Life on the north grid
What a day over here looks like
In shortIt was fully built in the 1990s, with single-family homes on lots from about a fifth of an acre up past a quarter acre.
Willowwood is a grid of streets on the north side of Cedar City, not a hillside or a new-construction sales office. Confirmed sales sit on the 1500 North and 1650 North blocks near 175 West, and the subdivision is fully built.
What sets Willowwood apart is the range of lot sizes. Recent sales here have run from about a fifth of an acre up past a quarter acre, and home sizes have ranged from roughly 1,900 to more than 3,400 square feet. That is a wide spread, so I do not price the whole area by one shortcut. I look at the exact lot, the updates, the garage, the parking, and the condition.
Day to day, the rest of north Cedar City is close. North Main and Northfield Road mark the edges, Main Street errands are close, and SUU, downtown, Providence Center, and the hospital are normal local drives. I check every address first here, because a same-named apartment complex on Northfield Road makes it easy to mix them up.
Neighborhood highlights
What the record actually shows
A real, built subdivision
Sales at 1688 N 175 W, 324 W 1650 N, and 359 W 1500 N have all carried the Willowwood name, so this is a genuine street-grid community, not just a marketing label.
1990s construction
Confirmed builds from 1993 and 1996 place the core of Willowwood in the 1990s. That is useful when you ask about the roof, the systems, and updates on any resale here.
Quarter-acre-range lots
Confirmed lot sizes run from about 0.20 to 0.26 acre and up, a wide enough spread that I check the exact parcel before I compare two homes.
North Main and Northfield edges
North Main Street and Northfield Road frame this side of town, so I check street access and traffic from the exact home before I call a lot quiet or busy.
Established resale
Willowwood is fully built, so this is a resale search. Check the roof, the systems, the updates, the layout, and the condition, home by home.
A genuine name collision
A separate apartment and condo complex on Northfield Road also uses the Willowwood name. I never count that complex in the Willowwood sales I compare.
About the facts in the bar at the top of this page. Sources: public listing records and the live MLS. Figures change and the name overlaps with an unrelated Northfield Road complex, so check with me before you rely on them. Citywide data is on the Cedar City guide.

The homes and the land
Homes & lots and Trails & outdoors
Homes & lots
A range, not a single number
What matters here is the range, not a quick average. Confirmed Willowwood sales span roughly 1,900 to more than 3,400 square feet, with bedroom counts from four up to seven in the larger homes. That is a wide spread for one subdivision, so two "Willowwood homes" can be very different properties.
Lot size is what I would look at first. Confirmed lots have run from about 0.20 acre up past a quarter acre. That sounds simple, but two homes with the same bedroom count can feel very different on lots that far apart in size. I check the width along the street, the side yards, the garage, the parking, and the backyard shape before I treat a sale as truly comparable.
Willowwood is a lot-by-lot neighborhood. The exact address and the exact parcel matter more than the name alone.
If a specific feature matters to you, like RV parking, a certain garage setup, a single-level layout, or a bigger backyard, tell me early. I will match the live listing to the confirmed Willowwood street grid before I tell you it is a good match.
Trails & outdoors
A short drive to the city's outdoor spots
Willowwood does not have a trailhead inside the subdivision, so it is a short drive, not a walk out the door. Here they are, closest first.
Coal Creek Trail, ~6 min
Cedar City's paved, dog-friendly path runs about 3.5 miles through the heart of town, from Ann J. Gardner Canyon Park toward Bicentennial Park. It is a short drive south from the north-side grid, not a walk from home.
Fiddlers Canyon Trail, ~5 min
Over on the northeast side, on higher ground, this city-maintained trailhead off Cottontail Drive pairs an easy paved lower path with a steeper ridge climb. It is a cross-town drive from Willowwood rather than a neighborhood amenity.
Three Peaks Recreation Area, ~18 min
Northwest of town, the Three Peaks area is managed by the Bureau of Land Management (BLM). It has mountain-bike singletrack (a narrow trail wide enough for one bike) and bouldering out on the desert floor. It also has off-highway vehicle (OHV) trails. Willowwood's north-side spot saves a couple of minutes compared with other Cedar City neighborhoods.
Cedar Breaks & Brian Head, seasonal
Up State Route 14 and over via Parowan, the high country opens once the seasonal roads clear. Treat both as a day trip, not a weeknight outing, from this side of town.
Trail details come from Cedar City's official trail pages. The wider outdoor picture, Cedar Breaks and Brian Head included, is in the Cedar City guide.

Schools & education
Schools, by the facts
Willowwood is part of the Iron County School District. At least one confirmed Willowwood listing on 175 West lists Fiddlers Canyon Elementary, Canyon View Middle School, and Canyon View High School as its assigned schools, which fits the district's general north-side pattern. The district is also changing which schools serve which streets. Elementary boundaries change for the 2026-27 school year, and middle and high school boundaries change for 2027-28. That means a school that serves one Willowwood address today is not guaranteed to serve every address on these blocks, now or after the change.
For any home you are serious about, check the current school directly with the district rather than assuming it from this page. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Southern Utah University is a short local drive from the north side.
I cover the bigger education picture, including SUU, in the Cedar City guide.
Get the name right
One name, two very different addresses
This trips up online searches more than any other detail here: Cedar City has two things called Willowwood. One is this subdivision, a fully built, single-family neighborhood near the 1500 and 1650 North blocks and 175 West. The other is an unrelated apartment and condo complex on Northfield Road, with its own rental units and its own address, nowhere on the same street grid as the homes this page covers.
General web searches and automated valuation tools mix the two up constantly, because they share a name and both sit on Cedar City's north side. A rental listing may describe the apartments, not the subdivision, so do not assume it fits the homes here. The mix-up matters even more for sellers, because an automated estimate that blends condo-complex data into single-family sales will be wrong in either direction.
I treat the name as a warning, not a shortcut. Before I tell a buyer what a Willowwood home costs or a seller what theirs is worth, I check the exact parcel, the exact street, and whether the record matches the single-family subdivision or the Northfield Road complex.
What I check before I call a listing part of Willowwood
- Whether the address sits on the 1500-1650 North / 175 West grid or on Northfield Road.
- Whether the property is a single-family home or a condo or apartment unit.
- The build year and square footage against the confirmed 1990s, single-family pattern.
- The live MLS record directly, rather than an aggregator page that may blend the two Willowwoods together.
Sources: public listing records for confirmed Willowwood addresses and separately for the Northfield Road complex. I verify every specific parcel before I rely on it.
What locals know
Notes from the north side
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend about Willowwood.
The name is not unique to this subdivision
Check the parcel before you compare one "Willowwood" listing with another, since a Northfield Road complex shares the name.
Size varies more than you would expect
Confirmed homes here range from roughly 1,900 to more than 3,400 square feet, so a "typical" Willowwood home is not one number.
This is a 1990s neighborhood
That means the original roofs, water heaters, and heating and cooling equipment are probably due for replacement or already replaced. I ask for the update history early on every showing.
Northfield Road changes the feel block to block
Homes nearer Northfield Road see more through traffic than the inner 1650 North streets. Walk the specific block before you decide.

Buying in Willowwood
Willowwood is an established subdivision on Cedar City's north side, with homes fronting the 1500 and 1650 North blocks near 175 West. It shares its name with an unrelated apartment and condo complex on Northfield Road, so I always check the parcel and the recorded subdivision field before I call a listing part of Willowwood.
Willowwood is a fully built, single-family subdivision from the 1990s. Confirmed sales on 1500 North, 1650 North, and 175 West have ranged from roughly 1,900 to over 3,400 square feet, on lots running from about a fifth of an acre up past a quarter acre. Treat each home as an established resale and check the condition, roof, systems, and updates parcel by parcel.
Willowwood is in the Iron County School District. At least one confirmed Willowwood address lists Fiddlers Canyon Elementary, Canyon View Middle School, and Canyon View High School, but the district is changing which schools serve which streets. Elementary boundaries change for 2026-27, and middle and high school boundaries change for 2027-28. Check the current school for any specific home directly with the district.
No. Willowwood is a fully built 1990s subdivision, so the search here is for resale homes. I still check live listings and any nearby vacant parcels before telling you a specific lot is or is not buildable.
Willowwood is an established, fully built subdivision, so the live list may be empty at any moment. Check the live Cedar City listings for anything currently on the market, and I can set an alert for Willowwood or the surrounding north-side streets.

Selling in Willowwood
Pricing needs a careful look at recent sales of similar homes, because Willowwood shares its name with an unrelated apartment complex on Northfield Road and sits close to other north-side streets. Start with the home valuation page and I will compare your home against recent Willowwood and north Cedar City sales, no obligation.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Cedar City listings and on this Willowwood page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
It depends on how many similar homes are for sale at the time. Price depends on updates, floor plan, garage or RV parking, and condition. Tell me your timeline and I will tell you plainly what I see, not a pitch.
