What a day over here looks like.

Westview Estates sits farther west than most Cedar City buyers picture at first. Streets in the neighborhood cluster around 4300 West and 4425 West with Laurie Lane running through it, south of Center Street and close to the Highway 56 corridor rather than the in-town grid near Main Street.

The pull here is land and house size. Homes run to larger custom and semi-custom builds on half-acre-plus lots, some closer to two-thirds of an acre, with enough side-yard or backyard room for RV parking, garden space, or shop-style storage. It is not the feel of a compact production subdivision.

Day-to-day errands are still a drive. Highway 56 carries you back toward grocery, SUU, downtown, and I-15, while the neighborhood itself stays residential. If you want space more than walkable retail, this is the version of Cedar City I would have you compare.

Half-acre-plus lot signal

Public listings describe lots from just over a half acre on 4300 West and 1325 South to about two-thirds of an acre on Laurie Lane. Homes here sit on large west-side parcels, not compact in-town lots.

Room for RVs and shops

The lot depth and width are the practical feature. When I walk these homes with buyers, I am looking at side-yard access, trailer parking, shop placement, and how much usable backyard is left.

Larger floorplans

Recent listings have run from about 2,200 to 3,700 square feet, with four to six bedrooms. Sizes vary home to home, so check the live MLS for what is on the market now.

West-side views

Out on the west valley floor, many homes trade compact street frontage for open sky and long sightlines back toward Cedar Mountain and the east bench. Confirm view corridors lot by lot.

Highway 56 access

This far west placement puts Highway 56 close by for west-side errands, I-15 access, and trips toward Iron County's open land. Exact routes depend on the address.

Westview Estates is best read from the live MLS and public listing details, not from a generic neighborhood description. Public detail pages for homes on 4425 West and Laurie Lane confirm the official subdivision field as West View Estates Subdivision, and listings on 4300 West and 1325 South describe half-acre-plus lots with four to six bedrooms.

Recent listings have run from about 2,200 to 3,700 square feet and roughly $555,000 to just over $1.1 million, with most of the half-acre-lot homes clustering between about $555,000 and $700,000. Those ranges shift with what is active and with each home's lot and finish level, so pull the current MLS before any buyer or seller leans on the numbers.

The lot and storage setup matter as much as the floorplan here.

Trails & outdoors


Trail access by car.

The Iron Hills Trail System is the named public trail network I would use for this part of Cedar City. It is a BLM singletrack network on the south end of town, open to mountain bikes, hikers, trail runners, and in winter, fat bikes and snowshoes. The Southview Trailhead, off Shurtz Canyon Drive near the Cross Hollow Road exit, is the main door, but from Westview Estates it is a cross-town drive, not a walk-out trail connection.

Iron Hills terrain

Purpose-built singletrack winds through pinyon-juniper and red rock on the hills south and east of town, with routes for beginners through advanced riders.

Year-round use

Hikers and mountain bikers use the system most of the year, with locals switching to fat bikes and snowshoes between winter storms.

The short version: Westview Estates trades walkable errands for lot size. Times below are measured from near 4300 West and Center Street; the daily stops are still straightforward by car, and most runs point east along Highway 56 toward Main Street, Providence Center, or I-15 Exit 59.

Schools & education


Schools, by the facts.

Westview Estates is served by the Iron County School District. The nearest elementary is Iron Springs Elementary (K-6), a few blocks north on 4050 West, and Iron Springs feeds into Canyon View Middle School and Canyon View High School. The district is redrawing elementary boundaries for the 2026-27 school year and middle and high school boundaries for 2027-28, so confirm the current assignment for any address with the district before you count on a specific school.

The name & the neighbors


One name, two spellings, and a nearby lookalike.

Westview Estates is a valley-floor subdivision, half-acre-plus lots on flat ground west of the 4000 West line. That is a different place from Cross Hollow Hills, a separate subdivision of two-to-five-acre lots up in the hills above Westview Drive on the southwest edge of town. The two share a directional name and roughly the same side of Cedar City, but not the same terrain, lot sizes, or streets, so I never treat them as interchangeable when a buyer asks about "the west side."

The spelling split is real too. Public MLS detail pages for this subdivision show the field as West View Estates Subdivision (two words), while marketing copy from agents and portals commonly writes it Westview Estates (one word). Both point to the same neighborhood. When I set up a search or pull comps, I run both spellings so a listing does not slip through on a technicality.

Practically, that means: if you are comparing "west side Cedar City" options, ask which subdivision and what lot size before you compare price per square foot. A half-acre lot on 4300 West and a two-acre lot up in Cross Hollow Hills are not the same product, even though both get called "west side."

Before you compare "west side" listings, check:

  • Which subdivision the MLS actually lists, Westview Estates or West View Estates, not just "west Cedar City."
  • Whether the lot is flat valley floor (Westview Estates) or hillside acreage (Cross Hollow Hills or North Ridge), since the terrain changes the build and the view.
  • The actual lot size in the listing, not an assumed "half acre" or "acreage" label.

What locals know

Notes from the southwest side.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend about Westview Estates.

  • Search both spellings. Public records and marketing copy may use Westview Estates, but the MLS subdivision field on multiple listings reads West View Estates Subdivision. I check both so a buyer or seller does not miss a match.

  • The lots are the point. The half-acre-plus signal across public listings changes how these homes shop. You are comparing side access, parking, shop options, and usable yard, not just bedroom count.

  • Do not confuse it with the hillside subdivisions. Cross Hollow Hills and North Ridge sit up in the hills nearby on multi-acre lots. Westview Estates is flat valley ground with smaller, though still generous, half-acre-plus parcels.

  • It feels like the far west side. Expect more open sky, bigger setbacks, and more car-based errands than the center of town. That trade is exactly why people compare this pocket against tighter in-town neighborhoods.
