Life in Redstone Springs
Quiet, private, and spacious.
Morning in Redstone Springs starts with the quiet of the Sand Hollow corridor on the south side of Hurricane. Coffee at home on a big lot, then about an eight-minute drive up to Lin's Marketplace or Davis Food & Drug on State Street. The bigger draw is the other direction: Sand Hollow Reservoir is roughly five minutes away, so a sunrise paddle or a quick OHV run before work is genuinely on the table.
Midday the neighborhood is quiet. The streets carry the kind of calm that comes from an enclave where the homes are large, the lots are heavily landscaped, and through-traffic is not a factor. The red rock is visible from many streets, a reminder that Zion is about 30 minutes east and the trailheads are minutes away.
Evening settles in with room to breathe. Long driveways, walled backyards, and the space that oversized lots buy you. Redstone Springs is not a starter-home tract. It is a small pocket of custom homes on acreage, and that is exactly what a certain kind of buyer is looking for.

Homes & lots
Big lots, custom builds.
Redstone Springs is an acreage enclave, not a tract subdivision. Lots run roughly three-quarters of an acre and up, and the homes on them are large custom single-family builds, several of them from the last decade or so. Expect big square footage, walk-out daylight basements, oversized garages, and yards that were designed rather than dropped in. Many lots carry pressurized secondary irrigation alongside city culinary water, which is how the landscaping stays lush through a Hurricane summer.
Because these are custom homes, no two are quite alike. Elevations, finishes, and floor plans vary lot to lot, and the private touches show up on the outdoor side too: walled backyards, pools and spas, fire features, and long private driveways. This is the kind of pocket that appeals to a buyer who wants space, privacy, and a high-end build in the Sand Hollow corridor.
Most of Hurricane is built to a lot line. Redstone Springs is built to a bigger one.
One thing that matters with newer custom construction: the HVAC, the roof, and the windows on the more recent builds are relatively young, which usually means fewer near-term maintenance surprises and better energy performance during a Hurricane summer. But on custom acreage homes the bigger variables are square footage, lot size, and finish level, so weigh those alongside build age when you compare one property against another.
Trails & outdoors
From the rec center to the rim.
Redstone Springs sits in the Sand Hollow corridor on the south side of Hurricane, which puts the water and the dunes practically in the backyard. The Hurricane Rim Trail is about twelve minutes north as well, and Confluence Park is about thirteen minutes north where the Virgin River and La Verkin Creek meet.

Errands & drives
The practical side of the corridor.
Living in the Sand Hollow corridor means the reservoir is close and the State Street stores are a short drive north. Here is how the common runs break down from Redstone Springs.

Schools & education
Schools, by the facts.
Redstone Springs is served by the Washington County School District. On this side of town the chain generally runs Three Falls Elementary (grades K-5) into Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy, a K-8 charter in Hurricane, is an alternative some families choose. Which specific schools serve a given address can change as the district redistricts for growth, so confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. For higher education, Utah Tech University and Dixie Technical College are about 25 minutes away in St. George.
I cover the bigger education picture in the Hurricane guide.
What locals know
Notes from the neighborhood.
No listing photo tells you this part. After years of showing homes across Hurricane, here is what I would tell a friend about living in Redstone Springs.
Sand Hollow is the backyard. The reservoir is about five minutes down Sand Hollow Road, with red sand beaches, boating, and OHV dunes. Living out here, a weeknight paddle or a quick dune run is genuinely part of the routine.
The lots are the story. Roughly three-quarters of an acre and up, heavily landscaped, often with secondary irrigation. That is what you are really buying out here: space and privacy you cannot get on a standard Hurricane lot.
State Street is a quick run north. Groceries, hardware, dinner, and the rec center are all about eight minutes up on State Street. You trade a downtown address for reservoir access, and for a lot of buyers that is the right trade.
These are custom homes. No two are identical. Elevations, finishes, and floor plans vary lot to lot, and the outdoor side is where owners really personalize, walled yards, pools and spas, fire features. Tour a few before you decide what you actually want.

This is one of Hurricane's higher-end acreage pockets, so recent listings have generally run well into seven figures, from the low millions up past two million, depending on square footage, lot size, and finish level. Prices move, so treat that as a starting point and confirm against the live listings.

Selling in Redstone Springs
Start with the home valuation page and I will run a real comparison against recent Redstone Springs sales. Because these are custom homes on large lots, no two are identical, so lot size, square footage, and finish level really move the number. Pricing a one-of-a-kind acreage home is where local comps and honest judgment matter most.
List with me and your home is featured across MovingUtah, on this page, on the Hurricane hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.
It depends on what is on the market right now. Hurricane has been active, and a newer home in a well-kept neighborhood moves when priced realistically. Tell me your timeline and I will give you a straight read, not a pitch.
Yes, and it is common here. Timing the two is mostly a sequencing problem, and I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk.
