Life in the corridor
Where the desert has room to breathe.
Red Slate Estates sits on Hurricane's west side, off 1500 South near Bash Parkway, out in the Sand Hollow corridor where the lots are new and the desert is still close on every side. This is a Richmond American community, so the streets are fresh, the plans are single-level, and the whole neighborhood has the open, unhurried feel of the west end of town rather than the historic grid.
Errands run north and east toward the State Street corridor. Walmart Supercenter is about nine minutes, Lin's Marketplace and Davis Food & Drug about eleven, and the Maverik for fuel about seven. You are far enough out that a grocery run is a quick drive rather than a walk, and close enough that nothing feels remote.
The draw out here is Sand Hollow. The state park and reservoir are about eight minutes south, so a weekend on the water or the dunes starts almost from the driveway. If you want new construction with the recreation practically at the end of the street, the west side delivers.

JEM Trail and the Cliffs
About 15 minutes to the JEM Trail and the Hurricane Cliffs system, with singletrack that traces the rim and links to Gould's Rim for a longer ride or hike.
Zion National Park
About 35 minutes east. State Street to SR-9 runs straight to Zion's south entrance, an easy morning start for a day in the canyon.
Gooseberry Mesa
About 25 minutes off SR-59. World-class slickrock mountain biking on the mesa top, a classic desert-southwest ride within reach for an afternoon.
Sky Mountain Golf Course
Hurricane's 18-hole municipal course with red rock backdrops, about 12 minutes north. Elevated tees and a layout that works with the natural terrain.
The grocery corridor

Red Slate Estates is a Richmond American Homes community, planned for around 135 lots and opened in 2025. The homes are ranch-style, single-level floor plans, so you get open-concept living areas, attached garages, and current finish packages without stairs to work around. Because it is newer construction, some homes are still available directly from the builder alongside any resale listings.
The neighborhood has the clean, uniform feel of a new build: fresh streets, new landscaping coming in, and a consistent look from one home to the next. Buying here means you are choosing a lot and a plan rather than inheriting someone else's remodel, which is part of the appeal for people who want to start fresh.
New construction lets you pick the lot and the layout. The trade-off is patience while the community fills in.
One thing worth knowing: on a builder community this new, lot position and build stage matter as much as the floor plan. Corner and perimeter lots, sun orientation, and how far along the surrounding streets are can all shift how a home feels day to day. Walk the actual lot, not just the model, and ask where the build schedule stands.
Trails & outdoors
The reservoir, the slickrock, and the road to Zion.
The Sand Hollow corridor puts you on the doorstep of some of the best recreation in Washington County. Sand Hollow State Park, with its warm-water reservoir and red-sand dunes, is about eight minutes south, and the JEM Trail and Hurricane Cliffs mountain-bike network are within about 15 minutes for a ride along the rim.

Schools & education
Schools, by the facts.
Red Slate Estates is served by the Washington County School District. For the west side of Hurricane, the elementary assignment (K-5) falls to either Hurricane Elementary or Three Falls Elementary depending on the address, and the district is actively redrawing lines as this side of town grows. From there the path runs to Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy, a K-8 charter in Hurricane, is an alternative to the neighborhood schools. Because boundaries shift, confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. For higher education, Utah Tech University and Dixie Technical College in St. George are about 25 minutes west.

No listing photo tells you this part. From years around Hurricane's neighborhoods, here is what I would tell a friend about buying new construction out in the Sand Hollow corridor.
The reservoir is the real perk. Sand Hollow is about eight minutes south, close enough that a summer evening on the water is a spur-of-the-moment plan, not a road trip.
The freeway is close. The I-15 on-ramp at Exit 16 is a short hop, which makes the run to St. George or the airport shorter than the in-town address suggests.
Lot position matters on a new build. Sun orientation, corner versus interior, and how finished the surrounding street is all change how a home lives. Walk the lot, not just the model.
A builder home is negotiable in its own way. Incentives, included options, and closing timelines flex differently than on a resale. Knowing which levers move is half the game.
