Life in the neighborhood


What a day here looks like.

Morning: Open sky and long views to the west. Oak Haven is a newer subdivision on the edge of Hurricane, out where the lots are bigger and the pace is slower. Mornings are quiet, the kind where you hear more birds than traffic, and the desert light comes in clean across the valley.

Midday: This is Sand Hollow country. You are about 12 minutes from the reservoir, the beaches, and the Sand Mountain riding, so a lot of driveways out here have a boat or a side-by-side parked in the RV bay. Errands take a few more minutes than they would downtown, Lin's Marketplace is about eight minutes, the Walmart run about ten, but that is the trade for the space and the views.

Evening: Neighbors walk dogs on new streets that are not cut-throughs for commuter traffic, garage doors are open while somebody works on a rig for the weekend, and golden hour lights up the red rock to the east in a way that does not show up in a listing photo.

Sand Hollow at the doorstep

Sand Hollow State Park is about 12 minutes away: red-rock reservoir, sandy beaches, boating, and the Sand Mountain OHV dunes. This is one of the main reasons buyers look on this side of town.

RV and oversized garages

These homes are built for the toys. Deep RV bays and oversized garages are a defining feature here, which makes sense given how close the boating and off-road country is.

Sand Hollow Golf Course

One of Utah's top-ranked public courses sits over near the reservoir, a short drive from the neighborhood, with the championship layout set right against the red rock.

Room to spread out

Roughly quarter-acre lots and a lower-density layout give you elbow room, driveway space, and open sightlines that the tighter subdivisions closer to downtown do not.

Custom built, one home at a time.

Oak Haven is a newer subdivision that has been building out since about 2020, with most homes dated 2024 and later. Because it is custom and semi-custom rather than a single production line, the homes are not all cut from the same catalog. Builders working here include New Trend and Solaris Homes, and the neighborhood is still filling in.

These are single-family homes, and they lean modern desert-contemporary rather than tract-standard. Recent builds run around 2,400 square feet on roughly quarter-acre lots, with oversized and RV garages, high-end finishes, and floor plans built around the boat-and-side-by-side lifestyle that Sand Hollow pulls people out here for.

If you want a brand-new custom home with a real RV garage and Sand Hollow ten minutes away, this pocket of Hurricane is one of the few places that checks every box at once.

Trails & outdoors


Trails & outdoors.

From Oak Haven, the recreation is the whole point of living out here. Sand Hollow State Park is about 12 minutes away, with the reservoir, the beaches, and the Sand Mountain OHV dunes all in one place. The JEM and Hurricane Rim trail networks, purpose-built mountain-bike singletrack over red rock, run along the cliffs off SR-9 and are roughly 15 minutes out. Quail Creek Reservoir is about 15 minutes northeast, and Zion National Park is about 35 minutes east on SR-9.

Sand Hollow State Park

Red-rock reservoir with beaches, boating, and paddleboarding, plus the Sand Mountain dunes for off-road riding. About 12 minutes from Oak Haven, and the reason a lot of people move to this side of town.

Hurricane Rim Trail

A loop along the Hurricane Cliffs with long views across the valley and into Zion. Hike and bike, well-marked, with trailheads roughly 15 minutes from the subdivision.

JEM Trail

A dedicated mountain bike descent over red rock with banked turns and long sightlines. The trailhead is about 15 minutes away, and it rides fast in either direction.

Parks & green space


Parks & green space.

The city's park network sits over in central Hurricane, roughly 10 minutes from Oak Haven by car. Hurricane City Park has playgrounds, pavilions, pickleball courts, and wide open lawn for soccer and football, and it hosts the city's Peach Days celebration every September, a tradition that has been running since the early 1900s. Three Falls Park is a smaller neighborhood park with a splash pad, playground, and picnic pavilions. The Hurricane Recreation Center, in the same part of town, has an indoor track, basketball courts, fitness classes, and a weight room. Closer to home, the big draw is Sand Hollow, about 12 minutes south.

This is the practical answer to "how far is everything." Hurricane runs along SR-9, which means most errands are a straight shot on the main road.

The day-trip radius from Hurricane is one of the best in the region. Zion is about 35 minutes east, St. George is 25 minutes southwest, and Cedar City is about an hour north. The full day-trip map lives in the Hurricane guide.

Schools & education


Schools, by the facts.

Oak Haven is served by the Washington County School District. On this southwest side of Hurricane the K-5 elementary that typically serves the area is Coral Canyon Elementary, with Three Falls Elementary the other K-5 option on this side of town. From there the public chain runs Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter alternative in Hurricane. For higher education, Utah Tech University and Dixie Technical College are in St. George, about 25 minutes away.

The district is actively redistricting as the area grows, so which specific schools serve a given address can change. Confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.

Notes from around Hurricane.

No listing photo tells you this part. After years of showing homes in this part of Washington County, here is what I would tell a friend.

  • Sand Hollow proximity is the real draw. Being about 12 minutes from the reservoir and the dunes is the whole reason to buy on this side, and it shows up in resale demand.

  • The RV garages are not an afterthought here. Homes are designed around deep bays and oversized doors, so the boat and the side-by-side actually fit inside, not on a pad out front.

  • It is still an active build-out. Buying new here, expect some ongoing construction nearby as remaining homesites fill in. Ask which lots are finished and which are still coming.

  • Peach Days in September takes over Hurricane City Park. It is about 10 minutes up the road in central Hurricane, and the parade runs right through town.
