I am Scott Buehler. I have lived in Southern Utah for more than 20 years, and I know Hurricane's neighborhoods. This page is the honest version of what Sunset Ridge offers, what it costs, and what you should know before you write an offer.

Life on the hill
What a day up here looks like.
Morning on the bench means coffee with Pine Valley Mountain out to the west and a quiet street behind you. The light comes in clean over the red cliffs to the east, and the neighborhood wakes up slowly. If you work from home or you are heading out for the day, State Street is about five minutes down the hill.
Midday errands are the part the location wins: Lin's Marketplace, Davis Food & Drug, and the Walmart Supercenter are all on State Street within a few minutes of the ridge. Sky Mountain Golf Course sits just up the road, about four minutes away. Sand Hollow Reservoir, with its beaches, boat launch, and the Sand Hollow Golf Course, is roughly ten minutes south.
Evening is when Sunset Ridge earns its name. The setting sun lights up Pine Valley Mountain, the breeze picks up on the ridge, and the streets stay quiet. That is the trade Sunset Ridge offers: a bench above town, with everything you need close enough to use without living on top of it.

Pine Valley Mountain views
The bench looks west toward Pine Valley Mountain, and evening light paints the mountain face in gold and rose. From the upper streets, the view is the anchor of the neighborhood.
Hurricane Recreation Center
About six minutes away, the city rec center has indoor basketball, a fitness center, a pool, and recreation programs. Open to residents and non-residents.
Hurricane Cliffs views
The red rock Hurricane Cliffs are visible from the neighborhood streets, rising across the valley to the east. The contrast of deep red rock lit by the morning sun is part of the everyday view.
Sky Mountain Golf Course
A municipal 18-hole course about four minutes from the ridge, with views of the red rock backdrop that Southern Utah is known for. A public option for weekday rounds and weekend outings.

Homes built for bench living.
Sunset Ridge is a newer single-family neighborhood, with an average build year around 2019 and most homes completed in 2020 or later. You will find ramblers and two-story plans on roughly quarter-acre lots, with 2- and 3-car garages and the current-code finishes that come with recent construction. The streets climb the north bench above Hurricane, so many lots catch the sunset light and the evening breeze.
Because it is a small, newer subdivision, transaction history is thin and landscaping is still filling in on some streets. The median home runs around 1,818 square feet, and lots sit near 10,890 square feet, roughly a quarter acre. That is the trade compared with older parts of town: newer homes and newer systems, on a bench that earns its name at sunset.
Trails & outdoors
Trails that start where the pavement ends.
Hurricane sits at the edge of some of the best riding and hiking terrain in Washington County, and Sunset Ridge's north-bench location puts you within striking distance of several notable trail systems. The JEM Trail and Gooseberry Mesa are the headliners, and Hurricane Rim / Gould's Rim is a local favorite.
JEM Trail
About 10 minutes from the ridge, the JEM Trail is a fast, flowing singletrack through desert scrub and red rock. It runs about 6 miles one way and connects to the larger Hurricane Cliff Loop system.
Gooseberry Mesa
Roughly 15 minutes south, Gooseberry Mesa is a world-class mountain bike destination with slickrock riding, pinyon-juniper forest, and views into Zion National Park from the mesa rim. The Green Valley and South Rim loops are the main draws.
Gould's Rim / Hurricane Rim
The rim trail system runs the Hurricane Cliffs above town, offering hiking and biking trails with views across the valley. Gould's Rim is a shorter hike with a big payoff at sunset.

Schools & education
Schools, by the facts.
Sunset Ridge is served by the Washington County School District (washk12.org). Homes on this side of Hurricane have generally fed Hurricane Elementary (K-5), then Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy, a K-8 charter in Hurricane, is an alternative to the neighborhood schools. Which specific schools serve a given address can change as the district adjusts boundaries for growth, so confirm the current assignment for any home you are serious about directly with the district. No listing photo tells you this part. After years of working with buyers in Washington County, here is what I would tell a friend about Sunset Ridge.

The sunset is the whole point. The bench catches the last light over Pine Valley Mountain to the west, and the evening skyline show is what gives the neighborhood its name. Upper-street lots earn a premium for a reason.

The ridge catches the breeze. Summer evenings cool off fast up here, which is a real advantage over lower neighborhoods. The trade is more wind in spring, since the bench is exposed, and gusty days remind you of it.

Sand Hollow is your backyard. Ten minutes south puts you on the beach or the boat launch at Sand Hollow Reservoir, with Zion about 25 minutes east. The recreation access from this ridge is hard to beat.

It is newer than it looks from town. Most of Sunset Ridge went up around 2019 and after, so you are buying recent construction and newer systems. It is a small subdivision, so listings are few and far between, and a well-kept home tends to move when it comes up.
