Life on Rosie Loop


A small loop at the edge of town.

Rose Village sits on the north edge of Cedar City along Northfield Road, around the 2800 North block. Rosie Loop and Bradley Lane run the inside of the plat, a short, self-contained loop rather than a through-route, so the only traffic on it is the traffic that lives there. The model home sits at 2771 North Rosie Loop, and active farmland borders the community on both sides.

It reads as a compact, finished pocket rather than a sprawling subdivision. The homes are single-story, attached twin homes with two-car garages, built close together on a tight plat, so the exterior upkeep is lighter than a large-lot custom home. If you want newer construction with less yard to manage, that is the entire premise of the community.

Day to day, this is a north-side routine. You are a few minutes from open BLM land to the west, and most errands run south toward Main Street, the hospital, and the university. I map the exact address before I quote anyone a drive time, because the route shifts a little depending on whether you leave by Northfield Road or cut back toward North Main.

A finite build, 36 homesites

Rose Village is platted for 36 homesites total, not an open-ended tract. Once the builder sells through, that is the whole community.

One builder, two plans

Rose Bradley Homes builds every home here to one of two floor plans, which makes comparing units far more direct than in a custom-home subdivision.

Farmland on both sides

Active farm fields border the plat to the north and south, which keeps an open, working feel around a newly built pocket of homes.

Three Peaks Recreation Area, a few minutes west

The BLM's Three Peaks area, with mountain-bike singletrack, OHV trails, and open desert, is the closest open-space anchor to the community.

North-end freeway access

Interstate 15 at Exit 62, the 1600 North interchange, is the on-ramp for this side of town, a few minutes from Rosie Loop by way of Northfield Road.

Single-story, low-maintenance homes

Both floor plans here are single-level with an attached two-car garage, a layout worth noting for anyone comparing stairs and yard upkeep across neighborhoods.

Rose Village is not a broad custom-home subdivision. Rose Bradley Homes builds two attached, single-story plans on a finite plat, and that narrow product range actually makes comparison cleaner than most neighborhoods: plan, lot position, completion timing, and finish package matter more than one-off architecture. When two homes share a plan, the differences come down to where the unit sits and how it is finished.

The smaller plan, the Rosa Bella, runs 3 bedrooms, 2 bathrooms, and 1,448 square feet with an open kitchen, dining, and great room. The larger plan, the Rosa Canina, runs 4 bedrooms, 3 bathrooms, and 2,056 square feet. Both come with a two-car garage. New homes have started in the mid $300,000s, with the Rosa Canina running higher, and prices move with finish level and completion timing, so I treat any figure as a starting point and pull the live builder sheet next to the MLS before talking numbers.

Because it is a controlled twin-home product, this is one of the more attainable newer-construction footholds on Cedar City's north side. The trade-off is the shared wall and the smaller lot, which is worth weighing against a larger detached home elsewhere in town before you commit to the format.

Trails & outdoors


Open desert a few minutes west.

Rose Village does not have a trailhead inside the plat itself, but it sits closer to the Three Peaks Recreation Area than almost any other Cedar City neighborhood. Here is the honest tiering, from the closest open space to the farther day trips.

Three Peaks Recreation Area (~10 min)

The BLM manages this stretch of desert northwest of town: mountain-bike singletrack, OHV trails, and open bouldering. It is the nearest large public-land block to Rosie Loop.

Coal Creek Trail, into town

The paved Coal Creek Trail follows the creek across Cedar City. It is a short drive south from Rose Village rather than a walk from the door.

Iron Hills Trail System and the white "C"

On the opposite, south end of Cedar City, the Iron Hills system adds dirt singletrack and the climb to the hillside "C". It is a drive across town from this side, not a quick trip.

Cedar Breaks and Brian Head, seasonal

Farther out, Cedar Breaks National Monument and Brian Head's ski runs are a seasonal weekend trip once the high road clears for the year, reached the same way as from the rest of Cedar City.

Schools, by the facts.

Rose Village is part of the Iron County School District. The builder places the community in the Three Peaks Elementary, Canyon View Middle School, and Canyon View High School zone. Iron County School District approved boundary changes for six elementary schools, Three Peaks included, effective for the 2026-27 school year, and separate boundary changes for two middle schools and two high schools are set to take effect for 2027-28.

Because both the elementary and secondary boundaries are moving on different timelines, confirm the current assignment for any specific Rosie Loop or Bradley Lane address directly with the district rather than relying on this page or the builder's marketing. A finite plat


What "36 homesites" actually means.

It is worth saying plainly, because it changes how you should shop and sell here: Rose Village is platted for 36 homesites, and that is the whole community. There is no phase two waiting behind it and no room to expand the loop. Once Rose Bradley Homes sells through the plat, new construction in Rose Village stops, and the market becomes a small resale pool.

That finite size cuts both ways. For buyers, it means the builder sheet and the MLS need to be checked side by side, because a home can be under contract with the builder before it ever hits the open market, and the exact unit, elevation, and lot position matter more than in a bigger subdivision. For sellers, it means your comps are a short list. A finished resale home is not the same conversation as a builder's remaining inventory, and days on market here can reflect the builder's release pace as much as buyer demand.

I treat Rose Village less like an open market and more like a single, well-defined product line. That is the honest way to price it in either direction.

  • The recorded title documents, so you understand up front how the shared wall and exterior maintenance work on an attached twin home.

The details I would slow down and check.

Rose Village rewards a buyer who checks the small print: the plan, the lot, the paperwork, and the school zone. These are the four things I would walk a friend through before they get attached to any one unit here.

  • Two plans, but every unit is a little different. The Rosa Bella and the Rosa Canina set the base layout, but lot position, elevation, and finish package still move the price. Compare the exact unit, not just the plan name.

  • The model home is for orientation, not comparison. The address at 2771 North Rosie Loop tells you where the community starts, not necessarily how a specific listing's unit is positioned on the loop.

  • Release pace shapes days on market. Because the builder releases twin homes a few at a time rather than all at once, a longer time on market can reflect timing more than demand, so I read that number in context.

  • Two different school-boundary clocks are running. Elementary lines shift for the 2026-27 year and secondary lines shift again for 2027-28, so I confirm the assignment fresh for every address rather than reusing last year's answer.
