Life on the west side


What a day out here looks like.

Morning on the west side starts with Pine Valley Mountain catching the first light. If you hike or ride, the JEM Trail trailhead is about ten minutes east on SR-9, and the Hurricane Rim loop ties into it along the cliffs. Coffee on the back patio before the summer heat settles in is an easy ritual on a quiet, still-filling-in street.

Midday errands stay close. Lin's Marketplace on State Street is about seven minutes away, and the Walmart Supercenter is another three minutes past that. You are not sacrificing a grocery run to live on the newer edge of town, which is the real test of any subdivision going up on the outskirts of a growing desert town.

Evening is the payoff. The red rock cliffs east of town glow in the last hour of sun, Pine Valley Mountain goes purple to the north, and Sky Mountain Golf sits just minutes to the northwest. That is the trade Peregrine Pointe offers: newer construction on the west side, with the rest of Hurricane still close enough to use.

Neighborhood highlights


The highlight reel, all within reach.

Quail Creek Reservoir

About ten minutes west on SR-9. Boating, fishing, paddleboarding, and a sandy shoreline that fills up on summer weekends. State park pass required.

Sand Hollow Reservoir

About 15 minutes south via Sand Hollow Road. Warm-water boating, red sand beaches, and the OHV dunes right next door. A full day trip without leaving the county.

Sky Mountain Golf Course

The city's 18-hole municipal course, about ten minutes from the driveway. Elevated tees, red rock backdrops, and a layout that uses the natural terrain instead of fighting it.

Hurricane Recreation Center

Indoor pool, fitness center, courts, and community programs on 100 West. About seven minutes from Peregrine Pointe. Memberships and day passes available.

Zion National Park

About thirty minutes east on SR-9. The Kolob Terrace road entrance is even closer. Living in Hurricane means Zion is a half-day trip, not a vacation.

The grocery corridor

Lin's Marketplace, Davis Food & Drug, and Walmart all sit within a ten-minute radius on State Street. The full errands table is below.

Homes & lots


Views that earn their keep.

Peregrine Pointe is new construction. Most of it has gone up since 2020, the average build year sits around 2022, and Perry Homes has been the main builder here. The homes are single-family, with both single-level and two-story plans, running near 1,555 square feet through the middle of the range. Lots are compact by Hurricane standards, close to 6,100 square feet, which is typical for a newer production subdivision on the edge of town.

Because it is still building out, the landscaping is young and the streets are settling in rather than mature. That cuts both ways: you get newer finishes, current floor plans, and in some cases the chance to buy something recently built, but the trees have not filled in yet and phases can still be under way. If a specific floor plan or lot orientation matters to you, tell me early, because availability moves fast in a community this new.

In a new subdivision, the floor plan and the lot you pick are the two calls that stick.

One thing worth knowing before you get attached to a plan: the west side catches full afternoon sun, which is a feature in January and a test of your AC in August. A well-placed covered patio and the right window orientation make a real difference here, and on newer lots the shade trees are still years from doing their job. Ask about orientation when you walk a property.

Trails & outdoors


World-class riding, ten minutes out.

Hurricane is a destination for mountain biking and trail running for a reason. The JEM Trail, about ten minutes east of Peregrine Pointe out on the cliffs, is one of the most celebrated flow trails in the desert southwest, running along the rim above the Virgin River with views into Zion's backcountry. Gooseberry Mesa, another fifteen minutes past the JEM trailhead, is a slickrock playground that draws riders from across the country.

JEM Trail

Fast flow singletrack along the Virgin River rim. Intermediate, about 7 miles point to point. Trailhead roughly 10 minutes west on SR-9.

Gooseberry Mesa

Slickrock technical riding with panoramic views. Advanced. About 25 minutes from Peregrine Pointe via Smithsonian Butte Road.

Hurricane Rim & Gould's

A loop that connects the Hurricane Rim Trail with Gould's Rim for roughly 20 miles of varied desert singletrack, minutes from town.

Errands & drives


The practical side of the west side.

Living on the west side does not strand you. State Street, Hurricane's main commercial corridor, is a few minutes east, and the I-15 interchange is about ten minutes west via SR-9. Here is how the common runs break down.

Schools & education


Schools, by the facts.

Peregrine Pointe is served by the Washington County School District. On the west side of Hurricane most homes here are assigned to Coral Canyon Elementary (K-5), which feeds into Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy, a K-8 charter in Hurricane, is an alternative, and Utah Tech University and Dixie Technical College in St. George are about 25 minutes away for higher education. Which specific school serves a given address can change as the district adjusts boundaries for growth, so confirm the current assignment for any home you are serious about directly with the district. What locals know

Notes from the west side.

No listing photo tells you this part. After years of showing homes across Hurricane, here is what I would tell a friend about buying out here.

  • Newer build, newer bones. Most of these homes went up around 2022, so you are getting current floor plans, current energy codes, and finishes that have not had a decade of wear. That is a real difference from the older parts of town.

  • The afternoon sun is serious business. West-facing rooms get the full brunt of a Hurricane summer. Homes with east-facing primary bedrooms and covered west-facing patios are the ones that handle August gracefully.

  • You are between two reservoirs. Quail Creek is ten minutes west for a quick paddleboard session after work. Sand Hollow is fifteen minutes south for a full beach day. Neither is a production to get to.

  • It is still filling in. This is one of the newer subdivisions on the west side, so landscaping is young, some phases may still be under way, and inventory can shift week to week. Move early on a plan or lot you like.

Buying in Peregrine Pointe

Peregrine Pointe sits on the west side of Hurricane, off the 3000 West grid near 625 North, a few minutes north of the State Street corridor. Sky Mountain Golf Course is close by to the northwest, Pine Valley Mountain fills the view to the north, and the red rock cliffs sit to the east.
