Life in the north valley


A north-valley routine with more room around the house.

Sunrise Meadows sits on Cedar City's far north edge, out toward Midvalley Road, in the same general corridor as the Painted Desert and Rose Village communities. That is open-valley living: newer custom homes, longer sight lines to the mountains and the red rock, and a quieter pace than the older Main Street grid a few miles south.

The trade for that space is that errands are a short drive rather than a walk to the corner. What you get in return is room to build bigger: the homes here run larger and newer, generally in the 3,000 to 3,700 square foot range, and this end of the valley is the closest residential pocket to Three Peaks Recreation Area, the big BLM playground northwest of town.

My first checks up here are practical: the exact recorded boundary, the MLS subdivision field, the driveway and parking setup, wind exposure, the winter route, and the drive back to the errands you actually use, because far-north subdivisions in Cedar City sit close enough together that it is easy to mix them up.

North-side highlights


What the far-north location actually buys you.

Six things make this end of town its own place, and each one is specific: newer custom construction, larger floor plans, mountain and red rock views, proximity to Three Peaks, an elementary school nearby, and a freeway on-ramp that starts the drive out of town without cutting through in-town traffic first.

Newer custom construction

Homes here are recent builds rather than 1980s or 1990s resales, which is part of why the fair comparison runs against other far-north new and recent homes, not the older in-town streets.

Larger floor plans

Homes in Sunrise Meadows have run as large as six bedrooms and roughly 3,674 square feet, well above a typical in-town resale. Finish level and layout still vary home to home.

Mountain and red rock views

The open valley setting gives longer sight lines than the in-town streets. Which way the windows and deck face, and what sits on the next lot, decide whether that view stays open.

Three Peaks Recreation Area close by

The BLM's Three Peaks area sits off Midvalley Road northwest of town, with more than 6,000 acres and over 25 miles of mountain-bike singletrack. This is the closest residential pocket to it.

Three Peaks Elementary nearby

Three Peaks Elementary, grades K-5, sits at 1685 Midvalley Road on this side of town. Confirm the exact assignment for any address, since Iron County is adjusting elementary boundaries for the 2026-27 school year.

A freeway on-ramp that skips downtown

Interstate 15 at Exit 59, the State Route 56 interchange, serves this side of the valley, so the drive south or the trip to the airport does not route through the older Main Street grid first.

Bigger homes, and a lot size that varies by parcel.

Sunrise Meadows reads as a larger-home pocket on Cedar City's far north side. The homes are newer single-family customs, and recent inventory has run as large as six bedrooms and roughly 3,674 square feet, well above the typical in-town resale. Because these are custom builds, finish level and floor plan swing from one home to the next, so the comp work matters more than the address alone.

Lot size varies by parcel on this side of the valley rather than following one fixed minimum, and larger lots are common enough that RV parking, a shop, or a bigger yard show up on a number of properties. I confirm the recorded lot size, easements, and usable yard area on the specific home rather than assuming it matches the one next door.

Recent activity here has generally landed in the high $500,000s to mid $600,000s, with finish level, square footage, and lot size moving the number. Inventory in this pocket runs thin at any given time, so treat that as a starting frame and confirm against the live listings rather than a citywide average.

Out here a bigger lot, a clean RV setup, and an open view are worth real money, so they belong in the price.

One lot-picking note from twenty-plus years of Iron County winters: pay attention to which way the driveway and walkways face. South-facing concrete clears itself between storms. Shaded north-facing pockets hold ice longer, and on a larger lot with a long driveway, that is worth knowing before you fall for a floor plan.

Recreation anchor


Three Peaks is the outdoor anchor on this side of town.

Three Peaks Recreation Area is the big draw on the north end of the valley. It is a BLM area off West Midvalley Road, northwest of town, with more than 6,000 acres of high-desert terrain and a long list of ways to use it. It is not inside Sunrise Meadows, but it is the closest reason a certain kind of buyer circles this side of Cedar City.

Trails and tracks

More than 25 miles of mountain bike singletrack plus disc golf, with hiking, equestrian, and OHV trailheads on the same ground.

Room to play

Over 6,000 BLM acres off West Midvalley Road, with ATV riding, horseback riding, a shooting range, and an RC car track.

Camping on site

Rocky Peak Campground sits inside the area with sites for RV and tent camping plus covered group pavilions.

This is the honest answer to "how far is everything from out there." The short version: the daily stops are a short drive south into Cedar City rather than a walk to the corner, which is the trade you make for the space. Times are measured from near Midvalley Road; confirm door-to-door from the exact address.

Because the freeway on-ramp is close, the drive out of town starts on I-15 instead of in traffic: Brian Head's ski runs are about 40 to 45 minutes via Parowan, the Kolob Canyons gate of Zion is roughly 25 to 30 minutes south, and St. George is about an hour. Schools & education


Schools, by the facts.

Sunrise Meadows is part of the Iron County School District. The far north side of the valley is generally served by Three Peaks Elementary (grades K-5) at 1685 Midvalley Road, then Canyon View Middle School and Canyon View High School on the north end of town.

Iron County is redrawing elementary boundaries for the 2026-27 school year as a new East Elementary opens, and middle and high school boundaries are set to shift again for 2027-28 as Canyon View High expands. Confirm the current assignment for any home you are serious about directly with the district rather than assuming it matches a neighboring subdivision. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about thirteen minutes south.

Notes from the north valley.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking out here.

  • The boundary matters most. Far-north subdivisions, including Sunrise Meadows and its neighbors, sit close together out here. I confirm the MLS subdivision field and the recorded plat before I treat a nearby home as a comp.

  • Do not confuse it with Sunrise Ranch. The Estates at Sunrise Ranch is a separate subdivision nearby with its own acreage and builder. Same general area, different plat, different product, so keep the comps straight.

  • The drive is the trade. Map groceries, the freeway, schools, and your normal errands from the exact driveway before you decide the north-valley pace fits how you actually live.

  • The night sky is real here. Away from the in-town lights, the stargazing is genuinely good. Still check the home's own lighting and what may get built on the open lots nearby.
