What a day up here looks like
What a day up here looks like
In shortThe name points to the two things that matter here: the colorful hills that frame the neighborhood, and the high ground that puts them at eye level.
When the sun comes up, the red rock of the painted hills catches the light first, and the color runs across the whole ridge. Painted Hills Rlington Heights sits on raised ground above the flat ground of the Hurricane valley. Mornings up here start with a view that does not need a filter, and coffee on the porch is basically mandatory.
The height works in your favor. The breeze moves more up here than on the flat ground below, and you notice the difference on a July afternoon when the flats are baking. Errands mean a quick run down to SR-9, for groceries at Lin's or Walmart or a stop at the hardware store. You are home in under ten minutes each way.
The painted hills hold the last color while the valley below goes dark. The streets are quiet, the sky opens up, and the view that sold you on the house at noon is somehow better at sunset.
Neighborhood highlights
What is nearby, all within reach
Painted hills views
The subdivision looks out on a stretch of red rock and painted-desert hills that shift color through the day. Sunrise and sunset are the shows, but even at midday the rock face holds your attention.
High ground
Sitting above the flat, open ground of the valley means better airflow, cooler summer evenings, and a view that clears the rooftops below you. The catch is a slightly windier spring: the breeze is the price of the view.
Close to Sand Hollow
The reservoir is about 12 minutes south. On a summer afternoon, you can go from your driveway to the swim beach faster than most people in St. George can get to theirs.
Quick road to Zion
SR-9 is minutes away, and Springdale is about 40 minutes east. Living up here means you skip the valley traffic to reach the highway.

Homes & lots
Built into the high ground
Painted Hills started filling in through the 1990s. Most of the homes went up around the turn of the 2000s, and the Arlington Heights side kept building from there. The streets feel established, not raw and new, with mature landscaping and ground that has had years to settle. The lots were platted (drawn on the official map) when there was still room to angle them toward the color.
Most of the homes are detached single-family houses of around 2,000 square feet, on lots near a quarter acre. You will find ramblers (one-story homes) and two-story plans, plus a handful of attached homes. Almost every home takes in the hills from a covered back patio. The phases span more than a decade, so finishes range from original 1990s to updated. Read each listing closely.
The color out front is the constant. What changes from one street to the next is how much of it your windows actually catch. That is why the lot matters as much as the floor plan here.
One name, two neighborhoods
Why the name reads like a typo
If "Painted Hills Rlington Heights" looks like something got mangled, it probably did. The MLS files these streets under one run-together name, and it looks like the "A" got clipped off "Arlington." It is a small thing, but it really does trip up buyers and sellers, so it is worth spelling out.
On the ground, it is one continuous stretch of streets rolling through the colored rock, and nobody driving through calls it two places. In the MLS records, though, both sides sit under that one name. Search "Painted Hills" and you may miss the Arlington homes. Search the full run-on name and you catch everything. When I pull recent sales of similar homes here, I run both names and the parcels around them. That way, a price is never built on half the picture.
Selling? Make sure your listing agent markets your home under the names people recognize, because the name on the record is not enough. Buying? The odd name means a few more homes are for sale than a casual search suggests. That is a point in your favor when you are hunting for the right lot and the right view.
Trails & outdoors
Trails in every direction
From this side of town, the big trail network sits across the valley. The Hurricane Cliffs trail system spreads out east and southeast of Hurricane. To reach it, drop onto SR-9 and head toward the Grand Canyon turnoff on SR-59. The JEM, Goosebumps, and Rim single-track trails (narrow, one-bike-wide paths) are roughly 15 to 20 minutes from the subdivision. That is close enough for an after-work lap, and far enough that the trail dust stays over there. Closer to home, the painted hills the neighborhood is named for are right outside. Informal walking routes wind through the colored rock at the edge of the streets, with no drive required.
The painted hills
The low bands of colored rock that give the subdivision its name sit right along the neighborhood edge. It is the closest thing to a backyard trail here: a place to walk the dog, watch the light change, and never start the car.
JEM and Goosebumps
These are flow trails (smooth, rolling trails built for mountain bikes), part of the Hurricane Cliffs system. You reach them off SR-9 and Sheep Bridge Road toward Virgin, roughly 15 minutes out. They are fast and rolling, and forgiving enough for a first day on single-track.
Gooseberry Mesa
This is the slickrock (smooth, grippy sandstone) destination riders drive across the state for. It is signed off SR-59, about 25 minutes out. Ledges, domes, and mesa-top views make it a bucket-list stop, not a warm-up.
Trailhead and mileage detail comes from the Hurricane Cliffs Trail System pages of the Bureau of Land Management (BLM). The full outdoor picture, Zion National Park included, is in the Hurricane guide.
On the water
Two lakes, twelve minutes out
Sand Hollow Reservoir is about 12 minutes south of Painted Hills Rlington Heights. It has 1,300 acres of water with a sandy beach, boat ramps, and a designated swim cove. The red sand dunes around the south shore hold an off-highway vehicle (OHV) area. On a summer Saturday it is the busiest body of water in Washington County, and for good reason. The water is warm, the beach is real sand, and the dune side is a completely different kind of day.
Quail Creek Reservoir, about 12 minutes to the northwest, is the quieter cousin. It has fewer boats, more fishing, and a state park campground along the shore. Between the two, you can choose: Sand Hollow for the full summer scene, Quail Creek for a paddleboard and some space.

Errands & drive times and Schools & education
Errands & drive times
Errands, measured in minutes
Living on the west-southwest edge of town helps with daily errands. The Walmart Supercenter and the SR-9 shopping strip are on the near side of Hurricane from here. That puts big-box and fuel stops a couple of minutes closer than they are from the old part of town. State Street covers the rest, and nothing on this list needs the highway. Times are estimated, so check the drive from your exact address.
- Full grocery runLin's Fresh Market, State Street~5 min
- Big-box and shoppingWalmart Supercenter, west Hurricane~4 min
- Hardware and homeAce Hardware, State Street~4 min
- FuelMaverik, State Street and SR-9~3 min
- Urgent care (24/7 ER on the same campus)Intermountain Hurricane Valley Clinic with InstaCare, 75 N 2260 W~4 min
- Dinner outMain Street and State Street restaurants~5 min
- St. GeorgeDowntown, dining, airport~25 min
- Zion National ParkSouth entrance, Springdale~40 min
One quiet advantage of this side of town: the drive to St. George heads southwest, the way you are already pointed. The commute and the airport run start without crossing Hurricane first. Zion is the other way, out SR-9 to the east. I keep the full day-trip map on the Hurricane guide.
Schools & education
Schools, by the facts
Painted Hills Rlington Heights is served by the Washington County School District. On this west side of Hurricane, the elementary school is typically Three Falls Elementary (grades K-5) at 700 West. Hurricane Elementary (grades K-5) is the other in-town option. After that, students go on to Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter school in Hurricane, an alternative to the district schools. For higher education, Utah Tech University and Dixie Technical College are in St. George, about 25 minutes away. The district is changing which homes go to which schools as the area grows, so the school that serves a given address can change. For any home you are serious about, confirm the current school directly with the district. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.
I cover the bigger education picture in the Hurricane guide.
What locals know
Notes from up here
A drive-by tells you the color and the elevation. It does not tell you that this is really two subdivisions filed under one long MLS name, or how the phases differ. Here is what I would flag for a friend before they wrote an offer up here.
The breeze up here is real
On a July afternoon, the subdivision can feel a little cooler than the valley below. The air moves up here while the flats feel still.
Spring wind hits the high ground first
March through May, the gusts come down off Pine Valley Mountain and you are in the front row. Patio furniture needs to be tied down.
The painted hills change color with the time of day and the season
You will take more photos of the same view than you think, and they will all look different.
You are close enough to SR-9 for convenience and far enough that you do not hear it
Up this high, the highway sits below you and out of earshot.

Buying in Painted Hills Rlington Heights
Painted Hills Rlington Heights sits on raised ground on the west side of Hurricane, Utah, not far from where SR-9 meets the Southern Parkway. It is surrounded by the painted hills and red rock formations it is named for. The subdivision is about three minutes from SR-9 and roughly 25 minutes northeast of St. George.
Mostly detached single-family homes of around 2,000 square feet, on lots near a quarter acre that face the views. They were built from the 1990s into the 2000s across the Painted Hills and Arlington Heights phases. You will see single-level ramblers and two-story floor plans, and a few attached units. Covered back patios make use of the height and the painted-hills views.
Sand Hollow Reservoir is about 12 minutes south. The reservoir has a sand beach, boat ramps, a swim cove, and an OHV area on the red dunes. Quail Creek Reservoir is about the same distance northwest.
The range here is wide because the homes and lots vary so much. Recent sales of a standard plan have run well below the Hurricane median (the middle price). The larger homes with the best views have sold well above it. That means the street and the lot drive the number as much as the market does. In Washington County MLS records, sales here have run from the high $300,000s to over $1,000,000. For Hurricane as a whole, my 2025 market report puts the median home sale at $580,500. Prices change, so ask me for current numbers.

Selling in Painted Hills Rlington Heights
I run a real comparison against recent sales in the subdivision, not an automated number. Start with the home valuation page. I will give you an honest price backed by what has actually sold here.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Hurricane listings and on this Painted Hills Rlington Heights page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
It depends on what is for sale in the subdivision right now. The red rock backdrop does not change with the market, and homes up on the high ground have the painted-hills views. Tell me your timeline and I will tell you plainly what I see.
Yes, and it is common here. Most of the work is getting the order and the timing right. I cover the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.

In Washington County MLS records, recent sales of a standard plan have run in the high $300,000s. The larger homes with the best views have sold for over $1,000,000. The high $300,000s is well below the Hurricane median (the middle price). Pricing takes a real look at the specific street and lot, not one blended neighborhood number.
