A practical north-side base near daily services.

Northfield reads like a practical north-side address more than a single master-planned neighborhood. It runs along Northfield Road and 2050 North at the top of town, anchored by the D.R. Horton North Field Townhomes and filled in with detached single-family homes on the surrounding streets.

The everyday draw here is access. Cedar City Hospital sits close by on north Main Street, Canyon View Middle and High School and Sunbow Park are a short hop, and the I-15 ramps on the north end of town are only a few minutes away. For anyone who wants a low-maintenance home near the medical campus and the freeway, this corner of town does a lot of quiet work.

The trade is that one label covers a mixed set of streets and product types. I would not price a corridor townhome, a corner unit, and a detached home the same way without checking unit position, garage, condition, and the exact MLS subdivision field first.

The 2050 North spine

Northfield Road and 2050 North form the corridor's spine. The D.R. Horton North Field Townhomes sit right on it, so that intersection is my map anchor when I am placing a listing up here.

Hospital corridor

Cedar City Hospital on north Main is the closest major landmark, so medical-campus traffic and the north Main route belong in the drive check for any home here.

A sold-out townhome run

D.R. Horton's North Field Townhomes built out the corridor's anchor community and has since sold through its new-construction inventory, so current listings here are resales plus the detached homes nearby.

Named pockets nearby

Cedar Crossing and Countryside Terrace sit in the same part of town. I confirm which named community a listing actually belongs to before I compare it to Northfield.

Homes & units


A mixed product type with comps to separate.

Northfield is a mixed corridor built around one anchor community: D.R. Horton's North Field Townhomes off Northfield Road and 2050 North. The builder's plans generally ran four bedrooms, two-and-a-half baths, and a two-car garage, with finished square footage spanning roughly 1,300 to just over 2,200 depending on the plan. Detached single-family homes fill in on the surrounding streets, carrying their own lot sizes and their own comps.

On price, the townhomes have historically listed from the high $200,000s into the $300,000s depending on plan and finish, and that new-construction community has since sold through. Detached north-side homes run higher depending on size and lot. Treat both as a starting frame, not a quote, and confirm against the live listings.

For buyers, the right showing checklist is practical: parking, garage storage, stairs, shared walls if the home is attached, condition, and the route to the hospital and the freeway at your real commute time. For sellers, the right pricing set starts with the true north-side competitors, then adjusts for product type and the exact pocket.

There is no trailhead or signature outdoor draw on the corridor itself, so the strongest Northfield story is the daily-service map: the handful of named places you actually touch every week.

Cedar City Hospital

Intermountain's Cedar City Hospital sits at 1303 North Main, close enough to the Northfield Road corridor that it is the single strongest location clue for anyone comparing north-side routines.

Sunbow Park

Sunbow Park is the close-in neighborhood green space, sitting near the Northfield Road corridor southwest of Canyon View Middle School, with a playground, open lawn, and picnic tables.

Canyon View campuses

Canyon View Middle School (1865 N Main) and Canyon View High School (166 W 1925 N) both sit on the north end of town near this corridor, though I still confirm the actual attendance assignment for every address.

North Main & I-15

North Main Street carries the daily groceries, fuel, and errands, and the I-15 ramps on the north end of Cedar City are only a few minutes out for the drive south.

This is the practical answer to "how close is everything from the corridor." The short version: the hospital and the freeway ramps are close by, and the rest of the daily stops sit a few minutes south on north Main Street. Times are measured from near the Northfield Road and 2050 North intersection; confirm door-to-door from the exact address.

Northfield is part of the Iron County School District. The corridor sits close to Canyon View Middle School (1865 N Main) and Canyon View High School (166 W 1925 N), both on the north end of town. The nearest elementary options for this side of Cedar City include East Elementary, which is moving into a newly built building for the 2026-27 school year.

The district is adjusting elementary attendance boundaries for the 2026-27 school year as part of that rebuild, and middle and high school boundaries are set to shift again for 2027-28. Because Northfield covers several pockets and boundaries are actively changing, confirm the current assignment for any specific address directly with the district before you write an offer. GreatSchools and Niche both publish independent data you can weigh for yourself, and Southern Utah University is about nine minutes away.

  • One comp bucket will not do. A townhome-scale resale and a detached north-side home are different products. I run them against different comps before I trust a price.

  • The hospital is the map clue. If a daily route matters to you, start from Cedar City Hospital, north Main, the I-15 ramps, and the exact street, then drive it at your real commute time.

  • Parking can move value. On the attached homes, the garage, driveway, guest parking, and storage often matter more to buyers than a small finish upgrade. I weigh those carefully.

  • Northfield is a corridor label. Before I assume one home compares to another, I confirm the listing field and the address so I know they actually sit in the same pocket.
