Sage Springs is part of the Iron County School District. Its north-end location sits closest to North Elementary, but the district is redrawing several elementary boundaries, North Elementary included, for the 2026-27 school year, and the district splits Cedar City's secondary zones between the Cedar and Canyon View schools with those boundaries shifting again for 2027-28. Confirm the current elementary, middle, and high school assignment for any unit you are serious about directly with the district rather than assuming from proximity.

Sage Springs did not arrive all at once. Cedar City's own council records show the later phase, Sage Springs North, went through its final plat approvals in two steps, and the second of those, Sage Springs North Phase 2, is recorded at 2360 North 800 West. That is public record, not marketing copy, and it is the clearest anchor I have for exactly where this development sits.
What that means for a buyer or seller: a listing tagged simply "Sage Springs" and one tagged "Sage Springs North" can both be accurate and still describe different phases built at different times.
