Life near Royal Hunte


What a day on the southwest side looks like.

Royal Hunte runs along its namesake drive on Cedar City's southwest side, and the street does a lot of the work for you. The Cedar City Aquatic Center, the Field at the Hills softball complex, Cedar Middle School, and the Iron County School District office all sit on Royal Hunte Drive, so a morning swim, a school drop, a ballgame, and a district errand happen without crossing town.

The feel here is established and flatter than the hillside community above it: mature landscaping, mid-size lots with room to park an RV or build a shop, and an easier driveway grade in winter. Newer homes along the drive still catch Cedar Mountain to the east and the sunset over the western valley.

Day to day, the Providence Center retail corridor and I-15 Exit 57 sit about five minutes out, and Cedar City's downtown grid is a short drive north. It is a quieter, settled corner of the southwest side that still keeps the whole town inside an easy radius.

Recreation edge

The Cedar City Aquatic Center sits right on Royal Hunte Drive at 2090 W: a lap pool, lazy river, slide, and splash playground, with the Field at the Hills softball complex, four fields plus a pavilion and playground, sharing the same address across from the middle school.

School edge

Cedar Middle School, grades 6-8, is a neighbor on the same drive at 2215 W. It is a useful orientation point; the exact assignment for any address still goes through the district, covered below in Schools.

District office

The Iron County School District office at 2077 W Royal Hunte Dr anchors the corridor too, which is why this stretch of the southwest side stays easy to find and easy to describe to an out-of-town buyer.

Homes & lots


Established homes on roomy lots.

Royal Hunte is an established single-family neighborhood, and the homes show it: a mix of single-story ramblers and two-story plans, a number with three-car garages, and landscaping that has had years to mature. Lots run mid-size, corner lots are common, and several parcels leave real room for RV parking or a detached shop. One recent listing on the street, four bedrooms plus an office, 2.5 baths, one-level living, and a three-car garage on a corner lot, is a fair snapshot of the product here.

Newer construction continues to fill in along Royal Hunte Drive, and those homes tend to capture Cedar Mountain to the east and the western-valley sunset. Because the neighborhood reads flatter and more settled than the hillside community above it, lot utility, garage and shop setup, and yard usability often matter as much as raw square footage when I help price or pick a home here.

One thing I check early: which homes are recorded in Royal Hunte versus a neighboring subdivision. The labels sit close together out here, so before I trust a comparable sale, I confirm the recorded subdivision on the MLS rather than going by the street alone.

On the southwest side, a flat corner lot with shop space can be worth as much to the right buyer as another bedroom.

Trails & recreation


Recreation is a walk down the street.

Royal Hunte's outdoor amenity is not a trailhead, it is the city's rec cluster on its own street. From there the rest of Cedar City's trail network and its bigger day trips are a short drive. Here is the honest tiering, from walk-from-home to day trip.

Cedar City Aquatic Center (walk or short drive)

2090 W Royal Hunte Dr: an indoor lap pool, lazy river, slide, and splash playground, open year-round. For homes on the street it is close enough to walk.

Field at the Hills (on the street)

A four-field softball complex on Royal Hunte Drive, across from Cedar Middle School, with a pavilion, playground, and concessions. Not many Cedar City neighborhoods share a street with a ballpark this size.

Coal Creek Trail and the Iron Hills (short drive)

A few minutes toward downtown, the paved Coal Creek Trail follows the creek across Cedar City, and the Iron Hills trail system on the south bench adds dirt singletrack, including the climb to the white "C".

Three Peaks Recreation Area, ~20 min

Northwest of the city, the BLM's Three Peaks area opens up mountain-bike singletrack, OHV trails, and bouldering out on the desert floor.

Farther out, State Route 14 climbs east into the high country toward Cedar Breaks National Monument, a seasonal drive once the high road clears for the year, and Brian Head's ski runs are a roughly 40-minute drive north via Parowan. The full day-trip map lives in the Cedar City guide.

Schools, by the facts.

Royal Hunte is part of the Iron County School District, whose office sits right on Royal Hunte Drive, and Cedar Middle School (grades 6-8) is a neighbor on the same street at 2215 W. This side of Cedar City is generally in the Cedar Middle and Cedar High attendance area rather than the Canyon View zone farther north, but the district is redrawing boundaries at both levels over the next two school years: six elementary zones shift for the 2026-27 school year, and the middle and high school zones shift for 2027-28.

Because of that, I do not guess an elementary assignment from a map for this side of town, and I would encourage you to confirm the current elementary, middle, and high school assignment for any specific address directly with the district before you buy. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about ten minutes away.

Confirming the label


Why the recorded subdivision matters more than the street.

Royal Hunte Drive is a corridor, not just a subdivision name, and that is worth spelling out plainly. Public listing data for the area covers homes recorded in the Royal Hunte subdivision as well as nearby parcels on and around the same drive, and it sits close to Mesa Hills, the hillside community up the slope. Two homes on nearly the same street can carry different recorded subdivisions, different lot character, and different comparable sales.

The commercial side of the corridor adds one more wrinkle: Royal Hunte Drive also carries office space, including a multi-tenant office building. Buyers cross-shopping the area sometimes pull up commercial listings mixed in with residential ones, which is another reason to read each listing's property type carefully rather than by street address alone.

None of this makes Royal Hunte hard to buy or sell in. It just means the standard question, "what did the house next door sell for," needs one more step here than it does in a single-plat subdivision.

What I check before I call a home a true Royal Hunte comp

  • The recorded subdivision on the county parcel record and the MLS, not just the street name on the sign.
  • Whether the listing is residential or commercial, since the corridor carries both.
  • Lot position relative to Mesa Hills above it, since grade and view change quickly over a short distance here.
  • How close the parcel sits to the Aquatic Center and Field at the Hills, which some buyers weigh as a plus and others as noise on game nights.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking at Royal Hunte.

  • The street is the address. The pool, the ballfields, the middle school, and the district office all sit on Royal Hunte Drive, so the daily routine barely leaves the neighborhood.

  • The lots earn their keep. Mid-size parcels with corner exposure and room for an RV or a shop are the quiet draw here, and they get harder to find as you move up the slope toward Mesa Hills.

  • Flatter is a January feature. Down here the driveways sit flatter than the view lots above, which is a real plus once the snow comes and the grade higher up starts holding ice.

  • Confirm the label. Mesa Hills and a few neighboring pockets sit close by, so I always check the recorded subdivision before treating a sale as a true Royal Hunte comp.
