This was one of the area's custom new-construction subdivisions, laid out around 2014 and filled in through the late 2010s, so the lots are low-maintenance and the houses are a decade old or newer. The reservoirs and red-rock trails are a short drive down the Sand Hollow corridor. If you want a move-in-ready home without a big-yard project, this is worth a look.

Life in the neighborhood


What a day here looks like.

Morning in Zions Gate Estates starts easy. The streets are newer and the homes are single-level, so the walk from the front door to the car is short and the yards are the kind you maintain in an afternoon, not a weekend. You might hear a garage door open and a truck heading out early, maybe someone hooking up for a Sand Hollow run down the road. The neighborhood is settled now rather than under construction, and it keeps the quiet, tidy feel of a grid that went up over a single stretch of years and grew up together.

Midday errands stay simple. Walmart is right around the corner off Highway 9, close enough that a quick grocery or hardware run barely counts as a trip. The Hurricane City Recreation Center, the pool, and the State Street shopping corridor sit within a short drive. St. George is about 25 minutes for the bigger retail or the airport.

Evening is where the location pays off. You grill on the back patio, the kids are in the yard, and Sand Hollow Reservoir is a straight shot south down Sand Hollow Road when you want the water. The red rock catches the last sun, Pine Valley Mountain fades from copper to violet, and you are close to everything without being in the middle of it.

Homes & lots


Newer homes, easy-care lots.

Zions Gate Estates is what a lot of Hurricane buyers come here for: single-level homes you can move into without a renovation list. Most plans run two to four bedrooms and two baths, roughly 1,100 to 2,000 square feet, with two-car garages and stucco exteriors on compact, low-maintenance lots. This is a right-sized home on a right-sized yard, not an acreage property.

The subdivision was platted around 2014 and built out as a custom new-construction project, with families choosing plans and finishes lot by lot rather than buying off a tract line. By 2019 the build had reached its third phase, and the streets are essentially full today. What that means for a buyer: the homes are a decade old or newer with current layouts, and most of what comes up now is resale rather than a builder spec, so you are shopping finished houses rather than waiting on a dirt lot.

A newer, single-level home on a small lot is the whole appeal here. You get current finishes and a yard you can actually keep up with, without taking on the upkeep of a big property. For a lot of buyers moving to Hurricane, that trade is exactly right.

One thing I point out showing homes in this part of Hurricane: on a compact lot, which way the backyard faces really matters. A north-facing patio holds shade well into an August afternoon, and the newer floor plans that put living space toward the back get the better light. If outdoor living matters to you, pay attention to orientation before you fall for the kitchen.

On the water


Two reservoirs, one short drive.

Sand Hollow Reservoir

Sand Hollow Road runs right past the mouth of the subdivision, so the boat ramp is about a 15-minute straight shot with no cross-town driving. Boating, swimming, fishing, and the red dunes on the east shore. On a summer Saturday the trucks-and-trailers line forms early; from here you can beat it by launching before nine and be home before the lot fills.

Quail Creek Reservoir

Because Zions Gate sits on the highway-facing west edge of town, Quail Creek is barely 10 minutes out along SR-9 toward the Exit 16 interchange. Cooler, deeper water that holds trout and bass, quieter than Sand Hollow, and easy for a weeknight paddle after work. Quail Creek State Park has a boat ramp, picnic areas, and shoreline fishing.

Having both reservoirs within a short drive is one of the practical reasons this west-side Sand Hollow Road corridor keeps drawing buyers. Sand Hollow gives you the big-water weekends; Quail Creek gives you a quieter paddle on a Tuesday. The Virgin River runs through town too, with Confluence Park about 10 minutes away for wading, tubing, and riverside picnics.

Trails & outdoors


Singletrack and red rock out the back door.

The catch of a west-edge address is that the marquee singletrack sits on the opposite, southeast side of town under the Hurricane Cliffs, so the JEM and Gould's Rim trailheads are a drive rather than a walk. The upside is that the drive is a clean one: you cut across town on State Street and 700 West instead of fighting the highway, and you are staging your bike in about 15 minutes. For most riders living here that is a fair trade for being first in line at the Sand Hollow ramp.

Closer in, Confluence Park on the Virgin River is about 10 minutes east and gives you the flatter riverside walking and the connection up onto the Hurricane Rim network. If you just want to stretch your legs, the paved paths and quiet grid streets inside Zions Gate itself make for an easy evening loop before you ever get in the car.

Hurricane Rim Trail

Reached from the Confluence Park trailhead about 10 minutes east, this is the closest real trail to Zions Gate. It runs the rim above the Virgin River with valley and Pine Valley Mountain views, and it is walkable, runnable, and rideable at an easy grade.

JEM Trail

The region's signature flow trail, off the Gould's Wash road on the southeast side of town about 15 minutes from Zions Gate. Fast, swoopy singletrack above the river gorge that riders drive in from out of state to session.

Gould's Rim

Technical singletrack with views across the Virgin River Valley, about 15 minutes from Zions Gate Estates. Pairs with the JEM for a longer loop.

One practical note on trail access from here: the best-known singletrack is southeast under the cliffs, so plan on a short drive rather than a ride from the driveway. Gooseberry Mesa, Zion, and the rest of the day-trip map are laid out on the Hurricane guide.

Everything you need on a daily basis sits within a short drive along Highway 9 and State Street. The west-side location, right by Walmart at the Sand Hollow Road turnoff, puts you close to the retail corridor without being in the middle of it.

Sitting on the highway-facing edge of town is the quiet advantage here: you reach I-15 at Exit 16 without crossing the downtown grid, so St. George is about 25 minutes southwest for the big retail, the hospital, and Utah Tech, and Zion is roughly 35 minutes the other way through Springdale. Schools & education


Schools, by the facts.

Zions Gate Estates is served by the Washington County School District. Hurricane runs two K-5 elementaries, Three Falls Elementary and Hurricane Elementary, and which one covers a given address on the west edge of town depends on where the district has drawn the current boundary. From there the WCSD chain runs to Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter alternative in Hurricane. Because the district keeps adjusting boundaries to keep up with growth on this side of town, do not take the elementary as settled: confirm the current assignment for any specific home directly with the district before you count on it. For independent school data you can weigh yourself, GreatSchools and Niche both publish profiles. Utah Tech University and Dixie Technical College in St. George are about 25 minutes southwest for higher education and continuing ed.

Where it sits


First stop on the Sand Hollow turnoff.

What sets Zions Gate apart from the older neighborhoods deeper in Hurricane is not the houses, which are typical single-level Southern Utah builds, but the corner it occupies. The subdivision grew up on the far west edge of town where Highway 9 bends toward the I-15 interchange, one turn off the highway at 3700 West and 150 North. That is the same turnoff that feeds Sand Hollow Road, so this is quite literally the first residential pocket you reach on the way out to the reservoir and the last one you pass coming home.

It also grew up differently. Rather than a single builder dropping a tract, Zions Gate was laid out around 2014 as a lot-by-lot custom project of roughly a hundred and seventy lots, opened in phases through the back half of the decade until the streets filled in. That history is why you will see the same handful of single-level footprints repeated up the blocks but rarely the same finish package twice, and why the yards, while all compact, were graded and landscaped one owner at a time instead of stamped out at once.

One quirk of the address worth knowing: the Zions Gate name is shared with the RV resort that sits right at the 3700 West and 150 North junction, so a search for the neighborhood will surface the campground too. They are separate places that happen to share a corner and a name. On the ground, the homes are the quiet grid just north and west of that intersection, and the resort traffic stays on the highway side.

What locals know

Notes from the lots.

No listing photo tells you this part. After years of showing homes across Hurricane, here is what I would tell a friend about Zions Gate Estates.

  • It was a custom build, not a tract. Buyers here chose plans and finishes lot by lot as the phases opened between roughly 2014 and the end of the decade. That shows up when you tour: the layouts are consistent but the finishes are not cookie-cutter, so it pays to walk a few before you decide what you actually want.

  • The lots are easy to keep up. These are compact, low-maintenance yards, which is the point for a lot of buyers here. You get a patio and a small yard without signing up for a big-property upkeep list every weekend.

  • Single-level is the norm. Most floor plans here are single-story, which is one reason the community draws the buyers it does. If stairs are a dealbreaker or you just prefer everything on one level, you will find plenty of options without hunting.

  • Sand Hollow is your weekend default. The reservoir is about 15 minutes straight south down Sand Hollow Road, which starts right at your turnoff. Being on the corridor end of town means the boat ramp, the dunes, and the beaches are a genuinely short drive, not a cross-town trek.

Buying in Zions Gate Estates

Zions Gate Estates sits on the west edge of Hurricane, just off Highway 9 near the Walmart. From the highway you turn north on 3700 West and right on 150 North, and the streets fan out from there onto 175 North and the low 3400 to 3700 West blocks. Walmart is right around the corner, and Sand Hollow Reservoir is about 15 minutes south down Sand Hollow Road.
