What a day out on the parkway looks like.
Cordero wakes up quiet and builder-clean. These are new streets, most of the lots still bare dirt or fresh landscaping, with model homes and framing crews part of the daily scenery while the phase fills in. On a spring morning you hear the builders working a few lots over before the heat pushes them inside, and out here on the edge of town the desert opens up around you toward Copper Rock and the dunes.
Midday errands run back toward town along the Southern Parkway corridor. This is the far end of Hurricane, so the grocery store and the hardware store are a drive rather than a walk, but the parkway moves fast and the daily stuff is close enough that you are not making an expedition of it. The trade for living out here is space and new construction instead of being in the middle of everything.
The payoff comes in the afternoon. Sand Hollow Reservoir is about ten minutes away, and on a weekday there is still room at the beach. Copper Rock Golf Course is right next door, and by late afternoon the red rock holds the light, the water goes to glass, and being minutes from the boat ramp and the first tee starts feeling like the reason you looked at this corner of town.

Sand Hollow State Park
Warm blue water against red sand dunes, about ten minutes from the neighborhood. Boating, paddleboarding, fishing, scuba, and beach camping on the most-visited state park in Utah.
Copper Rock Golf Course
The championship 18-hole course that opened in 2020 sits right next to Cordero, winding through the red rock and desert. Sand Hollow Golf Course, another highly rated layout, is a short drive on toward the reservoir.
Quail Creek Reservoir
A second warm reservoir about 15 minutes west, tucked under the cliffs. Quieter than Sand Hollow, popular for kayaking, fishing, and birdwatching, and it stays warm well into the shoulder seasons.
Southern Shores, next door
Cordero sits right beside Southern Shores, the marquee development anchored around a private recreational lake. Grocery, dining, hardware, and fuel are a short drive back toward town; details in the errands table.
Homes & lots
Newer builds, newer streets.
Cordero is a brand-new subdivision, opened for sales in 2025, and the housing stock is exactly that: new construction going up now. Richmond American Homes and Desert Sage Homes are both building here, so you are choosing a plan and a homesite rather than buying a resale. That means current floor plans, current energy codes, and the ability to pick finishes, but it also means bare lots, model homes, and a neighborhood that is still filling in around you.
Plans run from single-level ranch layouts to two-story designs, roughly 1,530 to 3,080 square feet, with three to five bedrooms. Lots sit in the 0.15 to 0.31 acre range, with room for a patio and a small yard or desertscape. Because this is a small phase, the number of available homesites is limited and shrinks as buyers pick them off.
Out here you are buying new construction and a homesite, not a settled street.
One thing worth knowing: on a new-build phase like Cordero, the plan you choose, the lot position, and the options you add are what separate one home from the next. Two houses on the same street can sit far apart in price once you factor in square footage, a guest suite, a covered patio, or a premium lot. When we walk the models, I will point out where the value is sitting and which homesites are worth paying up for.
Outdoors & recreation
Red rock, water, and singletrack within minutes.
Living out on the Southern Parkway corridor puts you in the middle of the outdoor recreation triangle that defines this part of Washington County. Sand Hollow Reservoir is the closest water, about ten minutes away, and Copper Rock Golf Course is right next door. Quail Creek Reservoir is roughly 15 minutes out, and the Hurricane Cliffs trail network, anchored by the JEM Trail and Hurricane Rim, is about 15 minutes to the nearest trailhead.
The mountain biking here is world class. The JEM Trail, Hurricane Rim, and Goulds Rim form a linked loop that gives you slickrock, singletrack, and red rock views in one ride. Gooseberry Mesa is a little farther out, maybe 25 minutes, and it is on the short list of the best slickrock riding anywhere. For hikers and trail runners, the same trailheads serve, and the shoulder seasons, spring and fall, are when these trails really shine.
JEM Trail
Widely regarded as one of the best flow trails in Utah, with about 7 miles of fast singletrack along the Hurricane Cliffs. Connects to Hurricane Rim and Goulds Rim for a full loop.
Hurricane Rim
A 10-mile loop with red rock views and technical sections. Pairs with JEM for a classic Southern Utah ride. Trailhead about 15 minutes from Cordero.
Gooseberry Mesa
World-class slickrock riding about 25 minutes out. Beginner to expert loops, unreal views toward Zion. Best ridden in spring and fall.

Schools & education
Schools, by the facts.
Cordero is served by the Washington County School District. Out on this corner of Hurricane, the K-5 assignment is typically Three Falls Elementary (Hurricane Elementary is the other elementary serving nearby areas), which feeds into Hurricane Intermediate for grades 6-7, Hurricane Middle for grades 8-9, and Hurricane High for grades 10-12. Valley Academy is a K-8 charter alternative in Hurricane, and Utah Tech University and Dixie Technical College are about 25 minutes away in St. George. Boundaries change as the district adjusts for growth, particularly in fast-growing areas like the Southern Parkway corridor, so confirm the current assignment for any home you are serious about directly with the district. After 20+ years in Southern Utah, here is what I would tell a friend about buying new construction on this corner of town.

The reservoir is your afternoon default. Ten minutes from driveway to boat ramp changes how you use a summer Saturday. You go for two hours instead of making a day of it.

This is a brand-new phase, still building out. You will hear construction during the day, and some lots are still bare. That is the trade for new construction: you choose a plan and a homesite, but the neighborhood is not finished yet.

Summer is the real season. This is open desert out toward the dunes, and July and August are hot, the kind where you schedule outdoor things for morning or evening and let the AC earn its keep in between.

The Southern Parkway is your main artery. It moves fast and connects you west toward St. George and I-15, but everyday errands in town are a drive rather than a walk. You learn to batch them.

Buying in Cordero
Cordero sits on the far southwest edge of Hurricane, out on the Southern Parkway corridor near Copper Rock Golf Course and the Southern Shores development. You reach it off Southern Parkway at the 3000 South exit, then south toward the 2100 West grid. It is a brand-new subdivision, not one of the older neighborhoods closer to downtown, and Sand Hollow State Park is a short drive to the north.

About ten minutes. From Cordero you head north and east toward the Sand Hollow entrance, and on a Saturday morning you can have the boat in the water or a paddleboard on the red sand beach before the crowds fill in. Being minutes from the water, from Copper Rock Golf Course, and from Southern Shores is the reason a lot of people look at this corner of Hurricane.
Because these are new builds, pricing tracks the plan, the homesite, and the finishes you select. Recent listings have started in the upper $400,000s and run into the $600,000s depending on square footage, lot, and options. Prices and available homesites move as the phase sells, so treat that as a starting point and confirm against the live listings.
