Life along Lund Highway


What a day on the northwest side looks like.

Sycamore Trail is the practical, everyday version of Cedar City living. It sits on the northwest side off Lund Highway, southwest of Fiddlers Canyon, northwest of Leigh Hill, and just north and west of the Cedar City Regional Airport. The streets are newer, the sidewalks are continuous, and a small neighborhood park gives the kids and the dog somewhere to go without getting in the car.

Because Lund Highway feeds you onto State Route 56 and Main Street quickly, the daily errands stay easy: groceries and the north-side stops are a short drive, and downtown and Southern Utah University are about ten minutes out. It is an unflashy, low-maintenance corner of town, and for a lot of buyers that is exactly the appeal.

Day to day, I would still pay attention to the exact block. A detached home, a two-story townhome, and a single-story townhome can each live a little differently even when the MLS label reads the same. The community is small enough that position and product type both matter.

Where it sits


A compact cluster off the highway.

Lund Highway is the connector.

Lund Highway meets State Route 56 on Cedar City's west side, and that junction is the route you will use most to reach Main Street and the rest of town.

A compact footprint.

This reads as a small, walkable cluster rather than a sprawling subdivision, so the streets, the park, and the exact block all sit close together.

Airport-side context matters.

The community sits just north and west of the Cedar City Regional Airport, so I would stand at the property and listen before deciding how much it factors in.

Park and sidewalks.

An in-community park and continuous sidewalks are part of the appeal here, and both are easy to check on the ground against the exact listing.

Homes & townhomes


A newer mix, built one phase at a time.

Sycamore Trail built out in phases starting around 2016, and you can read those phases in the product. Detached single-family homes came first, the two-story townhomes followed around 2018 to 2019, and the single-story townhomes finished the community out around 2020 to 2021. On the MLS the recorded subdivision is Sycamore Trails PUD, which is worth knowing when you search.

Lots are compact and the floor plans repeat, so the homes are efficient and generally easier to maintain than a large custom lot across town. Most homes and townhomes fall in the neighborhood of 1,450 to 1,800 square feet. The single-story townhome end units are the ones buyers ask about most, usually with an open plan and a two-car garage.

In a community like this, the product type tells you more about value than the street name does.

That is the one thing I would not skip here: do not blend a detached home, a two-story townhome, and a single-story townhome into a single pricing opinion. They are different products with different buyers, and I would split the comps by type, garage, lot, condition, and exact position before I trusted a number.

Before comparing value, I separate detached homes, two-story townhomes, and single-story townhomes. They do not price the same way.

The park is address-specific.

A small park is a genuine plus, but its real value depends on the route, the visibility, and how far it sits from the exact home.

Airport and highway context.

Listen for road and airport-side patterns from the property itself, especially if outdoor space or bedroom placement matters to you.

The recorded documents matter.

On a townhome I read the recorded documents to see how parking, exterior upkeep, insurance, and any rental limits are handled before we write an offer.

Errands & drive times


Errands, measured from the cluster.

This is the practical answer to "how far is everything from the northwest side." The short version: Lund Highway carries you to State Route 56 and Main Street fast, so groceries and the daily stops run single digits to about ten minutes. Times are measured from near the Lund Highway and Sycamore Lane area; confirm door-to-door for your exact address.

Schools & education


Schools, by the facts.

Sycamore Trail is part of the Iron County School District. This side of town sits closest to Three Peaks Elementary, west off Midvalley Road, and the north end of town is split between the Cedar and Canyon View middle and high school zones. The district is also redrawing several elementary boundaries for the 2026-27 school year and its secondary boundaries for 2027-28, so confirm the current assignment for any specific address directly with the district before you rely on it.

For independent school information, GreatSchools and Niche both publish data you can weigh for yourself, and Southern Utah University is about eleven minutes away across town.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking at Sycamore Trail.

  • Do not blend the product types. A detached home, a two-story townhome, and a single-story townhome can sit in the same community and still price very differently. Compare like with like.

  • The build years are phased. A span running from around 2016 to 2021 covers several product phases, so I inspect age, systems, and finish level by the specific address rather than assuming.

  • The park is a real check, not a headline. Confirm where it sits, how the route works, and whether the home you are considering actually benefits from being near it.

  • Stand outside before you decide. Lund Highway and the airport are close by. Test the route you will actually use most and listen at the property itself, at different times of day.
