Iron West is a newer subdivision off Highway 56 on the west side of Cedar City. Its streets run roughly 4400 to 4700 West, between 75 South and 300 North. More than one builder is putting up single-family homes here. The homes are new, and the garages are bigger than in older parts of town. Highway 56 takes you back to Main Street and I-15 quickly.

Life off Highway 56


New construction on the west side of town

Iron West sits off Highway 56 on the west side of Cedar City. Its streets run roughly 4400 to 4700 West, between 75 South and 300 North. It is one of several newer subdivisions filling in this part of town.

The streets here are newer than the old downtown grid, and they are wide. Homes are still going up on some blocks. A straight run down Highway 56 takes you back to I-15 and Main Street.

Iron Hawk Townhomes sits nearby off 4375 West. It is an attached-home community, meaning the homes share walls. Iron West itself is detached single-family construction, a different kind of home from the townhomes next door. It helps to know that early.

More than one builder is active here, and the subdivision has grown in sections over a few years. I look at recent sales by builder, plan, and phase, and I do not treat every "Iron West" listing as the same.

What sets this area apart

Iron West is not one planned community with one builder and one plan book. It is a growing group of streets with new homes, more than one builder, and an easy run back to town. Six things set it apart.

Streets 4400 to 4700 West

Streets here run roughly 4400 to 4700 West, between 75 South and 300 North. You find them on the west edge of town, off Highway 56.

Highway 56 access

Iron West sits right off Highway 56, the main route back to I-15, Main Street, and the rest of town.

Iron Springs Elementary nearby

Iron Springs Elementary at 235 North 4050 West is about a 3-minute drive, which tells you where Iron West sits, not which school serves a home. For ratings, see GreatSchools or Niche, and check the school boundary for the exact address.

Newer construction, since 2022

Most homes here are recent builds, not resales from the older subdivisions near downtown. You can see it in the lot layouts and the garage sizes.

New homes from more than one builder

Iron West is newer single-family construction, and most of it dates from 2022 forward. Recent listings have run roughly 1,600 to 2,270 square feet, with 3 to 4 bedrooms and 2 to 3 bathrooms in most. Lots run from about a fifth of an acre up toward a quarter acre.

Rose Bradley Homes has an active section off 4500 West. Its plans have included the Carabella, the Elizabeth, and the Gemini, and prices there have started in the mid $400,000s.

Alex Meisner Construction builds a separate section, marketed as Meadows at Iron West. To reach it, keep going west on Highway 56 and turn onto 4500 West. It offers both ready-built homes and custom builds on selected lots. Recent list prices across the whole subdivision have run from the high $300,000s up into the $600,000s.

Two builders and several phases share the Iron West name, so I would not average the whole subdivision into one number. I start with recent sales by builder and plan, then adjust for lot size and how nice the finishes are.

Trails & outdoors


A short drive to Cedar City's outdoor menu

Iron West does not have a trailhead inside the subdivision. What you get is a short drive, not a walk from your door. The list below runs from the closest outing to a day trip.

Coal Creek Trail (easy, paved)

Cedar City's paved Coal Creek Trail is off Highway 56 near Veterans Park. It is an easy drive from Iron West on the same road that takes you to town.

Iron Hills Trail System

The Iron Hills trails are narrow dirt paths made for bikes and hikers (singletrack), and they include the climb to the white "C." They sit on the hillside on the south side of town, a short drive across town from the west side.

Three Peaks Recreation Area, ~15 min

The BLM (Bureau of Land Management) runs Three Peaks, about ten miles northwest of central Cedar City. Take Lund Highway off Highway 56 to reach it. It has more than twenty-five miles of mountain-bike trail, plus OHV (off-highway vehicle) routes on the desert floor.

Cedar Breaks and Brian Head, seasonal

State Route 14 and the Parowan route into the high country start on the far side of town from Iron West. Add a few minutes to cross Cedar City before the climb.

Errands & drive times


Errands, measured in minutes

From Iron West, daily errands run east along Highway 56. That leads to I-15, the grocery stores on Main Street, and Providence Center. Times are estimated, measured from near 4500 West and 150 North. Add a couple of minutes for streets on the far edge of the subdivision, and time the drive from the home you like.

Farther out, the weekend map still works from here. It just starts a few minutes later than it would from the east side of town. Brian Head is roughly 40 to 45 minutes north via Parowan. The Kolob Canyons gate of Zion is about 25 to 30 minutes south on I-15, and St. George is about 50 to 55 minutes. The full day-trip map is in the Cedar City guide.

Schools & education


Schools, by the facts

Iron West is part of the Iron County School District. Iron Springs Elementary (grades K-5) is at 235 North 4050 West, on the same side of town. It is the closest named elementary, about a 3-minute drive from these streets.

The district is changing which schools serve which streets, starting with the 2026-27 school year for elementary schools. Check which elementary school serves the address before you rely on it.

For middle and high school, Cedar City splits into two zones. One is Cedar Middle and Cedar High, and the other is Canyon View Middle and Canyon View High. Do not guess which zone serves a west-side address by how close it is. The district is also changing middle and high school boundaries for the 2027-28 school year. Check the current assignment with Iron County School District before you write an offer. Southern Utah University is about ten minutes away across town.

One name, two builders


Why the plan book matters as much as the address

This changes how you should shop here, so I will say it plainly: Iron West is not one builder's community with one set of plans. Rose Bradley Homes has an active section off 4500 West. Its plans include the Carabella, the Elizabeth, and the Gemini.

Alex Meisner Construction builds a separate section, marketed as Meadows at Iron West. To reach it, keep going west on Highway 56 past the I-15 overpass and turn onto 4500 West. It offers both spec homes (homes built before a buyer is found) and custom lots.

The two builders offer different floor plans and different standard finishes, and sometimes different lot sizes. Yet every home carries the same Iron West or Iron West Subdivision address. A nearby apartment community uses a similar name, so if you search online, make sure you are looking at detached homes for sale, not a rental.

None of this makes Iron West hard to buy into. It just means the usual shortcut does not work here: you cannot average every "Iron West" listing into one number. I would rather walk you through the builder, the phase, and the plan before we talk price.

What I check before comparing two Iron West homes

  • Which builder built the home, and which specific plan it is.
  • The lot size and the street. Sections differ, even inside Iron West.
  • Construction status. Is it finished, still being built, or only a lot?
  • Whether the listing is a detached home, or a nearby townhome or apartment instead. I want us to compare like with like.

What locals know

Notes from the west side

No listing photo tells you this part. I have lived in Southern Utah for more than 20 years, and here is what I would tell a friend who is looking at Iron West.

  • One name, two builders. Rose Bradley Homes and Alex Meisner Construction both build under the Iron West name. Find out which one built the home you like before you compare it to another listing.

  • Highway 56 is the main road. Nearly every errand, and your way to the freeway, runs through Highway 56. I check the real turn out of the subdivision from the home itself, because a map pin is not enough.

  • Do not mix up the three kinds of home. A detached Iron West home, the nearby Iron Hawk Townhomes, and an apartment community with a similar name are three different things. I check the property type before I talk price.

  • Check school zones twice. Iron County School District is changing elementary boundaries for 2026-27 and middle and high school boundaries for 2027-28. The schools that serve an address today may change in a year or two.
