A Hurricane community
Homes for sale in Canyon Ridge.
A ridge-side subdivision on Hurricane's north side, settled since the 1990s, where the views stretch toward the open country past the Hurricane Cliffs. The JEM Trail and Gould's Rim are ten minutes away, and the neighborhood has the lived-in, filled-in feel of a place people came to for the setting and stayed.
I am Scott Buehler. I have spent 20+ years in Southern Utah, and this page is the honest version of what Canyon Ridge offers, what the trail access is really worth, and what the breeze does in March.

Life here
A Saturday on the north ridge.
Canyon Ridge starts the day with a view that stretches past the Hurricane Cliffs into open ridgeline country. The north side of Hurricane is the quieter side, farther from the SR-9 commercial strip and closer to the trail networks that mountain bikers and hikers drive across town to reach. On a Saturday morning, the neighborhood hums with the sound of bike racks being loaded and garage doors opening for an early start before the heat builds.
The streets follow the natural grade of the ridge, so no two lots sit exactly the same. Some back to open ground with uninterrupted views to the north. Others tuck into gentle slopes that block the afternoon wind. This is a settled neighborhood, built out mostly in the 1990s, so the landscaping has filled in and the streets have the easy, lived-in pace of a place that has been here a couple of decades.
Canyon Ridge trades easy walkability for space, quiet, and trail proximity. You are driving to Lin's or Davis Food & Drug. But when you get home, you are somewhere that feels like its own piece of Washington County.
Neighborhood highlights
The highlight reel, from the ridgeline.
JEM Trail
A purpose-built mountain biking trail about ten minutes from Canyon Ridge. Flowing singletrack through the desert with views of the Virgin River valley. Part of the greater Hurricane Cliffs trail network that brings riders from across the country.
Gould's Rim
A scenic loop trail with panoramic views of the Hurricane Valley and the Pine Valley Mountain range. About ten minutes from Canyon Ridge, and a local favorite for an after-work hike or a quick ride before dinner.
Confluence Park
Where the Virgin River meets La Verkin Creek, about fifteen minutes from Canyon Ridge. A trailhead, picnic areas, river access, and the starting point for hikes into the river corridor. The park is a local go-to for cooling off in the summer.
Sand Hollow Reservoir
About fifteen minutes from the north side of Hurricane. Boating, fishing, swimming, and the red sand beaches are the full summer package. The state park boat ramp is a straight shot from town.
Hurricane City Recreation Center
Indoor walking track, fitness equipment, and community programs, about seven minutes from Canyon Ridge. The city pool and Three Falls Park are nearby for family recreation.
Hurricane Cliffs views
The north-facing view corridor from Canyon Ridge looks toward the Hurricane Cliffs and the open country beyond. At golden hour, the cliffs glow red and orange, and the view is the kind of thing that makes a back patio earn its keep.
Homes & lots
Ranch plans and ridge lots.
Canyon Ridge is a single-family subdivision built out predominantly in the 1990s, with the average home dating to the late 1990s and a handful of homes finished in the early 2000s. The subdivision features a mix of ranch-style and two-story homes on roughly quarter-acre lots, with stucco and stone exteriors, tile roofs, and garages that are typically two or three cars. The floor plans use the grade of the ridge to create walkout basements and split-level layouts on the steeper lots.
Because it is a settled neighborhood rather than a new build, turnover is modest and homes tend to come to market a few at a time. Finish levels vary by how much a given home has been updated since it was built, which gives buyers choices across different price points. If a specific view direction matters to you, know that north-facing lots get the Hurricane Cliffs and the open ridgeline, while south-facing lots get more sun on the driveway in winter.
Up here, the view direction picks the lot. The lot picks the floor plan.
One thing to watch for on any ridge-side lot: drainage. Monsoon season in Hurricane sends water downhill fast, and a lot that looks flat in June can tell a different story after an August thunderstorm. Ask the question before you write the offer.
Trails & outdoors
Singletrack out the side door.
The Hurricane Cliffs trail network is the reason a certain kind of buyer circles this part of town. The JEM Trail is the headline act: purpose-built singletrack that flows through the desert with long sightlines over the Virgin River valley. It is about ten minutes from Canyon Ridge, and it connects to the Gould's Rim loop and the Hurricane Rim Trail for longer rides.
If mountain biking is not your thing, the same trails serve hikers and trail runners, and the winter months are the sweet spot: daytime temperatures in the 50s and 60s with dry trail. The Confluence Park trailhead is about fifteen minutes away, with river access and a trail network that follows the Virgin River corridor.
JEM Trail
Flowing singletrack with Virgin River valley views. About 10 minutes from Canyon Ridge. Part of the greater Hurricane Cliffs network.
Gould's Rim
Panoramic loop trail with views of Pine Valley Mountain. Local favorite for after-work rides and sunset hikes.
Confluence Park
Virgin River access, picnic areas, and connecting trails. About 15 minutes away. Summer swimming spot.
Errands & drive times
Errands, measured in minutes.
The north side of Hurricane adds a couple of minutes to the main commercial strip, but the tradeoff is the quiet. Here is the honest door-to-destination picture.

Most residents on the north side run their errands in a single loop rather than one-off trips. The full day-trip map is in the Hurricane guide.
Schools & education
Schools, by the facts.
Canyon Ridge is served by the Washington County School District. For a home on this side of Hurricane, the K-5 assignment falls to either Hurricane Elementary or Three Falls Elementary (789 S 700 West), and the chain from there runs Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter alternative in Hurricane. Which specific schools serve a given address can change as the district adjusts boundaries for growth, so confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Dixie Technical College and Utah Tech University are both in St. George, about 25 minutes away.
I cover the bigger education picture in the Hurricane guide.
What locals know
Notes from the north side.
No listing photo tells you this part. After years of showing homes in Hurricane, here is what I would tell a friend about living on the north ridge.
-
You are closer to the trails than to Walmart. The JEM Trail trailhead is about ten minutes from your door. Walmart is twelve. If you moved here for the outdoors, the north side puts you on the right side of town for a quick ride before the afternoon heat.
-
The north wind is part of the deal. A south-facing driveway clears itself of snow before noon in January, but the north-facing back patio catches the full breeze in March. Pick your lot accordingly, because the wind direction on this ridge is not subtle.
-
Winter riding is the secret. While the Wasatch Front is shoveling snow, the Hurricane Cliffs trails are dry, tacky, and 55 degrees in January. The mountain bike season up here runs about ten months long, and the two months it pauses, you could still ride if you really wanted to.
-
The Peach Days rodeo is worth the drive across town. Every Labor Day weekend, Hurricane shuts down for Peach Days, and the rodeo fills the fairgrounds. From the north ridge you are ten minutes from the action and ten minutes back to the quiet when it is over.

Buying in Canyon Ridge
Canyon Ridge sits on the north side of Hurricane, Utah, a Washington County city along the SR-9 corridor. The subdivision occupies a ridge-side setting with views that stretch toward the Hurricane Cliffs and the open ridgeline country to the north, giving many lots a long sightline and a quieter backdrop than the center of town.
Canyon Ridge is a single-family subdivision built predominantly in the 1990s, with homes that span ranch-style layouts and two-story builds. Selling in Canyon Ridge
Ridge-side homes in Hurricane value differently depending on view corridor, lot position, and finish level. Start with the home valuation page and I will run comps that actually match your Canyon Ridge property, no obligation.
List with me and your home is featured across MovingUtah, on this page, on the Hurricane hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.
It depends on what is competing with your home right now. Canyon Ridge tends to attract buyers who want a view without paying a resort premium, and a well-positioned home here moves when inventory is thin. Tell me your timeline and I will tell you what the market is doing.
Yes, and it is common here. Timing the two is mostly a sequencing problem, and I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk.
