Life in Ironhorse


The south side, built out one community at a time.

Ironhorse is what happens when one developer plans a whole side of town instead of a single street. It sits where Cedar City lifts toward Shurtz Canyon and the Cedar Mountain foothills, and it has been filling in community by community: custom homesites in Saddleback Ridge, brownstone townhomes in Blackstone, single-level homes in Crestline, and view lots at The Cliffs at Sunrise. The developer has talked about as many as sixteen communities in the full plan, so the south side keeps growing.

What ties it together is the everyday stuff. Interstate 15 is about five minutes down the hill at Exit 57, the Providence Center shopping cluster sits right at the bottom for groceries and big-box runs, and the Cedar City Aquatic Center and Lake at the Hills are close by on the southwest end. The plan adds pools, parks, green space, sidewalks, and walking and bike trails between the neighborhoods, so the pieces feel connected rather than scattered.

The trade Ironhorse offers is range. You can buy a finished townhome, a single-level home, or a bare custom lot to build exactly what you want, all under the same address and the same set of mountain views. The four sections below break down which is which.

Ironhorse is an area, not a single subdivision, and its communities live differently from one another. Here is how the south side breaks down, from bare custom lots to finished townhomes. Each one that has its own full page links straight to it.

Community 01

Saddleback Ridge Custom lots

Saddleback Ridge is the custom-homesite side of Ironhorse, a 194-lot community on the southwest edge where you bring your own builder. Lots run from about a quarter acre to just over an acre, utilities are stubbed and ready, and the streets carry names like Harvest Lane and Rock Ridge Road. The views reach Shurtz Canyon, Cedar Mountain, and Pine Valley, and it is where Cedar City's custom builders have been busiest.

Blackstone Townhomes

Blackstone is the townhome side of Ironhorse: modern brownstone-style attached homes built in 2020 and 2021 off South Lincoln Avenue, a few minutes from I-15. They were built with minimum nine-foot ceilings and real blacksmith-built exterior ironwork, and the named floor plans run from the smaller Juniper and Timpanogos to the five-bedroom Entrada, roughly 1,600 to 2,650 square feet. It is the low-maintenance, lock-and-leave end of the plan.

Crestline Single-level

Crestline is the single-level side of Ironhorse, a community of single-story homes built to keep daily living on one floor. It rounds out the plan between the bare custom lots and the attached townhomes, for buyers who want a finished home without stairs. It does not have its own page yet; new-construction availability across the south side is the fastest way to see what is selling.

Community 04

The Cliffs at Sunrise Custom lots

The Cliffs at Sunrise is a 42-lot custom subdivision on the southwest side, where the lots sit in cul-de-sacs and most open to a Cedar Mountain or Cedar Valley view. Park Discovery, the Cedar City Aquatic Center, and Lake at the Hills are right around the corner, and I-15 is a couple of minutes down the hill at Exit 57. It is the close-in, view-lot end of the Ironhorse name.

One name, three ways to buy.

Ironhorse covers more ground than most single subdivisions because it is really three products under one developer. You can buy a finished townhome at Blackstone, a single-level home at Crestline, or a bare lot at Saddleback Ridge or The Cliffs at Sunrise and build to your own plan. That range is the point: the same south-side location and mountain views, at very different price points and effort levels.

Because so much of the plan is custom or recent, square footage, lot size, and finish swing widely from one community to the next. If you already know whether you want to build or buy finished, tell me early and I will narrow Ironhorse to the part that fits.

What the plan builds in.

Cedar City Aquatic Center

The city's year-round indoor pool sits just off the southwest end of the plan, near The Cliffs at Sunrise: lap pool, water slide, and a full lesson schedule.

Park Discovery & green space

Park Discovery and landscaped green space sit near The Cliffs at Sunrise on the southwest end, with more parks and sidewalks threaded between the newer sections as they build out.

Walking & bike routes

Sidewalks and walking routes connect the built sections, and the developer has described connections into the city's wider trail network. More in the trails section below.

Providence Center shopping

The Providence Center cluster sits at the Exit 57 interchange: Walmart, Home Depot, dining, and a movie theater, without crossing town for the essentials.

Mountain views

The south and southwest location sits below Shurtz Canyon and the Cedar Mountain foothills, so a good share of Saddleback Ridge and Cliffs at Sunrise lots open to a Cedar Mountain, Pine Valley, or Cedar Valley view.

Quick I-15 access

Interstate 15 is about five minutes away at Exit 57, and the Cedar City Regional Airport is roughly ten minutes out, which keeps both commutes and weekend trips simple.

Trails & outdoors


Singletrack a short drive out.

Ironhorse sits close to the same trail network that serves the rest of Cedar City's southwest side. The Iron Hills Trail System, about 30 miles of BLM singletrack for mountain bikes, hikers, and trail runners, is reached from the Southview Trailhead, roughly a 7-min drive from the plan's Saddleback Ridge streets. Sidewalks inside Ironhorse connect the built sections to each other, and the developer has described eventual walking and bike connections into the wider city trail system as more communities go in.

A stocked fishing lake near the Aquatic Center on the southwest end, an easy add-on to an errand run at Providence Center.

Farther out

Zion's Kolob Canyons gate is about 25 min south on I-15, and Cedar Breaks is roughly 40 min up SR-14 in season.

Errands & drive times


Everything close to the south side.

One of the quiet advantages of Ironhorse is that the daily runs stay short. Times below are measured from near Saddleback Ridge's Harvest Lane on the plan's southwest end; confirm door-to-door from Blackstone or Crestline, which sit a few minutes closer to Lincoln Avenue.

Schools & education


Schools, by the facts.

Ironhorse sits in Cedar City's south end, in the Iron County School District. At the elementary level the south and southwest side is generally served by South Elementary or Three Peaks Elementary, and the district is redrawing several elementary boundaries for the 2026-27 year, so confirm the exact assignment for any address you are serious about. At the secondary level this side of town generally falls in the Cedar Middle School and Cedar High School zone, though the district is also redrawing middle and high school boundaries for 2027-28. I do not guess school lines off a map, and I would not want you to either.

For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is a short drive north across town.

Build or buy


The one decision that narrows everything.

Most Cedar City subdivisions sell you one kind of home. Ironhorse sells you a decision first: bare lot or finished home. Saddleback Ridge and The Cliffs at Sunrise are vacant-lot communities, so the price you see is land only, and you still have to line up a builder, a plan, and a construction loan or draw schedule before you have a house. Blackstone and Crestline are finished-product communities, so the price you see is the whole thing, move-in ready or close to it.

That distinction changes your timeline more than almost anything else about the plan. A finished Blackstone townhome can close in the time an ordinary resale does. A Saddleback Ridge lot is the start of a build that, once you have a contract with a builder, commonly runs closer to a year before you get keys. Neither is the wrong answer, but pricing them on the same scale without separating the two will mislead you every time.

Because Ironhorse is still filling in, buying here also means buying next to construction for a while. That is normal for a plan this size and not a defect, but it is worth mapping out which phase is active near any specific lot or home before you commit.

What I check before I call an Ironhorse lot or home the right one

  • Which phase is active next door, so you know what is still being built around a lot or home you like.
  • Whether the view you are buying is protected by the terrain or could be built out by a future phase up the slope.
  • On a vacant lot, your realistic build timeline and financing path before you fall for the view.
  • On a finished home, which builder built it and which floor plan it is, since finish level swings widely across a custom plan like this one.

This is general guidance for weighing a purchase, not a construction, financing, or legal determination. Confirm lot-specific and contract-specific questions with your builder, lender, and title company.

What locals know

Notes from the south side.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend.

  • Ask which builder built it. Ironhorse works with a roster of approved contractors on the custom side, so a finished home's builder tells you almost as much as its floor plan does. Ask before you tour.

  • The freeway is the perk. Exit 57 puts the Providence Center and I-15 five minutes out, so the south side trades a little distance from downtown for fast errands and an easy commute.

  • Views are not equal lot to lot. The plan rises toward Shurtz Canyon, so a lot one street up can pick up a Cedar Mountain or Pine Valley view the lot below it does not. Walk the actual lot before you decide.

  • It is still filling in. With more communities planned, you may be buying next to future construction. That is not a knock, just something to map out so you know what is coming next door.
