Tell me what you are looking for, and I will watch for it
College Way is one short street of attached, multi-unit buildings off 200 North, so only a small number of units could ever be for sale here at once. A new one appears once it is entered into the MLS.
College Way is a single small street by SUU, which makes it simple to follow in the Iron County MLS. Ask me for a unit here, and you will not be racing the big listing websites. The site watches the MLS for you and emails you when one lists.

Life near downtown and Specific highlights
Life near downtown
A central address keeps errands short
In shortThe street is lined with attached, multi-unit residential buildings (several homes joined in one building), not single detached homes. Southern Utah University sits a short drive away. Main Street, groceries, and the older downtown grid are all close by city standards.
Buying on College Way is a different decision than buying a house on a lot. It does not compete with west-side acreage, south-end new construction, or a hillside custom neighborhood. What it has going for it is location. 200 North, Main Street, downtown restaurants, groceries, and everyday services are all close, so your errands stay short. Southern Utah University is a short drive, not a long commute.
The street is small, so I keep this page short and focused. A small attached unit on College Way should not be priced off a messy keyword search, because those searches sweep in unrelated properties elsewhere in town. The address and the unit are what matter.
For a buyer, I start at the front door and work outward. I look at parking, storage, stairs, and how much sound passes through the walls. Then I look at the outside condition, recent attached-home sales, and the route you would actually use to campus or Main Street. For a seller, that same order keeps the value talk honest.
Specific highlights
What makes College Way different
A central address off 200 North
College Way sits inside the older Cedar City grid on the west side, not on a newer edge of town. The location is the draw.
A short drive to campus
Southern Utah University is about a mile away, roughly a three-minute drive. I still test the route from the actual unit rather than assume it is a walk.
Priced against similar units
These are attached units, not full-size detached homes, so they should be compared with a small group of similar sales, not a citywide average. That helps buyers and sellers alike.
Parking is part of value
A dedicated space, a carport, or how guest parking works changes daily life in a small unit. I check it building by building.
Watch the search results
A College Way search can turn up unrelated rentals or student housing that is not for sale. I check each result by address before I use it in a comparison.
Good comparisons nearby
Other attached units in town, like Blackstone Townhomes or Trailside Townhomes, can be useful comparisons once size, parking, and condition line up.
About the facts in the bar at the top of this page. Sources: local records and the Iron County MLS. College Way searches can pull in unrelated properties, so I check the address, unit, and subdivision field before leaning on a number. Citywide data lives on the Cedar City guide.
Part 2 of 3
The homes and the land
Units & similar sales and What I check
Units & similar sales
Few similar sales exist, so each one has to match
College Way is made up of attached, multi-unit residential buildings. Cedar City's own real estate directories list this kind of home under the College Way name, alongside the city's other recognized subdivisions. Unit sizes and bedroom counts vary from building to building. A College Way search also turns up rentals, student housing, and unrelated properties that share the street name. That makes the results look wider and messier than the homes that are actually for sale.
That is exactly where an automated estimate can be worse than no estimate. A real College Way valuation uses the unit record and the subdivision field (the line in the record that names the subdivision). It weighs similar attached-home sales nearby, bedroom count, parking, and condition, and it asks whether the competing homes for sale are truly comparable.
On College Way, the address is not a small detail. It decides which sales count.
If you are buying, ask for the recorded unit details early. If you are selling, do not let a high, unrelated listing inflate your hopes. Do not let a low citywide average for attached homes drag them down either. The best number usually comes from a narrow group of true matches, and that is the group I work with.
What I check
Small details can change the comparison
With attached homes, the unit and the documents both need a careful look. These are the four things I walk through before we talk price on a specific College Way unit.
The recorded documents
With attached homes, read the recorded documents (the rules on file with the county) before you compare one unit to another. Check how outside upkeep and insurance are handled, the parking, the pet and rental rules, and any shared areas.
Parking and access
A dedicated space, a carport, guest parking, stairs, storage, and how visitors reach the door all change daily life in a small unit. I look at it building by building.
Condition and updates
In a small unit, buyers quickly notice the flooring, the kitchen, the windows, and updates to the working systems (heating, cooling, and plumbing). Those details carry real weight in the price.
Check the College Way label
I check the address and subdivision field so a unit is not being compared against an unrelated College Way rental, student housing, or a property elsewhere in town.
College Way is about where it sits on the map, not a list of amenities. If driving to campus or Main Street matters, I test it from the actual front door, because parking, lighting, and winter conditions differ from unit to unit.

Daily life
Errands & drive times and Schools & education
Errands & drive times
Short errands, not long drives across town
Times are estimated, measured from near College Way and 200 North, for normal conditions. I check them from the specific unit.
- SUU campusSouthern Utah University~3 min
- Full grocery runLin's Fresh Market, 150 N Main Street~4 min
- Second grocery optionSmith's Food & Drug, 633 S Main Street~7 min
- Downtown dinnerHistoric Main Street~5 min

- HealthcareCedar City Hospital, 1303 N Main Street~6 min
- Freeway on-rampInterstate 15 at Exit 59, SR-56 / 200 North~3 min
- FlightsCedar City Regional Airport (CDC)~7 min
The catch is the size of the unit. You gain a central address near campus, but you should be comfortable with shared walls, parking limits, and less outside space. Farther out, St. George is about 50 minutes south, and Brian Head is about 45 minutes northeast. The full day-trip map is in the Cedar City guide.
Schools & education
Schools, by the facts
College Way is served by the Iron County School District. The district is changing which schools serve which streets: elementary boundaries for the 2026-27 school year, and middle and high school boundaries for 2027-28. This part of town sits close to the line between the Cedar and Canyon View attendance zones (the areas each school serves). For any unit you are serious about, I check the current assignment with the district and do not assume one from the map. GreatSchools and Niche both publish independent school data that you can weigh for yourself. Southern Utah University sits a short drive away.
This page does not rank schools or sell them as a reason to buy. It tells you where things are and points you to the current district boundaries.
I cover the bigger education picture, including SUU, in the Cedar City guide.
What locals know
A wrong label can give a wrong number
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend looking at College Way.
The label can mislead
A listing can mention College Way and still not be a true for-sale comparison. I look at the address first and the marketing label second.
Parking is part of value
A dedicated space, a carport, or how guest parking works changes daily life in a small unit.
Condition carries weight
In a compact unit, buyers quickly notice flooring, kitchen condition, windows, and updates to the working systems.
The set of similar sales is narrow
The best evidence is usually a handful of true attached-unit sales nearby, not a broad Cedar City median (middle price).

Buying here
College Way is a short residential street off 200 North, on the west side of Cedar City's central grid, just past I-15. It is lined with attached, multi-unit residential buildings, not single detached homes. It sits a short drive from Southern Utah University, not quite a stroll.
These are attached, multi-unit buildings. Cedar City's own subdivision directories group this kind of home under the College Way name. Unit sizes and bedroom counts vary building to building, so I check the exact unit and subdivision field on the record before I compare it to anything else.
Pricing follows the individual unit: size, bedroom count, parking, condition, and recent attached-home sales nearby. I check the current number against the live MLS and the exact address, not a broad keyword average. College Way searches can sweep in unrelated rentals.
It is close by Cedar City standards, roughly a mile or less from Southern Utah University's campus and about a three-minute drive. Call it a short drive, not a walk-to-class distance. I still test the actual route from the specific unit.

Selling here
It comes down to the exact unit, condition, parking, bedroom count, and recent sales of similar attached homes. I do not price it from every property tagged College Way, because that pulls in unrelated listings. Start with the home valuation page. I will run a real comparison, with no obligation.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Cedar City listings and on this College Way page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
I check the College Way label first, then compare true attached-home sales nearby. I adjust for size, parking, bedroom count, condition, and what is included. I never use an unrelated keyword match.
