rhythm is straightforward. You point east and south for most errands, and Interstate 15 at Exit 59 is under six miles out by way of State Route 56. Iron Springs Elementary sits roughly two miles off, and Three Peaks Recreation Area, reached from the same SR-56 corridor, is the outdoor draw on this side of town.

What I like about the west side is that it is honest about what it is: a newer, single-story twin home at a price that still works in Cedar City, with the freeway close and open valley to the west. The catch is that the specifics, which grocery run, which school route, which trail access, really do depend on your exact address, so I map them before anyone makes an offer.

The community sits on the west side near the SR-56 corridor, the quick route out toward the Cedar City Regional Airport and the valley beyond.

D.R. Horton twin homes, one plan at a time.

Pointe West is a D.R. Horton twin-home community, so what you are buying is an attached home that shares one wall with its neighbor, not a freestanding house on its own large lot. The current plan is the Bella: a single-story layout right around 1,363 square feet with three bedrooms, two bathrooms, a two-car garage, and a primary suite with a walk-in closet. It is a clean, low-step floor plan, which is part of the appeal out here.

Because this is an active builder release, the plan lineup can change over time and D.R. Horton has offered other plans in the community in the past. Two homes that look alike from the curb can still differ on end position, garage setup, yard, finishes, and how far along a builder home is toward completion. Those are the details that move the price, and they are exactly what I compare side by side.

On cost, the range stays tight precisely because so much of the inventory is the same builder product. Builder pricing has generally run in the low $300,000s. Prices move with the builder's current release and what resales are doing, so treat that as a starting point and confirm against the live listings before you lean on it.

Trails & outdoors


Three Peaks is the west side's outdoor draw.

The outdoor amenity that actually lines up with this side of town is the BLM's Three Peaks Recreation Area, reached the same direction you already drive for the freeway: west and north on State Route 56. It is not a walk-to trail, but it is the honest, verifiable answer for what is genuinely close on this side of Cedar City.

More than 6,000 BLM acres off West Midvalley Road, reached via SR-56 and Lund Highway. Mountain biking, hiking, OHV riding, and disc golf share the same ground northwest of town.

Iron Springs Resort singletrack

A smaller trail network off Iron Springs Road that connects toward Three Peaks, on the same west-of-town axis as Pointe West.

The Iron Hills Trail System and Southview Trailhead are real Cedar City assets, but they sit on the south side of town off Old Highway 91, a genuine drive rather than a short hop from the west side. I would not oversell that distance.

Coal Creek Trail, across town

Cedar City's paved Coal Creek Trail follows the creek through the center of town, a drive rather than a walk from this side, but an easy one on the way to errands.

This is the practical answer to "how far is everything from out west." The short version: living on this side of town points you toward SR-56 and I-15 Exit 59 for almost everything. Times below are measured from near Pointe West Way; confirm door-to-door for your specific address.

Schools & education


Schools, by the facts.

Pointe West is part of the Iron County School District. Iron Springs Elementary (grades K-5), off 4050 West, is the closest elementary and the one most Pointe West addresses feed into. Middle and high school are less clear-cut: this side of town splits between the Cedar Middle / Cedar High zone and the Canyon View zone, and the district is redrawing secondary boundaries for the 2027-28 school year.

So confirm the current assignment for any home you are serious about directly with the district rather than guessing from a map, especially for middle and high school. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is across town.

Builder inventory vs. resale


The builder is still the biggest seller on the street.

Pointe West is a genuinely new community, and that changes how you should read a price. When most of what is listed is the same builder plan at the builder's current price, a resale a few doors down cannot be judged against a general Cedar City average. It has to be measured against what D.R. Horton is selling that same week, because that is the real competition.

It also means the comp set is thin and moves fast. A handful of sales can swing the "typical price" up or down simply because they were different end units, different completion stages, or included different builder incentives at the time. I read every Pointe West comp against the plan, the position, and the month it closed, not just the number.

For buyers, that cuts both ways: builder incentives can make new construction competitive with a similar resale, so compare total cost, not just list price. For sellers, it means pricing a resale well means knowing exactly what the builder is offering on the same plan right now, not what sold six months ago.

What I check before pricing a Pointe West home

  • What D.R. Horton is currently asking for the same plan, and what incentives are attached.
  • End unit versus interior unit, and how that affects yard, windows, and privacy.
  • Recorded documents governing exterior upkeep and shared elements on the attached homes.
  • How recently the comp closed, since a fast-building community can shift month to month.

This is general guidance, not a valuation. Confirm any specific property against current MLS data and the builder's current release before you rely on it.

What locals know

The details I would slow down and check.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend buying out west.

  • Builder inventory sets the comp field. When most of what is listed is the same plan at the builder's price, a resale has to be measured against current builder competition, not just past sales.

  • Twin homes are plan-specific. Square footage, end position, garage setup, patio, and finishes all swing the value, so I check them against the exact home rather than the curb view.

  • The nearby trail system is farther than it sounds. Iron Hills and Southview sit on the south side off Old Highway 91. Three Peaks, off SR-56, is the trail area that actually lines up with the west side.

  • Secondary schools are in flux here. Iron Springs Elementary is a safe bet for this side of town, but middle and high school boundaries are being redrawn for 2027-28, so confirm before you assume.
