A foothold in Hurricane that does not cost a fortune
In shortManufactured, modular, and park-model homes sit on tidy lots, minutes from the I-15 interchange. Zion and the Quail Creek recreation area are a short drive away.
Quail Lake Estates does something most of Hurricane no longer does. It puts an actual home, with a yard and a parking pad, within reach at a price well below the town median (the middle price). The homes are small, mostly manufactured and modular (built in a factory, then set on the lot), with a handful of site-built houses. The lots are tidy rather than sprawling. What you get in exchange is a low price to buy in and a west-side address that is easy to get in and out of.
The community sits along State Street on the west edge of town, above the Virgin River and about five minutes from the Interstate 15 interchange. That does two things for you: it keeps you off the busy center of Hurricane for daily driving, and it puts you close to the county's lakes and trails. Quail Creek and Sand Hollow are short drives, and SR-9 runs straight east from here toward Zion.
It is a quieter, more affordable area than the newer subdivisions climbing the hillsides to the east. If you want to own rather than rent, it is worth a serious look. It is also worth a look if you want a base camp that costs little to keep, close to the recreation that brought you to Southern Utah in the first place.
Neighborhood highlights
What is close, and why it matters
Quail Creek Reservoir
It is a 600-acre warm-water reservoir (a man-made lake) about ten minutes away. You can boat, waterski, fish for bass and trout, and swim from a sandy beach. It is a state park, so you pay a day-use fee or buy an annual pass.
Sand Hollow Reservoir
It is about 20 minutes southeast, larger and warmer than Quail Creek. The red sand beaches and the OHV (off-highway vehicle) dunes sit right next to the water. It is the go-to for a full day on the water.
Sky Mountain Golf Course
This is Hurricane's 18-hole city-owned course, about 10 minutes away. It has high tees and red rock backdrops, and the scenery competes with the scorecard.
JEM Trail access
The JEM trailhead sits off SR-9, east of town. It is a well-known ride for mountain bikers, with world-class flowing trails (narrow, smooth mountain-bike paths) along the Virgin River rim, roughly 15 minutes out.
Zion National Park
About 45 to 40 minutes east on SR-9, and from Quail Lake Estates you are already on the right road. Kolob Terrace is even closer for the backdoor entrance.
Hurricane town center
Lin's, Walmart, and the restaurant row on State Street are a straight shot east, roughly 7 minutes. The errands table breaks it down.

Homes & lots
Small homes, small lots, honest prices
Set your expectations first, and this community makes a lot of sense. Quail Lake Estates is a mix of manufactured, modular, and park-model homes, with a few site-built houses in the blend. Most went in from the late 1980s through the 2000s. The homes are small, many in the 800 to 1,200 square foot range, on compact lots of about a tenth of an acre. This is not a large-lot, custom-home neighborhood, so read any listing that implies otherwise carefully.
What that gets you is a low price to buy in, in a town where new construction keeps pushing prices up. A tidy home here can still sell for a fraction of what a rambler (a one-story home) on the east-side hillside goes for. If you want to own rather than rent, that is the reason to look here.
The value here is the low price to buy in, not the size of the lot. Take it for what it is.
Check a few things before you write an offer. On a manufactured or modular home, check the foundation and title status early, because both affect financing and long-term value. On any home here, look closely at the roof, the heating and cooling (HVAC), and how old the home's other systems are. A home from the 1990s may or may not have been updated. If you are comparing two homes, the condition and the updates matter more than a few square feet either way.
Recreation nearby
Two reservoirs and a national park within reach
The reason to look at this side of Hurricane is not the neighborhood itself. It is what surrounds it. Quail Creek Reservoir is about ten minutes out. At roughly 600 surface acres, it is big enough for waterskiing, wakeboarding, and a full day of boating without feeling crowded. The state park maintains a boat ramp, day-use beaches, and fish-cleaning stations. The reservoir is stocked with rainbow trout and holds largemouth bass and bluegill, and the water runs warm from late spring through early fall.
Sand Hollow, the larger of the two reservoirs, is about ten minutes south, with red sand beaches and the OHV dunes right next to the water. On summer weekends both parks fill by mid-morning, but living this close means you can slip out on a Tuesday after work instead of fighting the crowd.
Boating and watersports
Concrete boat ramp, no horsepower limit. Waterskiing, wakeboarding, and personal watercraft are all permitted. Busy on summer weekends.
Fishing
Rainbow trout stocked seasonally. Largemouth bass, bluegill, and crappie round out the catch. Fishing from the shore and from a boat are both good.
Beach and trails
Sandy swimming beach, picnic areas, and shoreline trails. The red rock basin makes for striking contrast against the blue water.

Errands to the east, the freeway to the west
Quail Lake Estates sits on State Street on the west side of town. Most daily errands are a quick, straight run east, and the freeway is just minutes the other way. Times are estimated, measured from the neighborhood on State Street.

Schools & education
Schools, by the facts
Quail Lake Estates is served by the Washington County School District. On the west side of Hurricane, the K-5 (kindergarten through grade 5) school is Coral Canyon Elementary in Washington. From there students go on to Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy, a K-8 charter in Hurricane, is another choice. Which school serves a given address can change as the district adjusts boundaries for growth, so check the current assignment with the district for any home you are serious about. For higher education, Utah Tech University and Dixie Technical College are in St. George, about 25 minutes away. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.

What locals know
Notes from the west side
No listing photo shows you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend looking at Quail Lake Estates.
Know the kind of home before you fall for the price
Manufactured and modular homes are financed and appraised differently than site-built homes. (An appraisal is a value check the lender orders.) Check the foundation and title status early so there are no surprises at the lender.
Condition beats square footage
These homes span roughly twenty years of construction. A well-updated older home can be a better buy than a tired newer one, so weigh the roof, the heating and cooling, and the home's systems, not just the year.
The location is genuinely handy
You are on State Street with the freeway minutes away, so town errands are quick and getting out toward St. George or Zion is easy. It is a real advantage for daily driving.
It is a starting point, not a forever mansion
Go in knowing that, and it makes sense. It is a way to own in Hurricane without stretching, with the recreation close by.

Buying in Quail Lake Estates
Quail Lake Estates sits on the west side of Hurricane along State Street, near the Interstate 15 interchange and above the Virgin River. It is a short drive from the Quail Creek and Sand Hollow recreation area. It is also a straight run east on SR-9 toward Zion.
This is a compact community of manufactured, modular, and park-model homes with some site-built houses mixed in. Most homes are small, around 800 to 1,200 square feet, on compact lots of roughly a tenth of an acre. Many have a covered parking pad or RV space. It is a well-known way to buy into Southern Utah at a lower price than most of Hurricane.
Quail Creek Reservoir is roughly ten minutes from the community, and the larger Sand Hollow Reservoir is about ten minutes south. Neither is on the doorstep, but both are close enough that residents treat them as regular after-work stops rather than weekend expeditions.
This is one of the more affordable areas in Hurricane. Recent sales have generally landed well below the Hurricane median, depending on size, condition, and whether the home is manufactured, modular, or site-built. In Washington County MLS records, sales here have run from the low $200,000s to the low $300,000s. For Hurricane as a whole, my 2025 market report puts the median (middle) home sale at $580,500. Prices move, so ask me for current numbers.

When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Hurricane listings and on this Quail Lake Estates page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
It depends on what is on the market right now. It helps to know how many homes are for sale and how many buyers are priced out of pricier neighborhoods. Tell me your timeline and I will tell you plainly what I see, not a pitch.
Yes, and it is common here. Most of the work is getting the order and the timing right. I cover the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
