What a day in this neighborhood looks like
In shortThe homes were built in the early 2020s and have current finishes, with the low-maintenance, move-in-ready feel of a brand-new home. Lin's and the State Street shopping are a few minutes away, and the Hurricane Cliffs trails are close.
Morning in Green Acres North View starts quiet, as it does in a newer subdivision at the edge of town. The homes went up in the early 2020s, so the streets are clean-edged and the finishes inside are current. You are close to Main Street but tucked back from the main flow of traffic.
Midday errands are quick. State Street is a few minutes south, with Lin's Fresh Market and the Walmart Supercenter, the town's main shopping. You are close enough that a forgotten ingredient does not derail dinner, but far enough north that State Street traffic is not your soundtrack.
Evening settles in early on this side of Hurricane. The Hurricane Cliffs and the Gooseberry Mesa cliff edge stand off to the east and catch the last light. Then the north-end streets go quiet and dark enough that you actually see stars.

The homes and the land
Homes & lots and Trails & outdoors
Homes & lots
New homes, close to Main
Green Acres North View is a recent subdivision, with homes built in the early 2020s off North Main Street. The lots are compact, about a sixth of an acre, which is typical for newer Hurricane homes and keeps the yard low-maintenance. You will see single-level and two-story single-family plans, most from 1,500 to 2,100 square feet.
Because the homes are new, the finishes are current. LVP (luxury vinyl plank) flooring, quartz counters, tankless water heaters, and open floor plans are common here. Since there are no older homes here to fix up, a home's value follows recent nearby sales closely, not how much the last owner updated.
In a new subdivision, the sales to compare sit right next door, so the price tells a clear story.
Sitting right off North Main puts you a few minutes from the State Street shopping, and you still live on the quieter north end of town. Maybe you want a move-in-ready home without the wait or the punch list (the list of small fixes a new home needs). If so, the recent resales here are worth watching.
Trails & outdoors
The cliffs, about ten minutes out
The Hurricane Cliffs trail system runs along the base of the cliffs, about ten minutes from Green Acres North View. Its trailheads are off SR-59 and near the fairgrounds. The JEM Trail, one of the region's best-known mountain bike routes, is about fifteen minutes away and links into the Gould's Rim and Hurricane Rim loops. Gooseberry Mesa, the famous slickrock ride, is roughly twenty minutes east on dirt roads that a sedan can handle in dry weather.
Hurricane Cliffs
Narrow bike trails along the base of the cliffs, beginner to intermediate, with several access points within ten minutes of the neighborhood.
JEM / Gould's / Hurricane Rim
Three classic loops about fifteen minutes away, with flowing desert singletrack and views from the rim over the Virgin River gorge.
Confluence Park
A trailhead park at the Virgin River about ten minutes away, with river access, dirt paths along the water, and shade under the cottonwoods.
Trail facts: BLM and Washington County trail pages. The wider outdoor picture, Zion and Quail Creek included, is in the Hurricane guide.

Schools & education
Schools, by the facts
Green Acres is served by the Washington County School District (WCSD). On this north side of town, the closest K-5 elementary is Hurricane Elementary (948 W 325 N). Three Falls Elementary (789 S 700 W) is the district's other Hurricane K-5 school. After that, students go on to Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter school in town. Utah Tech University and Dixie Technical College are in St. George, about 25 minutes away. The district is actively changing school boundaries as the area grows, so the schools that serve a given address can change. For any home you are serious about, check the current assignment with the district. GreatSchools and Niche both publish numbers you can weigh yourself.

What locals know
Notes from the neighborhood
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend.
Nearly new, no punch list
Buying a recent resale here means the roof, systems, and finishes are only a few years old. You skip the wait and the construction dust of a newly built home, and still get a home put up in the last few years.
The location is the big plus
Sitting right off North Main puts you minutes from the State Street shopping without living on top of it. For a newer subdivision, that close-to-town spot is harder to find than you would think.
You are close to everything without feeling close
Lin's is three minutes away, but the neighborhood does not feel like it sits in a parking lot. That mix of being close and having privacy is getting harder to find in Hurricane.
Nearby sales make good comparisons here
Because the homes are similar in age, size, and finish, a recent nearby sale is a reliable guide to what a home is worth. That makes pricing an offer, or a listing, more straightforward than it is in an older mixed neighborhood.

Buying in Green Acres
Green Acres North View sits on the north side of Hurricane, right off North Main Street. It is a recent subdivision, with homes built in the early 2020s, so the streets and landscaping are still new rather than decades old.
Single-family homes built new in the early 2020s on compact lots around a sixth of an acre. Most are single-level and two-story plans in the 1,500 to 2,100 square foot range, with current finishes like LVP (luxury vinyl plank) flooring and quartz counters. Because the subdivision is new, there are no older homes here, and resales are only starting to come up.
Yes. Green Acres North View sits right on North Main Street, a few minutes from the State Street shopping area. Lin's Fresh Market and the Walmart Supercenter there are the town's main stops for errands. The location keeps daily shopping short.
Recent sales in Green Acres North View have generally been below the Hurricane median, with larger or more upgraded plans a bit higher. In Washington County MLS records, those sales were in the low to mid $400,000s. For Hurricane as a whole, my 2025 market report puts the median home sale at $580,500. Because the homes are similar in age and size, the range is tighter than in an older mixed neighborhood. Prices move, so ask me for current numbers.

When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Hurricane listings and on this Green Acres page, where buyers are already looking. It depends on what else is listed in Green Acres North View right now. Because the homes are so similar, buyers compare them side by side, so pricing and presentation matter a lot here. Tell me your timeline and I will tell you plainly what I see.
Yes, and it is common here. Most of the work is getting the order and the timing right. I cover the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.

Recent Green Acres North View sales have been in the low to mid $400,000s in Washington County MLS records, below the Hurricane median. That is a tighter range than an older mixed neighborhood would show. Because homes here are so similar in age and size, pricing and presentation matter more.
