Stone Gate is a compact townhome community addressed off 173 East Fiddlers Canyon Road, on the same northeast bench corridor that climbs toward the canyon of the same name. It is a small footprint by design: a run of attached units built by a Cedar City general contractor, not a sprawling subdivision, so the whole community is walkable in a few minutes.

The units share a common look: two-car garages, main-floor living, and a private backyard that is fully fenced with a concrete patio slab out back. Floor plans vary more than the exterior lets on, which is the first thing to sort out before you compare any two units on price.

It sits close to what a household actually uses day to day. Fiddlers Canyon Elementary is a short trip up the same road, downtown Cedar City is about five minutes the other way, and the Fiddlers Canyon Trail system is a quick drive from the front door. I treat it as a starter-and-downsizer product first, and I read every listing on its specific floor plan before I trust a single price point.

Every unit is built with an attached two-car garage, which is not a given in townhome product this size. It is the first thing that separates Stone Gate from a lot of smaller attached-home communities.

A fenced yard, not just a patio

Units come with a fully fenced private backyard and a concrete patio slab, which reads more like a small single-family lot than a typical attached product.

Built by a local contractor

Stone Gate was built by Alex Meisner Construction, a Cedar City general contractor, rather than a national production builder. That local footprint matters when you need warranty or repair history.

The elementary school up the road

Fiddlers Canyon Elementary sits further up the same Fiddlers Canyon corridor, close enough that it is a short trip for families rather than a cross-town drive.

Downtown, ~5 min

Historic Main Street and the rest of downtown Cedar City sit about five minutes away, so the low-maintenance trade-off does not come with a long commute.

More than one floor plan

Units have ranged from smaller 3-bedroom plans to larger 4-bedroom plans with an optional basement, so square footage and bedroom count vary more than the shared exterior suggests.

Stone Gate is genuinely one product type, attached townhomes, but it is not one floor plan. Since construction began around 2018, units have ranged from a smaller 3-bedroom, 2.5-bath layout around 1,500 square feet up to larger 4-bedroom plans closer to 2,100 square feet, with some units built with an optional basement. Every unit carries the two-car garage and the fenced backyard with a concrete patio as standard.

Because it is a small community with thin turnover, pricing does not behave like a large subdivision with dozens of annual sales. Recent activity has generally landed in the high $200,000s to low $300,000s, with the smaller plans toward the bottom of that band and the larger, basement-finished units toward the top. A single listing can represent the entire visible market at any given moment, so I would rather run a live comp than quote you a stale average.

For buyers, the floor plan is the first filter, before neighborhood, before finish level. For sellers, the same logic applies in reverse: know which plan you have and which recent Stone Gate or nearby Fiddlers Canyon corridor sale actually matches it before you set an asking price.

Trails & outdoors


The canyon trail is a short drive up.

Stone Gate does not sit at a trailhead the way the upper bench does, but it shares the same Fiddlers Canyon Road corridor that leads to one, and the rest of Cedar City's trail network is close behind it. Here is the honest tiering, from a short drive to a day trip.

Fiddlers Canyon Trail, ~5 min

Up the same road, the trailhead off Cottontail Drive offers an easy, partly paved path into the canyon and a steeper ridge climb from the same start. A short drive rather than a walk from Stone Gate itself.

Coal Creek Trail, ~5 min

The paved Coal Creek Trail follows the creek across town and is an easy, flat option for a daily walk or ride without leaving pavement.

Iron Hills Trail System, ~10 min

On the south bench, the Iron Hills system adds dirt singletrack, including the climb to the white "C" overlooking town, for a longer outing.

Three Peaks Recreation Area, ~20 min

Northwest of town, the BLM's Three Peaks area opens onto mountain-bike singletrack, OHV trails, and desert bouldering for a full day out.

Farther out, State Route 14 climbs east into the high country toward Lower Ashdown Gorge, Cedar Breaks National Monument, and the Bristlecone Pine Trail, a seasonal day trip once the high road clears for the year.

Schools, by the facts.

Stone Gate is part of the Iron County School District. Fiddlers Canyon Elementary (grades K-5) sits further up the same Fiddlers Canyon Road corridor off 1935 North, and this side of town generally continues on to Canyon View Middle School and Canyon View High School on the north end of Cedar City.

The district is redrawing elementary boundaries for the 2026-27 school year and middle and high school boundaries for 2027-28, so confirm the current assignment for any specific unit directly with the district by address rather than assuming from this page. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about eight minutes away across town.

One name, several plans


Why the unit number matters more than the street.

Every unit in Stone Gate shares one address off Fiddlers Canyon Road, but the units behind that address are not identical. Since construction began, the community has included a smaller 3-bedroom, 2.5-bath plan around 1,500 square feet and a larger plan closer to 2,100 square feet with more bedrooms, and some units were built with an optional basement while others were not. Two units a few doors apart can differ by hundreds of square feet and an entire finished level.

That spread is exactly why I will not quote you a single "Stone Gate price." A buyer comparing two active listings here needs the actual floor plan, the actual square footage, and whether the basement is finished, unfinished, or nonexistent, before any price comparison means anything. A seller pricing a unit needs the same discipline: pull comps by plan and finish level first, then by community.

The practical version: treat the unit number as the identifying detail, not the street name, and read the floor plan and disclosures before you fall in love with a photo.

What I check before I compare two Stone Gate units

  • The exact square footage and bedroom count on the MLS, since plans have ranged from about 1,500 to 2,100 square feet.
  • Whether the unit has a basement, and if so whether it is finished, before I compare its price to a main-floor-only unit.
  • The recorded documents that cover shared walls, exterior upkeep, and parking, since attached units share more than a fence line.
  • How recent any comp actually is, since Stone Gate trades thin and a sale from a year ago may already be stale.

  • The unit number is the identity, not the street. Two units off the same address can differ by hundreds of square feet and a finished basement. Ask for the specific floor plan before you compare price.

  • Thin turnover means stale comps. A handful of sales a year is normal here, so a comp from even a year back may no longer reflect the current market. I pull the most recent, most similar sale I can find.

  • The garage and yard are real value. A two-car garage and a fenced, private backyard are not automatic in attached-home product this size, and they show up in resale demand.

  • Read the recorded documents. Shared walls mean shared rules on exterior upkeep and parking. Read what you are agreeing to before you write an offer.
