A Cedar City community
Living in Stanworth.
A recorded pocket on Cedar City's close-in central grid, around 500 South and 500 to 640 West, a few blocks southwest of Southern Utah University. Established single-family homes, covered porches and full basements, campus and downtown Main Street both a short drive away, and I-15 only minutes out.
I am Scott Buehler. I have spent 20-plus years as a Southern Utah resident, and this is the honest version of what Stanworth offers, what it costs, and what I would check on an older central-grid home before you buy or sell here.

Homes for sale in Stanworth.
No active listings today. Close-in blocks like these settle into long stretches where nobody sells, and a handful of transactions makes a busy year. The next Stanworth entry the MLS takes will publish here immediately. Prefer to hunt on your own? Open the map search or start from the homepage.
Buying here
Be first in line when one lists.
The Stanworth pocket by 500 South and SUU is old central grid, where covered porches and full basements sell themselves once they surface. Surfacing is the hard part, so I hold a spot for it in my everyday Iron County MLS review; describe your version of the right house and I will move the day it exists.

Life near campus
What a day this close in looks like.
Stanworth is a recorded subdivision on Cedar City's close-in central grid, around 500 South and 500 to 640 West, a few blocks southwest of Southern Utah University and a short distance from downtown. It sits inside the core of town rather than out on the west-side flats, the north-end growth corridor, or the Shurtz Canyon edge.
Midday is the part close-in living buys you: you are already near the middle of town. Groceries, downtown Main Street, and I-15 all sit a handful of minutes away rather than across the valley, and campus is close enough that some blocks make the walk practical. That central position is the whole point of this pocket.
Evenings are quiet residential streets with the mountains east of town for a backdrop. For buyers and sellers both, I do not price a Stanworth home off a generic citywide search. I confirm the recorded subdivision boundary, compare true close-in homes, and separate condition, remodel level, lot use, parking, and street position before I land on a number.
Central-grid highlights
A central pocket has its own logic.
Four things set this pocket apart from Cedar City's newer edge subdivisions: campus proximity, a downtown that is minutes away in every direction, a neighborhood elementary school, and freeway access that does not require crossing town.
SUU, a few blocks away
Southern Utah University's address is 351 West University Boulevard, just north and east of the Stanworth blocks. Few Cedar City pockets sit this close to the south edge of campus.
Downtown a few minutes off
Cedar City's municipal offices sit at 10 North Main Street, an easy downtown reference point. The Main Street corridor is a short hop north and east of these blocks.
An elementary right next door
South Elementary, grades K-5, sits at 499 West 400 South, essentially adjacent to this pocket. For some streets the school run is a short walk rather than a drive across town.
South-end freeway access, ~5 min
Interstate 15 at Exit 57, the Cross Hollow Road diverging diamond, is the nearest on-ramp from this side of town, about five minutes out.
Homes & lots
Established homes where condition does the work.
Stanworth is established single-family housing, the older central-grid kind with covered porches, full basements, and room for RV parking on some lots. Build years vary house to house rather than following one clean phase, so I will not force a single era onto the whole pocket. I check the age and the bones on each specific home instead.
Because it is a small, tight recorded pocket, the active inventory at any given time tends to be limited. That makes the live listings, not a broad citywide average, the honest place to start when you are pricing a home here.
The real lesson on these blocks: condition, remodel history, parking, lot usability, basement layout, and how close the home sits to campus or a school route can move value more than the subdivision name alone.
On an older central block, the house in front of you matters more than the line on the plat.
Trails & outdoors
Outdoor time, a short drive from the grid.
Stanworth does not have a trailhead on the block, but its central position means the rest of Cedar City's outdoor menu is close in every direction. Here is the honest tiering, from a quick drive to a day trip.
Coal Creek Trail (easy)
The paved Coal Creek Trail runs from Bicentennial Park near downtown east through town and up into Cedar Canyon. A short drive from these blocks gets you onto the flat, easy path.
Iron Hills Trail System
On the south bench, the Iron Hills trails including the climb to the white "C" add dirt singletrack a short drive from central Cedar City.
Three Peaks Recreation Area, ~20 min
Northwest of town, the BLM's Three Peaks area opens up mountain-bike singletrack, OHV trails, and bouldering out on the desert floor.
Cedar Breaks and Brian Head, seasonal
State Route 14 climbs east into the high country toward Cedar Breaks National Monument, and Brian Head's ski runs sit north via Parowan, both roughly 35 to 40 minutes out and seasonal at elevation.
Trail details come from Cedar City's official trail pages and the BLM. The wider outdoor picture is in the Cedar City guide.
Errands & drive times
Errands, measured in minutes.
This is the practical upside of buying in the middle of town: your daily stops are already close. Times are measured from near 500 South and 500 West; the exact route shifts a little by block.
| The errand | Where it happens | From the blocks |
|---|---|---|
| Campus | Southern Utah University, 351 W University Blvd. | ~3 min |
| Full grocery run | Smith's Food & Drug, 633 S Main Street | ~5 min |
| Second grocery option | Lin's Fresh Market, 150 N Main Street | ~6 min |
| Dinner downtown | Historic Main Street | ~5 min |
| Hardware and home improvement | The Home Depot, Providence Center | ~7 min |
| Freeway on-ramp | Interstate 15 at Exit 57, Cross Hollow Road | ~5 min |
| Healthcare | Cedar City Hospital, 1303 N Main Street | ~8 min |
| Flights | Cedar City Regional Airport (CDC) | ~10 min |
| Mountain biking and OHV | Three Peaks Recreation Area (BLM) | ~20 min |
Farther out, the freeway does the rest of the work: Cedar Breaks National Monument and Brian Head's ski runs are both roughly 35 to 40 minutes and seasonal at elevation, the Kolob Canyons gate of Zion is about 25 minutes south on I-15, and St. George is about 50 to 55 minutes. The full day-trip map lives in the Cedar City guide.
Schools & education
Schools, by the facts.
Stanworth is part of the Iron County School District. The pocket sits right next to South Elementary (grades K-5) at 499 West 400 South. Cedar City splits its secondary zones roughly between Cedar Middle School and Cedar High School to the south and central part of town, and Canyon View Middle School and Canyon View High School to the north.
The district is redrawing several boundaries in the next two years: six elementary zones change for the 2026-27 school year, and both middle and high school zones change for 2027-28. Confirm the current elementary and secondary assignment for any specific address directly with the district rather than assuming it from proximity. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is a few minutes away for higher education.
I cover the bigger education picture, including SUU, in the Cedar City guide.
Block checks
The address-by-address checks matter more than the label.
Stanworth is a small, recorded pocket inside a much larger central grid, and that is worth saying plainly. Streets on every side carry their own subdivision names on the county's plat map, so a home one block over may not actually be a Stanworth comp, even if it looks identical from the street.
The other thing an older central-grid home asks for is a real inspection, not a drive-by. Homes here were built across a wide range of years rather than in one phase, so the roof, the sewer line, the electrical panel, the plumbing, and any remodel work deserve their own look on every single property.
I treat both of those as real line items, not formalities, before I call any specific Stanworth home a safe bet.
What I check before I call a Stanworth home a safe bet
- The recorded Stanworth boundary and the MLS subdivision field, so a nearby campus-area home is not mistaken for a true comp.
- The roof, electrical panel, plumbing, sewer line, windows, and insulation, since build years vary house to house.
- Any remodel history and permits, plus the basement layout on homes that have one.
- The actual parking setup, including any RV setback or pad, rather than taking listing copy at face value.
This is general guidance, not an inspection report. Confirm any specific property with a qualified inspector before you rely on it.
What locals know
Notes from these blocks.
No listing photo tells you this part. After more than 20 years as a Southern Utah resident, here is what I would tell a friend buying or selling in Stanworth.
-
Price it from the center, not the edge. A Stanworth home belongs next to true central Cedar City inventory, not west-side acreage or north-end growth-corridor homes. Borrowed far-edge comps will steer you wrong here.
-
Condition carries the value. On close-in established blocks, remodel quality, the systems, basement function, and parking can beat raw square footage. Two similar-looking homes can sit a tier apart.
-
Campus access cuts both ways. A short route to SUU is a real plus for many buyers, but parking, traffic, and the event rhythm around game days are worth checking block by block before you commit.
-
The name is small, so confirm it. This is a compact recorded pocket. I check the recorded boundary and the MLS subdivision field before I count a nearby campus-area home as a Stanworth comp.

Stanworth is a recorded subdivision on Cedar City's close-in central grid, around 500 South and 500 to 640 West, a few blocks southwest of Southern Utah University and a short distance from downtown Main Street. It sits inside the core of town rather than on any far edge.
Established single-family homes on the older central grid, the kind with covered porches, full basements, and room for RV parking on some lots. Yes. SUU's address is 351 West University Boulevard, just north and east of the Stanworth blocks, so most homes here sit a short walk or a quick drive from the south side of campus. I still map the exact route from each specific property.
On an older central-grid home I check the recorded subdivision boundary, the MLS subdivision field, the current school assignment, remodel permits, the roof, sewer line, electrical, plumbing, parking and any RV setup, and live close-in comps before we settle on a number.
