West Ridge Estates sits on the southwest side of Cedar City along the 700 South corridor, a pocket of town that has filled in steadily alongside neighbors like Blackstone Townhomes, Crescent Heights, and Three Fountains, all within about half a mile. You are out on the west valley floor with the mountains filling the view to the east, so the streets stay flat and the drive to anything on this side of town is short.

The pull here is proximity without crowding. The Cedar City Aquatic Center and Lake at the Hills sit a few minutes south, the Exit 57 shopping and freeway access are close behind them, and downtown and Southern Utah University are a straightforward drive across town. It is a practical, well-placed part of the city rather than a single architectural style, which is the honest way to describe it.

Because home sizes here run wide, from smaller three-bedroom houses to larger five- and six-bedroom homes over 3,700 square feet, this is not a neighborhood where one description fits every address. I treat each home on its own terms rather than assuming a single build era or footprint applies across the board.

Lake at the Hills

A stocked urban fishing lake a few minutes south: rainbow trout plus bass and panfish, paddleboard and kayak water, and a sandy corner for wading. State rules and limits are posted.

Cedar City Aquatic Center

The city's year-round indoor swim facility on Royal Hunte Drive: lap pool, lazy river, water slide, hot tub, splash playground, and a full schedule of lessons and water classes.

A mixed-size housing pocket

Recent sales have ranged from a 1,638-square-foot three-bedroom to a 4,286-square-foot five-bedroom on the same handful of streets. That range is worth knowing before you compare list prices.

Iron Hills singletrack

Out on the west valley floor, a number of backyards here look east toward the mountains, with open sky and the kind of evening light the west side is known for.

Golf within reach

Cedar Ridge Golf Course, the city's 18-hole municipal course, sits on the north side of town, roughly a fifteen-minute drive across the city on a normal day.

West Ridge Estates is not a single-builder, single-model subdivision. Recent sales on its streets near 700 South have included a three-bedroom, two-bathroom home around 1,638 square feet at the smaller end, and five- and six-bedroom homes from roughly 3,700 to 4,300 square feet at the larger end. Prices have generally landed between the low $400,000s and the mid $600,000s, though any specific figure should be checked against the live listings rather than treated as a fixed number.

Because the size range is this wide, the address matters more than the neighborhood name alone. A three-bedroom starter and a 4,000-square-foot family home can sit blocks apart here, so I always confirm square footage, lot size, and layout against the specific listing and county parcel record before comparing prices.

Trails & outdoors


Singletrack a short drive away.

The Iron Hills Trail System is the outdoor draw for this end of town. It is about 30 miles of purpose-built BLM singletrack in the hills south of the city, open to mountain bikes, hikers, trail runners, and in winter, fat bikes and snowshoes. The main door is the Southview Trailhead off Old Highway 91 near Shurtz Canyon Drive, reached from Exit 57 and Cross Hollow Road, a short drive from West Ridge Estates.

Gravel lot, flush toilets, seasonal water, a bike pump and repair station, and a skills track with wooden ramps and a wall ride. Donation box, day use.

The flow trails

Lava Flow, Bone Yard, Iron Giant, Green Hollow, and Highlands run as downhill flow lines through pinyon-juniper, red rock, and old lava fields.

Year-round terrain

Beginner to advanced routes and a winter season that locals ride on fat bikes between storms, all within the same trail system.

The short version: the big-box shopping and a full grocery store sit south at the Exit 57 interchange, and the rest of town is a short drive across the west side. Times are measured from near 700 South and 1850 West, close to the middle of the neighborhood; confirm door-to-door for a specific address.

Farther out, being close to Exit 57 means the drive south starts on the freeway instead of in traffic: Zion's Kolob Canyons gate is about 25 minutes, St. George is about 50 to 55 minutes, and Brian Head's ski runs are roughly 35 to 40 minutes north via Parowan and Exit 75. Schools, by the facts.

West Ridge Estates is served by the Iron County School District. South Elementary, on 400 South, is the closest elementary school to this part of the southwest side. Cedar City splits between the Cedar and Canyon View zones for middle and high school, and this side of town has generally fed toward Cedar Middle School and Cedar High School. The district is redrawing elementary boundaries for the 2026-27 school year and middle and high boundaries for 2027-28, so confirm the current assignment for any home you are serious about directly with the district by address rather than assuming it from this page.

On its streets near 700 South, recent sales have ranged from a modest three-bedroom, two-bathroom home around 1,638 square feet up to a five-bedroom, three-bathroom home over 4,000 square feet, sometimes within a few blocks of each other.

That spread means the neighborhood name alone will not tell you what a specific listing looks like or what it should cost. Two homes both marketed as "West Ridge Estates" can differ by thousands of square feet and hundreds of thousands of dollars. I treat every address here as its own case, and I pull the parcel and permit history before I compare it to anything else on the street.

This is not unusual for a pocket of Cedar City that sits between several distinct developments (Blackstone, Crescent Heights, Three Fountains) rather than inside one master-planned community. It simply means due diligence matters a little more here than in a subdivision built by a single builder in a single phase.

  • The Aquatic Center and Lake at the Hills are the real amenity. Both sit a few minutes south, and in summer that stretch is where a lot of this side of town ends up on a weekend.

  • Exit 57 is close for a reason. Groceries, big-box shopping, and the freeway on-ramp all sit within a few minutes, which is a real convenience for this side of the city.

  • Confirm the exact boundaries. Because West Ridge Estates sits close to Blackstone, Crescent Heights, and Three Fountains, I confirm which development a specific parcel belongs to before pricing it.
