Life in the neighborhood
What a day here looks like.
Morning in Scenic Pointe starts with early light on the ridges and Pine Valley Mountain off to the west. The neighborhood sits up on the hills on the south side of town, which gives many lots a view corridor across the valley, and on a clear morning that view fills the frame from the right front porch. Coffee tastes better with that backdrop.
Midday is quiet in the way a young neighborhood is quiet. This is new construction, so you will still see model homes, a builder's trailer, and landscaping filling in on the newer streets while the later phases go up. Errands are short: Lin's Marketplace and Davis Food and Drug are about five minutes, and the rest of Hurricane's State Street corridor sits within easy reach.
Evening brings the reason this neighborhood is called Scenic Pointe. The sun sets behind the red rock west of town, the valley catches the last color, and the view lots do exactly what they were positioned to do. It is the evening show, and it comes free with the address.

Sand Hollow Reservoir
A 1,322-acre warm-water reservoir about ten minutes from the neighborhood. Boating, swimming, fishing, scuba diving, and cliff jumping at the red rock ledges. State park day-use fee or annual pass required.
Sand Hollow OHV
A 6,000-acre OHV recreation area with sand dunes, slickrock, and rock crawling, about ten minutes from the neighborhood. Nationally known destination for UTV and ATV riding. Staging areas on Sand Hollow Road.
Golf nearby
Sand Hollow Golf Course, a 27-hole championship and links facility, is about ten minutes away at the resort. Sky Mountain and Copper Rock are within 15 minutes. All three are public courses with homeowner membership options.
Quiet vs. resort
Scenic Pointe is a newer residential subdivision, not part of the resort. You get a modern home on a larger lot with proximity to the water and the golf, without the nightly rental turnover next door.

Scenic Pointe is new construction. The homes have gone up almost entirely since 2020, with the more recent phases carrying an average build year around 2024, and the neighborhood is still releasing lots as it grows south and up the ridges. The median home is roughly 2,410 square feet, and the median lot sits near a third of an acre, which runs larger than a lot of comparable Hurricane subdivisions. Expect modern exteriors, high ceilings, and open plans rather than the older tract look.
Because these are current builds, you will find both move-in-ready homes from local builders and lots where you can still do a custom or semi-custom home. That mix is the whole point here: you are buying newer product on a bigger lot with a real view, not a dated floor plan you plan to gut.
In Scenic Pointe, you are paying for a newer home, a larger lot, and a view off the ridge, not for a resort address or a nightly-rental rotation.
This sits toward the higher end of Hurricane, and the price reflects the newer construction and the lot sizes more than any resort branding. Scenic Pointe is a standalone residential neighborhood, not part of Sand Hollow Resort, so you get the newer home and the view without the resort premium or the Saturday turnover. If that is the trade you want, this is where you look.
Trails & outdoors
Dunes, singletrack, and slickrock within minutes.
Scenic Pointe sits in the middle of some of the best outdoor recreation access in Washington County. The Sand Hollow OHV area, with 6,000 acres of dunes, slickrock, and trails, is about ten minutes away down Sand Hollow Road. The JEM Trail, a fast-flow mountain bike singletrack on a bench above the Virgin River, is about ten minutes north. Gooseberry Mesa, one of the country's best slickrock mountain biking destinations, is about 20 minutes away.
Sand Hollow OHV
6,000 acres, ~10 min away. Sand dunes, slickrock trails, and technical rock crawling. Day-use fee or annual pass. One of the most popular OHV destinations in the West.
JEM Trail
About 10 min north. Fast-flow singletrack for mountain bikes, beginner-to-intermediate. Exposed desert bench above the Virgin River. Ride early in summer.
Gooseberry Mesa
About 20 min. World-class slickrock mountain biking on a high mesa. Technical terrain with views into Zion. Also open to hiking and trail running.

Scenic Pointe sits on the south side of Hurricane, a short drive from the State Street corridor. Errands are a quick trip into town rather than something you walk to. Here is the practical rundown.

Schools & education
Schools, by the facts.
Scenic Pointe is served by the Washington County School District, and homes here currently feed Three Falls Elementary for the K-5 years. From there students continue to Hurricane Intermediate (grades 6-7), then Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter option in town. Because the district adjusts boundaries as this side of town keeps building, confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University and Dixie Technical College are both in St. George, about 25 minutes away.

What locals know
Notes from Sand Hollow Road.
I have lived in Southern Utah for more than 20 years and know Washington County's neighborhoods. Here is what I would tell a friend about living in Scenic Pointe.

It is still a work in progress, and that is fine. Because the later phases are still being built, you will live around some construction for a while, a graded lot here, a framing crew there, landscaping filling in on the newest streets. If you want a finished, settled block on day one, buy in a phase that is already done. If you are early, you get first pick of the view lots.

The resort is close, but you are not in it. Scenic Pointe is not part of Sand Hollow Resort, and that matters. You are not on the nightly-rental rotation, yet Sand Hollow, the golf, and the trails are a short drive away and open to the public. You get a newer home on a bigger lot and still use the water just like a resort owner would.

Winter is quiet in the best way. Once the boats come out and the OHV season winds down, Sand Hollow Road goes sleepy. You get the red rock views, the open sky, and the whole reservoir area nearly to yourself from November through February.

The commute adds up. Living south of Hurricane means every trip to St. George adds about ten minutes compared to living in town. Most people who move here make that trade willingly for the proximity to the water and the trails. But count the drive time honestly before you commit.
