You reach it off S Lincoln Avenue, with units addressed along that corridor in the 84720 zip. It sits a few minutes from I-15 at Exit 57 and from the Providence Center shopping cluster at the bottom of the hill.

The product is what gives Blackstone its character. Quantum Construction & Development, the developer behind Ironhorse, built these as modern brownstone-style attached townhomes with minimum nine-foot ceilings and genuine blacksmith-built exterior ironwork, so they read taller and more finished than a typical attached home.

Ironhorse is still filling in around it, with Saddleback Ridge's custom lots, Crestline's single-level homes, and The Cliffs at Sunrise's view lots all part of the same plan. Blackstone is the one piece of that plan you can move into on a normal resale timeline, without a builder contract or a construction loan. The Cedar City Aquatic Center and Lake at the Hills sit on the southwest end of Ironhorse, with Main Street and SUU a short drive north across town.

Schools & education


Schools, by the facts.

Blackstone is part of the Iron County School District. The south side of Cedar City, including Blackstone's stretch of S Lincoln Avenue, is generally served by South Elementary or Three Peaks Elementary at the elementary level, and the district is redrawing several elementary boundaries for the 2026-27 year. At the secondary level this side of town generally falls in the Cedar Middle School and Cedar High School zone, though the district is also redrawing middle and high school boundaries for 2027-28.

I do not guess school lines off a map, and confirming the current assignment for any unit you are serious about directly with the district is worth the five minutes it takes. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is a short drive north across town.

Finished home, not a lot


Why Blackstone closes on a different clock.

Most of Ironhorse sells you a decision first: bare lot or finished home. Saddleback Ridge and The Cliffs at Sunrise are custom-lot communities, so the price is land only, and a buyer still has to line up a builder, a plan, and a construction loan before there is a house. Blackstone is the other side of that plan. What you see listed is the whole unit, built and ready or close to it.

That distinction changes your timeline more than almost anything else about buying here. A finished Blackstone unit can close in the time an ordinary resale does. A Saddleback Ridge lot is the start of a build that, once a buyer has a contract with a builder, commonly runs closer to a year before they get keys. Comparing a Blackstone price to a lot price without separating the two will mislead you every time.

Buying at Blackstone also means buying inside a plan that is still filling in elsewhere. Crestline and the custom-lot communities keep adding phases nearby, which is normal for a development this size and not a defect, but it is worth knowing which phase is active around any specific unit before you commit.

  • Which Ironhorse floor plan it is, and whether the unit is end or interior.
  • The garage, guest parking, and where gear and extra vehicles actually live.
  • Exterior and ironwork maintenance responsibilities for that specific unit.
  • Which construction phase is active nearby, since Ironhorse keeps building out.

  • Read the unit documents. The listing summary is not enough. Insurance, rental rules for the specific unit, pets, parking, utilities, and exterior responsibilities all need current documents.

  • Parking is not a footnote. A good floor plan can still frustrate you if guest parking, extra vehicles, or gear storage do not work for your household.

  • Unit position matters. End units, interior units, sun exposure, stairs, and shared-wall placement can affect comfort and resale.

  • Pick the plan, not just the price. Blackstone runs from the smaller Juniper and Timpanogos up to the five-bedroom Entrada. The plan drives how the square footage, stairs, and garage actually live day to day.
