Life out here
What a day over here looks like
Westview Estates sits farther west than most Cedar City buyers first picture. Its streets cluster around 4300 West and 4425 West, Laurie Lane runs through it, and it lies south of Center Street. It is close to Highway 56, not the in-town grid near Main Street.
The draw here is land and house size. The homes are larger custom builds, some from a builder's plan changed to suit the buyer, on lots of half an acre or more, and some lots are closer to two-thirds of an acre. That leaves enough side yard or backyard for RV parking, a garden, or a shop, and it does not feel like a compact subdivision of matching homes.
Errands are still a drive. Highway 56 takes you back toward groceries, SUU, downtown, and I-15, while the neighborhood itself stays residential. If you want space more than shops you can walk to, this is the kind of Cedar City home I would have you compare.

Public listings describe lots from just over a half acre on 4300 West and 1325 South, and lots on Laurie Lane run to about two-thirds of an acre. These homes sit on large west-side lots, not small in-town ones.
Room for RVs and shops
The depth and width of the lot are the useful features. When I walk these homes with buyers, I look at side-yard access, trailer parking, and where a shop could go, and I check how much usable backyard is left.

West-side views
Out on the flat, open ground of the west valley, the homes are not packed tight along the street, so you get open sky. You get long views back toward Cedar Mountain and the hillside on the east side of town, so check the view lot by lot.
Highway 56 access
This far west spot puts Highway 56 close by. That helps with west-side errands, getting to I-15, and trips toward Iron County's open land, though the exact route depends on the address.

The best way to learn Westview Estates is from the live MLS and public listing details, not from a general description. Public pages for homes on 4425 West and Laurie Lane list the official subdivision as West View Estates Subdivision, and listings on 4300 West and 1325 South describe lots of half an acre or more, with four to six bedrooms.
Recent listings have run from about 2,200 to 3,700 square feet, and prices from roughly $555,000 to just over $1.1 million. Most of the half-acre-lot homes fall between about $555,000 and $700,000. These ranges shift with what is for sale, each home's lot, and how nice its finishes are. Pull the current MLS before you count on the numbers, whether you are buying or selling.
The lot and the storage matter as much as the floor plan here.
Some features may matter to you: a true half-acre lot, side access for a trailer, a level spot for a shop, a basement layout, or a certain view. Tell me early. I'll check both Westview Estates and West View Estates in the MLS, so the search does not miss a spelling.
Trails & outdoors
Trail access by car
The Iron Hills Trail System is the public trail network I would use from this part of Cedar City. The Bureau of Land Management (BLM) runs it on the south end of town. It has singletrack (a narrow dirt trail wide enough for one bike), and it is open to mountain bikes, hikers, and trail runners, and in winter to fat bikes and snowshoes. The main way in is the Southview Trailhead, off Shurtz Canyon Drive near the Cross Hollow Road exit. From Westview Estates that is a drive across town, so you cannot walk out your door onto the trail.

Gravel lot, flush toilets, seasonal water, and a bike pump and repair station off Shurtz Canyon Drive on Cedar City's south end.
Iron Hills terrain
Purpose-built singletrack winds through pinyon-juniper and red rock on the hills south and east of town, with routes for beginners through advanced riders.
Year-round use
Hikers and mountain bikers use the system most of the year, with locals switching to fat bikes and snowshoes between winter storms.

Westview Estates gives up walkable errands for a bigger lot. Times are measured from near 4300 West and Center Street, and the daily stops are still easy by car. Most trips head east along Highway 56 toward Main Street, Providence Center, or I-15 Exit 59.

Schools & education
Schools, by the facts
The Iron County School District serves Westview Estates. The nearest elementary is Iron Springs Elementary (K-5), a few blocks north on 4050 West, and it goes on to Canyon View Middle School and Canyon View High School. The district is changing school zones: elementary zones for the 2026-27 school year, and middle and high school zones for 2027-28. Ask the district which schools serve any address before you count on a specific one.

The name & the neighbors
One name, two spellings, and a nearby lookalike
Westview Estates sits on the flat, open ground of the valley, with lots of half an acre or more, west of the 4000 West line. That is a different place from Cross Hollow Hills, a separate subdivision of two-to-five-acre lots up in the hills above Westview Drive, on the southwest edge of town. Both are on roughly the same side of Cedar City, and both get called "the west side," but the land, the lot sizes, and the streets are not the same. So I never treat them as one place when a buyer asks about "the west side."
The two spellings are real too. Public MLS pages list this subdivision as West View Estates Subdivision (two words), and agents and home websites often write it as Westview Estates (one word). Both mean the same neighborhood. When I set up a search or look up recent sales, I use both spellings, so a listing does not slip through over a spelling.
Say you are comparing "west side Cedar City" homes. Ask which subdivision and what lot size before you compare price per square foot. A half-acre lot on 4300 West and a two-acre lot up in Cross Hollow Hills are not the same kind of home, even though both get called "west side."
Before you compare "west side" listings, check:
- Which subdivision the MLS lists, Westview Estates or West View Estates. Do not settle for just "west Cedar City."
- Whether the lot is flat, open valley ground (Westview Estates) or hillside acreage (Cross Hollow Hills or North Ridge). The land changes the build and the view.
- The real lot size in the listing. Do not trust a "half acre" or "acreage" label.
What locals know
Notes from the southwest side
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend about Westview Estates.

Search both spellings. Public records and marketing copy may say Westview Estates, but the MLS subdivision field on several listings reads West View Estates Subdivision. I check both, so a buyer or seller does not miss a match.

The lots are the point. Public listings show lots of half an acre or more, and that changes how you shop. You compare side access, parking, options for a shop, and usable yard, because bedroom count is not the whole story.

Do not confuse it with the hillside subdivisions. Cross Hollow Hills and North Ridge sit up in the hills nearby, on lots of several acres. Westview Estates is flat valley ground with smaller lots, but still generous ones at half an acre or more.

It feels like the far west side. Expect more open sky, bigger setbacks (the space you must leave between a home and the lot line), and more errands by car than in the center of town. That is why people compare this area with tighter in-town neighborhoods.
