A morning on the south side.
Angell Heights Estates wakes up in the shadow of the Hurricane cliffs, and the first thing you notice is how quiet a big lot is. The red-rock wall to the east holds the early sun off the street for a while, so summer mornings out here stay cool longer than they do downtown. The neighborhood has the calm you expect when there is real distance between houses: birds, the occasional garage door, and not much else before nine.
The lots are bigger than most of Hurricane, the driveways longer, and the landscaping in this part of town tends toward natural desert rather than manicured turf. People here trade a few extra minutes on the road for a lot that feels like its own piece of ground, with the reservoir, the golf, and the dunes all a short run down Sand Hollow Road. The people who choose Angell Heights Estates are generally people who came for the space.
What the south side does not offer is walkability to daily errands. You are driving to Lin's and Davis Food & Drug, and the Walmart run is about twelve minutes each way. For most residents, that is the whole point: the drive buys the quiet.

Red-rock cliffs and open desert
The Hurricane cliffs rise right behind the neighborhood, so a lot of homes back to red rock with no neighbors behind them and open desert around the edges. Many properties also look out toward Pine Valley Mountain and the Hurricane Valley. It is the kind of surroundings you buy this side of town for.
Larger lots than most of Hurricane
Lots here run roughly 0.4 to 0.6 acre, bigger than the typical Hurricane subdivision. That means room for a pool, an RV garage, a shop, or just space between you and the next house. The footprint is one of the main reasons people pick this subdivision over the tighter options in town.
Sand Hollow Reservoir
The reservoir is about eight minutes away, a straight run down Sand Hollow Road. Boating, fishing, swimming, and the red sand beaches are the main draw all summer, and the sand dunes and off-road trails sit right next to it. The state park boat ramp and day-use area are a short shot down the road.
Copper Rock golf
Copper Rock is the closest course, a championship layout off Copper Rock Parkway just minutes from the neighborhood. It threads through red rock and desert on the same south side of Hurricane, and Sand Hollow's resort courses sit a little farther down the road for the golfers who want options.
Quail Creek Reservoir
About fifteen minutes west, past the Hurricane exit. Smaller and cooler than Sand Hollow, with better trout fishing and a quieter vibe. The state park caps boat numbers, so it rarely feels crowded.
Zion corridor access
Hurricane sits on the SR-9 corridor, which puts Zion's south entrance about 30 minutes out. It is an easy early-morning park run from this side of town before the lines build at the visitor center.
Homes & lots
Big lots and roomy homes.
Angell Heights Estates started building out in the mid-2000s, part of Hurricane's expansion onto the south side of town toward Sand Hollow. The subdivision is built around larger lots, with single-family homes that lean toward the upper end of the Hurricane market. You will see stucco and stone exteriors, tile roofs, and roomy single-level and two-story plans, many of them oriented to catch the desert and Pine Valley Mountain views out the back.
Because the lots are larger than the typical Hurricane subdivision, the streets have a spread-out feel. Garages are often three-car or larger, and a fair number of properties include RV parking or detached shops. The build-out has been phased, so you will find a mix of homes from the mid-2000s and newer construction on the remaining lots.
Out here the lot is the whole pitch, room to spread out with red rock at your back.
One thing worth knowing if you are buying out here: the cliffs behind the neighborhood throw real evening shade in summer, which a lot of owners count as a feature when the July sun is brutal. It also means the light and the outlook change street to street, so it is worth walking the specific lot at the time of day you actually use the yard.

What the location buys you.
The defining feature of Angell Heights Estates is where it sits: the flat south side of Hurricane, tucked right up against the red-rock cliffs with Sand Hollow country out the front door. Pine Valley Mountain shows up on the skyline from a lot of the homes, and the cliffs behind the neighborhood give it a backdrop and a sense of enclosure you do not get in the middle of town. At night the lights of Hurricane spread out to the north.
The location is the everyday payoff. Sand Hollow Reservoir, the sand dunes, the off-road trails, and Copper Rock golf are all a short run down Sand Hollow Road, so the recreation that draws people to this corner of Washington County is essentially in your backyard. The cliffs also do real work in summer, throwing shade across the streets in the evening when the desert sun finally drops behind them.
Not every lot sits the same, though. Which way the home faces changes the light, the outlook, and how much of the mountain and the cliffs you actually see. If a particular view is part of why you are buying, stand in the backyard at the time of day you will use it before you write the offer, because two homes a few doors apart can live quite differently.

Schools & education
Schools, by the facts.
Angell Heights Estates is served by the Washington County School District. For this south side of Hurricane the K-5 elementary is either Three Falls Elementary or Hurricane Elementary, depending on the exact address. From there the WCSD chain runs to Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy, a K-8 charter in Hurricane, is an alternative to the neighborhood schools. Because the district is actively redistricting for growth, boundaries change, so confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Dixie Technical College and Utah Tech University are both in St. George, about 25 minutes away.

No listing photo tells you this part. After years of showing homes throughout Hurricane, here is what I would tell a friend about buying out here.

The lot is the long game. Out here, two homes on the same street can live very differently. One backs to open red rock with nobody behind it. The one across the way looks straight at a neighbor. If the outlook is part of why you are buying, confirm it with your own eyes, and walk the yard, not just the house.

The cliffs earn their keep in summer. Nobody lists it on the spec sheet, but the red-rock wall to the east drops the sun off these streets early in the evening. In a Hurricane July, that shade is worth more than it sounds. Backyards that face the cliffs get cool and usable while the rest of town is still baking.

The recreation really is a few minutes away. This is not marketing distance. Sand Hollow, the dunes, the off-road trails, and Copper Rock golf are a short drive down Sand Hollow Road, so a lot of people out here keep the boat or the side-by-side in the RV bay and use it on a random Tuesday, not just on vacation.

Your winter is milder than Cedar City's. Hurricane sits at about 3,300 feet, a good 2,500 feet lower than Cedar City. This side of town gets a dusting of snow once or twice a winter, and it is gone by noon. If you are fleeing real winters, this is part of what you are paying for.
