Living in Ocotillo Springs

Morning hits the foothills first. The sun reaches the back of the neighborhood before the flat valley below. You can have your coffee on the patio in the sun a little earlier up here. If you ride or run, the Cove Wash trailhead at the Santa Clara River Reserve is about ten minutes southwest. It sits across the river off Gates Lane. If the morning is for errands, Harmons on Pioneer Parkway is about four minutes away. You pass a handful of fields that still show what Santa Clara looked like before this slope filled in.

Midday on this side of town is quiet by design. The neighborhood sits off the main roads, so through traffic is basically zero. Snow Canyon Parkway runs about a mile northeast and Pioneer Parkway about a third of a mile south. The streets in between stay quiet, apart from the occasional delivery truck. Being that far from the main roads is one reason to buy here instead of closer to the freeway.

Evening is why the view lots cost more. The red Navajo sandstone of Snow Canyon catches the last light, and the cliffs above Ivins turn copper and rust against a big sky. The foothill breeze picks up around sunset and the houses settle into their nighttime quiet. The only sound from the roads is a faint hum from Pioneer Parkway that disappears a half hour after dark.

Ocotillo Springs was built from 2018 to 2022, and almost every lot has a home now. It sits on the northwest bench of Santa Clara, where the flat valley turns into the foothill slope that rises toward Snow Canyon and Ivins. There are 66 homes, each on a small lot of its own, so few homes are for sale at one time.

Lots are small, so yard work is light. The west-facing lots and the ones on higher streets get the Red Mountain and Snow Canyon views. As you would expect, those views raise the price. The homes were built in a similar era, so the neighborhood feels settled and consistent. You will not find a 1990s rambler next to a brand-new modern farmhouse, which keeps the streets looking unified.

On this side of town the afternoon sun is strong, and west-facing backyards get its full force in summer. Homes with good shade structures, mature landscaping, or covered patios show better and are more comfortable to live in. It is not a dealbreaker, just a factor to weigh against the view, and one you will not notice on a morning showing.

The Santa Clara River Reserve is a big reason to look at this end of town. It is BLM mesa-and-river country southwest of Santa Clara, and the Cove Wash trailhead, about ten minutes from Ocotillo Springs, is the main way in. The mountain bike trails here, Barrel Roll, Suicidal Tendencies, Sidewinder, and Precipice, are some of the best singletrack in Washington County (narrow trails just wide enough for one bike). Some are smooth and flowing, and some are rocky and hard to ride. The Tempi'po'op trail passes thousand-year-old petroglyphs, and it works for hikers and riders alike.

Snow Canyon State Park is the second big outdoor draw, about five to eight minutes northwest through Ivins. The park's 38 miles of trails run through petrified dunes, lava tubes, and red Navajo sandstone. It looks like a movie set, but it is real and right there. Between the Reserve and Snow Canyon you have two different places to get outside: desert mesa and carved canyon. Each is about ten minutes from the garage.

Washington County School District serves Ocotillo Springs. For the younger grades, the district's boundary map places Ocotillo Springs in Red Mountain Elementary, which is in Ivins. Lava Ridge Intermediate (2425 Rachel Dr, grades 6-7) is in town. Snow Canyon Middle School (1215 N Lava Flow Dr, St. George) and Snow Canyon High School (1385 N Lava Flow Dr, St. George) are just across the city line. The district can change which schools serve which streets, so check the current assignment for any home you are serious about with the district. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Vista School, a charter in Ivins, is another option.
