Where to look in Delta
One flat grid, a few different settings.
Delta does not have subdivision pages the way a bigger market does, but the addresses still sort into a handful of settings that price and live differently. Here is the read on each, straight from the Delta guide, which covers the town in full.
Main Street and the downtown grid. The 1906-07 townsite plat where US-6 and US-50 share the pavement. This is the oldest housing stock in town, on city services, radiating out from the two-block museum row at the Topaz Museum and the Great Basin Museum.
North of Main, around the schools and the golf course. The school cluster, the West Millard Pool, the city library and parks sit north of downtown, with Sunset View Golf Course's 18 holes on the US-6 corridor at the northeast edge. Expect a mix of ranch-era and newer infill on established lots.
White Sage Avenue and the fairgrounds side. The healthcare campus anchors this pocket, alongside newer residential streets and the Millard County Fairgrounds, which hosts the fair, the rodeo, and the July 4 derby.
Sherwood Shores, out at Gunnison Bend. About two miles west, this platted subdivision fronts Gunnison Bend Reservoir with lakefront and lake-view lots, resident parks, and resident boat ramps, a genuine rarity for the west desert, and a small market of its own.
The farm-village ring. Delta is the retail and services hub for a cluster of unincorporated villages within about ten minutes: Hinckley, Deseret, Oasis, and Sutherland, plus the Abraham and Woodrow crossroads. Acreage here trades on wells, septic, fencing, and DMAD-system irrigation shares more than on square footage.
What budgets buy here
Too small a market for a price ladder.
Delta does not sell enough homes in a year to split into the price tiers you see on bigger city pages, since a handful of closings can swing the whole average, so a rung-by-rung breakdown would be more noise than signal. The anchored median runs around $400,000, and it covers a wide spread rather than one kind of house: early-1900s townsite homes on the downtown grid, power-project-era ranches from the 1980s, manufactured homes, farm acreage out through the village ring, and the Sherwood Shores lake lots on Gunnison Bend. The honest approach here is to compare each listing against its own recent comparables instead of leaning on a city-wide number.

What shopping this market is actually like.
Delta home prices read across a band rather than a single number, with the owner-reported and recent-sale figures landing near the high $200,000s while the list medians run into the high $300,000s, so in a market this small a handful of sales swings every average. The stock spans early-1900s townsite homes on the downtown grid, power-project-era ranches from the 1980s, manufactured homes, farm acreage out through the ring of west-desert villages, and a cluster of lake lots on the reservoir west of town, where wind and blowing dust off the dry lakebed are worth asking about house by house.
Delta is the west side's commercial hub and the gateway to the Great Basin, and its economy turns on the Intermountain power project northeast of town, now converting to hydrogen-capable gas, alongside a beryllium mill, a lime plant, and the alfalfa and dairy ground that makes Millard County the state's hay leader. Most of the rest is school, county, and US-6 and US-50 traveler services, with Fillmore the county seat forty minutes southeast. Listings do not stack up the way they do in a bigger market: a normal month shows only a few dozen active homes townwide, spring through early fall tends to be when most of them turn over, and the well-priced ones still move first even in a market this thin, which is why this page leads with the newest listings instead of making you dig for them.
The transition underway northeast of town is worth understanding before you price anything here. The coal units at the power project stopped generating in November 2025, new hydrogen-capable gas units are taking over, and more than 1,100 acres nearby were rezoned for industrial use in 2025. None of that is a promise of what comes next for values, only a fact of what is happening now, so weigh the actual tax bill, the actual zoning near a parcel, and the actual comparables rather than a story about where the town is headed.
