The draw at 535 West 2530 North is a new, lower-maintenance build on Cedar City's growing north end, west of Main, where Canyon View High School is about half a mile away and the north freeway ramp is a short line out. The exterior is somebody else's job, the yard to keep is small, and the everyday errands sit a few minutes south on North Main.
It sits on the flatter valley side of town rather than up on a bench, so winter access is straightforward and the streets around it are wide and newer. What you are weighing is square footage and a private lot against convenience, a finished 2025 build, and less to keep up.
The wrinkle to understand before you compare anything: Cedar Breaks is one building of six attached homes, not a house on its own parcel. Canyon View High, ~half a mile
Canyon View High School sits at 166 West 1925 North, roughly half a mile south. Not many north-side addresses are this close to the high school.
North-end freeway access, ~4 min
Interstate 15 at Exit 62, the 1600 North interchange, is about four minutes out. St. George is roughly 50 minutes south and the Kolob Canyons gate of Zion about 25.
Bicentennial Park nearby
Cedar City's Bicentennial Park at 660 West 1045 North, with ball fields, a skate park, pickleball, and walking paths, is a few minutes south off Constitution Avenue.
Lower-maintenance living
With exterior upkeep and a small footprint, the attached format trades a private yard for less to keep up, which is the whole reason many buyers look here.

Cedar Breaks is a single six-unit building of new attached homes by Desert Sage Home Builders, finished in 2025. It comes in two plans, so the first thing to pin down is which one a given listing actually is. The larger plan is a three-bedroom, one-and-a-half-bath unit at about 1,297 square feet, and the smaller is a two-bedroom, one-and-a-half-bath unit at about 1,013 square feet. Each unit has two covered carport spaces, an open main level, and quartz counters.
In a newer townhome the square footage on the listing is only part of the story, so I look at which carport spaces belong to the unit, interior storage, bedroom placement, the appliance package, natural light, and whether the plan handles your real furniture. Completion stage and what is included both move the price, so I confirm the exact plan and the specific unit before pricing it.
One more thing that is easy to miss online: because six homes share one 535 West address, a listing you see could be an individual unit or the entire building. I always sort that out before I treat any number as a comparable, since a whole-building price and a single-unit price are two different markets wearing the same address.

A park and a paved trail, minutes south.
The honest picture from the west-of-Main north side: the everyday outdoor spots are a park and the paved creek trail a few minutes south, and the canyon and foothill trails are a short drive across or up the valley. Here is the tiering, from a few-minute run to a day trip.
Bicentennial Park (few minutes)
At 660 West 1045 North off Constitution Avenue, with ball fields, a skate park, pickleball courts, playgrounds, and walking paths. The closest place to stretch your legs on foot.
Coal Creek Trail (few minutes)
Cedar City's paved Coal Creek Trail follows the creek across town, a flat there-and-back for a walk, a run, or a bike ride once you are down onto the valley grid.
Fiddlers Canyon & Iron Hills (short drive)
Across town on the northeast bench, the Fiddlers Canyon trailhead and the Iron Hills system, including the climb to the white "C", add real dirt trail. A short drive, not a walk from here.
Three Peaks Recreation Area, ~20 min
Out on the desert floor northwest of town, the BLM's Three Peaks area opens up miles of mountain-bike singletrack, OHV trails, and bouldering, about twenty minutes away.
Farther out, State Route 14 climbs east into Cedar Canyon and the high country, with Cedar Breaks National Monument, the natural feature this community shares a name with, a seasonal drive up the canyon once the high road clears. Brian Head's ski runs are about 40 minutes north via Parowan.

Cedar City splits between the Canyon View and Cedar attendance zones, and this north end of town generally falls on the Canyon View side, feeding Canyon View Middle School (1865 North Main) and Canyon View High School (166 West 1925 North), which is about half a mile from the community.
The district is actively redrawing boundaries: elementary zones change for the 2026-27 school year and middle and high zones for 2027-28, so I do not name a fixed elementary here. Confirm the current assignment for your exact address directly with the district rather than guessing from a map.
