Shadow Cove sits in the same northeast corridor as the Fiddlers Canyon Trail trailhead, so the walk-to-drive tiers here run from a short hop to a seasonal day trip.

Fiddlers Canyon Trail, ~5 min

The city-maintained trailhead off Cottontail Drive has an easy, partly paved lower path and a steeper ridge climb sharing the same start. It is a short drive from Shadow Cove, not a walk from the door.

Coal Creek Trail, ~8 min

The paved Coal Creek Trail follows the creek across town, a few minutes down North Main from the community.

Three Peaks Recreation Area, ~20 min

Northwest of town, the BLM's Three Peaks area opens up mountain-bike singletrack, OHV trails, and bouldering on the desert floor.

Cedar Breaks & Brian Head (seasonal)

Cedar Breaks National Monument is a seasonal day trip up State Route 14, and Brian Head's ski runs sit roughly 35 to 40 minutes out via Parowan.

Schools & education


Schools, by the facts.

Shadow Cove is part of the Iron County School District. The area is generally served by Fiddlers Canyon Elementary (grades K-5), then Canyon View Middle School and Canyon View High School, both on the north end of town. Iron County is also redrawing boundaries in phases: six elementary zones shift for the 2026-27 school year, and the middle and high zones shift for 2027-28.

Confirm the current assignment for any unit you are serious about directly with the district by its exact address rather than assuming from this page. How the site was built


A steeper lot, engineered on purpose.

Cedar City's planning commission approved Shadow Cove as a 36-unit planned unit development, zoned R-3-M, so no zone change was required. What is worth knowing is how the city and the developer handled the ground itself: this parcel is steeper than most Cedar City building sites, and the approved plan steps the buildings up the slope rather than leveling the whole pad.

That grade also drove two other design choices. A perimeter retaining wall system carries the elevation change along part of the site, and a detention pond sits in one corner to hold stormwater before it is released, by design, onto Fiddlers Canyon Road. None of that is unusual for a hillside townhome site, but it is the kind of detail that explains why the units step up the lot the way they do, and why drainage around any specific unit is worth a direct look.

I read this as a site-engineering fact, not a warning. It simply means the retaining walls and the drainage path are part of the property, the same way a driveway or a garage is, and I would confirm current condition on both before writing an offer.

  • Where the unit sits relative to the retaining walls and the detention pond corner.
  • How the specific pad is graded, and any sign of past water at the foundation or patio.
  • The recorded documents that spell out who maintains the shared retaining walls and drainage infrastructure.
  • The address on FEMA's Map Service Center before you assume anything about flood risk.
