Life in Southern View


What a day on the south end looks like.

Southern View is one street, built out with twin homes in the mid-2000s, tucked just off Old Highway 91 on the south end of Cedar City. It reads small and self-contained: two rows of homes, mature enough trees to shade the sidewalks, and a quiet, low-through-traffic feel because the street mostly serves the neighborhood itself rather than cutting through to somewhere else.

Morning here starts a short walk from a signaled crosswalk at Greenslake Drive that puts you straight onto the paved East Bench Trail, no car required. Midday errands lean on the south end's own commercial strip: Providence Center's Walmart and Home Depot are close, and Old Highway 91 gets you onto I-15 at Exit 57 in a few minutes when you need to head north into town or south toward the rest of Iron County.

Evening is unremarkable in the best way. The block is small enough that neighbors know each other's cars, the fenced back yards keep the twin home layout private, and the Southview Trailhead a short drive up Shurtz Canyon Drive is where you go if the paved trail is not enough dirt for the day.

Exit 57, a few minutes out

Old Highway 91 feeds straight to I-15's Cross Hollow Road interchange at Exit 57, the fastest way north into town or south toward the rest of Iron County.

Downtown, a short drive

Historic Main Street, the Utah Shakespeare Festival grounds, and Southern Utah University are all a short drive north through town.

Southern View's own sidewalk is the first leg of the trip: it runs to a signaled crosswalk at Greenslake Drive, and on the other side of that crossing is the paved East Bench Trail, a multi-use path that runs along Cedar City's south end and up into the foothills. From walk-from-home paved miles to genuine BLM singletrack, here is the honest tiering.

East Bench Trail (walk from home)

Paved, multi-use, and reached straight from the neighborhood sidewalk via the Greenslake Drive crosswalk. Runs along the south end toward the foothills. Cedar City's official trail count lists roughly 2.65 miles on this stretch.

Southview Trailhead (short drive)

A short drive up Shurtz Canyon Drive off Old Highway 91. BLM-maintained, with gravel parking and restrooms, and the main southern gateway to the Iron Hills Trail System.

Iron Hills Trail System (day out)

From Southview, named singletrack including Green Hollow, Highlands, and the Lava Flow and Boulder Dash flow trails spreads across the BLM land above town, with a dedicated skills park at the trailhead.

Southern View is part of the Iron County School District. The south end of Cedar City is generally in the South Elementary (grades K-5) attendance area, feeding into Cedar Middle School and Cedar City High School, the district's south and central-zone secondary schools. The district has adjusted elementary boundaries for the 2026-27 school year as North, East, South, Three Peaks, Iron Springs, and Escalante Valley elementaries all shift, and middle and high school boundaries are set to change again for 2027-28 as Canyon View High expands. Confirm the current assignment for any specific address directly with the district rather than assuming it from this page.

What sharing a wall actually means.

It is worth saying plainly, because it is the reason this section exists: Southern View is a twin home neighborhood, meaning most units share a common wall with one attached neighbor. That is a very different ownership experience than a detached single-family home, and it is worth understanding before you fall for the price point or the trail access.

A twin home here typically sits on its own individually owned lot with its own fenced yard and its own garage, unlike a condo where you own an interior unit only. But sound transmission through the shared wall, exterior maintenance coordination with your attached neighbor, and how any shared elements are documented in the plat all deserve a real look before you write an offer. Nearly two decades in, most of these units have gone through at least one round of updates, so condition varies more than the uniform exterior suggests.

For a buyer prioritizing an easy-care, lower-maintenance footprint close to a paved trail and the freeway, this product does exactly what it is built to do. For a buyer who wants a private yard on all sides or more separation from a neighbor, it is worth cross-shopping against detached homes elsewhere in Cedar City before deciding this is the right fit.

  • The shared wall assembly and any documented sound complaints between the two attached units.
  • What updates the specific unit has had since its mid-2000s build, especially the roof, water heater, and HVAC.
  • The block-wall fence line and lot boundary against the parcel record, since these lots run compact.
  • How any shared driveway, wall, or utility element is documented, so you know exactly what you are responsible for.

No listing photo tells you this part. After more than 20 years as a Southern Utah resident, here is what I would tell a friend.

  • The crosswalk is the real amenity. The signaled crossing at Greenslake Drive is what actually makes the East Bench Trail a walk-out-the-door feature rather than a drive-to trailhead. Ask any resident and that crosswalk is the first thing they mention.

  • Do not confuse it with the Southview Trailhead. The names sound alike, but Southview is the BLM trailhead up Shurtz Canyon Drive, while Southern View is this street. Buyers searching online sometimes mix the two up, so double-check which one a listing is actually describing.

  • Exit 57 changes everything. Being this close to the Cross Hollow Road interchange means the south end runs faster to the freeway than most of Cedar City, which matters if you commute or travel often.

  • Condition varies more than the exterior suggests. Every unit shares the same builder and era, but nearly two decades on, updates are not uniform. Walk more than one before you assume they are all the same house.
