What a day out here looks like
In shortThe lots are small and tidy, the floor plans are modern, and the homes go up one phase at a time. Cedar City's everyday stops are a short drive south, and Three Peaks and the Brian Head road are both easy to reach.
Sage Meadows sits on the far north side of Cedar City, off Midvalley Road near 2675 West, well away from the older downtown streets. Mornings out here are quiet and open. You are at the edge of the valley, where the streets are new, the lots are tidy, and the mountains to the east set the light. If you ride or run, the Three Peaks trails are a short drive northwest on Mid-valley Road. The Brian Head road is the other way, northeast by I-15 and Parowan, when there is snow up top.
Midday is when you see the catch of living this far north. The everyday stops are not on your street. A grocery run, fuel, and the I-15 on-ramp are all a short drive away, east on Midvalley Road to Main Street and south to Exit 62. It is a short drive, not a long one, but it is a drive, so know that before you fall for the shine of a new home.
Evenings settle down fast up here. The traffic noise from the middle of town does not reach this far north. Many lots back onto open valley instead of another rooftop, and the night sky is dark and clear. That is what Sage Meadows offers: a brand-new home on the calm edge of town, with the rest of Cedar City still close enough to use.
The setting
The far-north road sets the scene
Picture Midvalley Road first, then place the neighborhood along it.
Off Midvalley Road
The community sits along Midvalley Road, near 2675 West, at the far north edge of Cedar City's street grid.
West of Main Street
The address is well west of Main, so daily Cedar City errands mean a drive back toward the center of town, not a walk out your front door.
Exit 62 is the on-ramp
I-15 Exit 62, on North Main Street, is the nearest way onto the freeway for this side of town. Map the exact route from your lot, since the area is spread out.
Homes only
Sage Meadows is homes only. The daily shops and services are outside it, not on an inside street, and you will find them in the errands table below.

The homes and the land

Homes & builder
New construction, one phase at a time
Sage Meadows is an Archway Construction community. Archway is a Cedar City builder that you will also see listed as Archway Homes. The homes are new construction from the 2020s, built in phases, and Phase 1 was recorded (filed with the county) at 54 lots. In any given week you can see a finished home, a home still being framed, and a bare lot side by side. The lots are small and fairly alike, at around 6,000 square feet, which keeps the yards easy to care for and the streets tidy.
Archway builds four named plans here. The Haven House is about 1,092 square feet, the Ace about 1,247, the Ivy House about 1,422, and the Walter about 1,622. Most have two to four bedrooms. The finishes usually lean modern, like luxury vinyl plank flooring (a hard, wood-look floor) and tile, and they change by plan and by phase. Check the size, bedroom count, garage, and included features on the exact home before you write anything down.
In a phase of new homes, the home two doors down and the empty lot beside it are two different purchases. Price them that way.
Here is one tip I give everyone who looks at a small lot here: walk the side yards and the parking before you commit. Check how the fencing is done, where the trash cans live, how two cars fit in the driveway, and which way the main windows face. All of these matter more on a tight lot than on a half-acre, and they are easy to miss when the kitchen is brand new and shiny.
Nearby outdoors
Three Peaks is the big outdoor draw
A far-north address puts you on the same road that runs out to Three Peaks Recreation Area. The Bureau of Land Management (BLM) runs it as public land on West Mid-valley Road. It is one reason this end of town works well if you want trails and open desert close by.
6,000-plus acres
Three Peaks covers more than 6,000 acres of BLM land on West Mid-valley Road, about 4 miles west of the neighborhood.
Miles of narrow bike trail
The trails draw mountain bikers from all over the region, with loop routes from moderate to advanced. There is also room for hiking and trail running.
More than just biking
The BLM list also covers disc golf, ATV and off-highway vehicle (OHV) riding, camping, model-plane flying, and horseback riding across the area.
Map your own route
Four miles is a round number, so I would map the exact drive from your lot. The far-north routes change with the road you pick and the season.

Errands & drive times
Errands, measured in minutes
The daily stops are not on your street. They are a few minutes south, down Midvalley Road toward the center of Cedar City. Times are estimated, measured from near Midvalley Road and 2675 West.

The far-north address still gets you onto the freeway fast. Brian Head's ski runs are roughly 45 minutes away, St. George is about 50 to 55 minutes, and the Kolob Canyons entrance of Zion is about 30 minutes south. The full day-trip map lives in the Cedar City guide.
Schools & education
Schools, by the facts
Sage Meadows is part of the Iron County School District. Three Peaks Elementary (grades K-5) is right on Midvalley Road at 1685 West. It is on the same road as the neighborhood, so it is the closest elementary school to this address. The district is changing which schools serve which streets, with elementary changes for the 2026-27 school year and middle and high school changes for 2027-28. This side of town is exactly where those lines can move. Ask the district for the current school assignment for any home you are serious about, and do not assume it from a map.
For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Southern Utah University is about 13 minutes south.
I cover the bigger education picture, including SUU, in the Cedar City guide.
What locals know
The details I would stop and check
No listing photo tells you this part. I have lived in Southern Utah for more than 20 years, and this is what I would tell a friend before they buy on the far north side.
The builder's homes set the price
When most of what is listed is new Archway homes, a resale has to be priced against the builder's homes for sale now, not off last year's numbers.
A home and a bare lot are two different things
The market up here holds both at once, and if you blend them into one average, the number means very little. Compare like with like.
On a small lot, the details matter most
Walk the side yards and look at the fencing, the dryscape (a yard of rock and desert plants, no lawn), where two cars park, and the garage. They matter more here than the brand-new kitchen.
The drive is part of the decision
Map the drive to your grocery store, the Exit 62 on-ramp, and the Three Peaks turn from your exact lot. Do it before you decide the far-north routine fits your week.

The buyer side and the seller side
Buying in Sage Meadows
Sage Meadows sits on Cedar City's far north side, off Midvalley Road around 2675 West and well west of Main Street. The everyday Cedar City services along I-15 are a few minutes south. This is a newer part of town, not part of the older downtown streets.
Sage Meadows is an Archway Construction community. Archway is a Cedar City builder that also goes by Archway Homes. The homes are new construction from the 2020s, built in phases, and Phase 1 was platted (mapped and recorded) at 54 lots. Finished homes, homes still going up, and open lots can all be for sale at the same time.
These are single-family homes on small, fairly alike lots of around 6,000 square feet. Archway has four named plans here. The Haven House is about 1,092 square feet, the Ace about 1,247, the Ivy House about 1,422, and the Walter about 1,622. Check the exact size, bedroom count, and finishes on the plan you are looking at.
Recent activity here has generally run in the high $300,000s to low $400,000s for finished homes. Vacant lots are priced lower on their own, because builder homes and bare lots are two different things. Use any single number as a starting point, and check it against the live listings.

Selling in Sage Meadows
Three Peaks Recreation Area is about 4 miles west, out West Mid-valley Road. The BLM area covers more than 6,000 acres and is used for mountain biking, hiking, disc golf, ATV riding, camping, and horseback riding. I would still map the drive from your exact address, since far-north routes change with the road you pick and the weather.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Cedar City listings and on this Sage Meadows page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
I start with recent sales and live listings from the MLS, then separate the builder's homes, resales, and vacant lots so they are not blended together. From there I adjust for plan size, where the lot sits, garage setup, and how far along the home is. I also adjust for included features, fencing, and the other new homes for sale on the far north side. You get an honest number, not a pitch.
Yes, but on a single purchase I take one role only, never both at once. I can work as your real estate agent or as your lender, and whichever role I am in is disclosed before we move forward. The full explanation is on How I Work.

Finished homes here have recently run in the high $300,000s to the low $400,000s. Vacant lots are priced well below that. So pricing means splitting builder homes, resales, and bare lots apart. It does not mean blending them into one number.
