Where the land stays open
In shortThe homes are newer ramblers (one-story homes) and two-story homes on bigger lots. Reserve trailheads are minutes away, and Snow Canyon is straight up Snow Canyon Drive.
Mojave Mesa sits in the southern part of Ivins, on the open ground that runs down toward the Santa Clara River Reserve. This is the flatter, newer side of town, away from the older homes in the middle of Ivins, which sit on higher ground. The lots open up here, and the view is what the neighborhood is known for. From the right lot, you look out over protected reserve land to the south and west, and the Pine Valley Mountains fill the horizon to the north.
It feels different from the heart of Ivins. The streets are wide and quiet, the homes are newer, and the land out front is not slated to fill in, because much of it is the reserve. I'll be upfront about the catch: you are on the far side of town from the grocery run. Learn the drive to errands before you fall for the view. The errands section below lays out the times, so there are no surprises.
The evening light is the big draw in southern Ivins. As the sun drops, the open desert to the south holds the color, and on a south-facing lot the back patio stays comfortable. The only traffic is a neighbor walking a dog. If your day can absorb a few extra minutes to town, this is about as much room and view as Ivins gives you in a newer home.

What sets southern Ivins apart
Six things set this corner of Ivins apart. The view opens over the river reserve, and the reserve trailheads are minutes away. The homes are newer, on bigger lots. Snow Canyon is a short drive north, and the southern exposure pays off at sunset. The homes were built over a wide span of years, so their age varies from street to street.
Santa Clara River Reserve, ~5 min
The reserve covers roughly 6,500 acres of desert singletrack (narrow trails for one rider or walker at a time) and horse trails, right below the neighborhood. The Cove Wash and Anasazi Valley trailheads are among the closest, and the Anasazi Valley trail has petroglyphs (old rock carvings).
Open view over the reserve
The reserve land to the south and west is protected, so the open lots look out over ground that is not slated to be built on. That makes the view lasting, not temporary.
Newer homes on bigger lots
Southern Ivins was laid out with single-family detached homes on quarter-acre to half-acre lots. Houses sit farther apart here than among the older big-builder homes in the middle of town.
Snow Canyon State Park, ~10 min
It is straight north up Snow Canyon Drive. You get red and white Navajo sandstone, lava tubes, dunes, and trails from easy walks to real scrambles. You need a park pass to go in.
Southern exposure at sunset
On a south-facing lot, the open desert holds the evening color, and the back patio stays comfortable in the golden hour (the soft light just before sunset). You are far enough out that nights are quiet.
A broad build span
The neighborhood filled in from the 2000s into the 2020s, so home age and the quality of the finishes change from street to street. That is why recent sales of similar homes matter more than any neighborhood average.

Homes & lots
Here, the lot and the view matter most
Mojave Mesa is a neighborhood of single-family detached homes, built over a wide span from the 2000s into the 2020s. The styles are modern Southwest and desert contemporary, and you will find both single-level ramblers and two-story plans. Stucco, tile roofs, and open floor plans are typical of newer Ivins homes. The neighborhood filled in over two decades, so the build year and the quality of the finishes shift from street to street. Keep that in mind when you compare two homes.
The lots and the view matter most here. The lots run quarter-acre to half-acre, larger than the lots under the older big-builder homes in the middle of town. On the southern edge, a lot can open straight out over the reserve, which is why the extra value of that view is real. A home with a clear, open view over protected land is a different property from an interior lot two streets in, even at the same square footage and build year. The slope is gentler than in the western foothills, so single-level living here is more often truly no-stairs. Still, always check the layout on a specific home.
In Washington County MLS records, homes here have generally run from the mid $400,000s up into the $700,000s. The larger lots and the true open-view properties are at the top. The view and the build age vary so much that a single high or low sale can pull a neighborhood average far off. That is why I look at the most recent sales of similar homes and the homes now for sale, not one blended number. Check everything against the live listings before you lean on a figure.
In southern Ivins, two homes the same size are two different prices once you look at the view.
Trails & outdoors
Desert, rock and water close by
The reason to live in southern Ivins is the access. From Mojave Mesa you can be on desert singletrack (narrow trails for one rider or walker at a time) in minutes. A state park is about ten minutes away, and a reservoir is under half an hour. The reserve is essentially below the neighborhood.
Santa Clara River Reserve (easy to moderate)
The reserve is about five minutes below. Its trail network includes the Anasazi Valley petroglyph (rock carving) trail and Cove Wash. These are mellow desert miles that suit a morning walk or an after-work ride.
Red Mountain (hard)
The red wall above Ivins is a real climb. There are routes up to the rim and to the overlook above Snow Canyon. The payoff for the effort is a long valley view.
Snow Canyon State Park (all levels)
The park is about ten minutes up Snow Canyon Drive. It packs slickrock (smooth sandstone), the lava-tube caves, the Petrified Dunes, and Jenny's Canyon into a compact loop. You can do it in an evening or take a full day.
Gunlock Reservoir (~25 min)
Go up Old Highway 91 past the reserve. Gunlock State Park adds open water for boating and fishing, and its waterfalls run in years when the spring snowmelt is big.
Farther out, Zion National Park is about an hour east on the freeway. The Pine Valley Recreation Area is closed after the 2025 fire and floods, so for cooler summer air try Kolob Terrace, Cedar Mountain, or Brian Head. For the wider outdoor picture, see the Ivins guide.
Trail details come from Utah State Parks, the BLM, and the Santa Clara River Reserve. Check seasonal access and trail conditions before you go.

Schools & education
Schools, by the facts
Mojave Mesa is part of the Washington County School District. The neighborhood is generally served by Red Mountain Elementary (grades K-5), which sits inside Ivins at 263 East 200 South. Next come Lava Ridge Intermediate (grades 6-7) in Santa Clara, then Snow Canyon Middle (grades 8-9) and Snow Canyon High (grades 10-12), both in St. George. Most of Ivins is served by this same group of schools.
Boundaries can shift as Ivins and Santa Clara grow. For any home you are serious about, check the current school assignment with the district. Do not guess from a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.
I cover the bigger education picture for the area in the Ivins guide.
Over the reserve
What the open view means for a buyer
The open view is what sets Mojave Mesa apart from an interior Ivins street. The neighborhood sits above the Santa Clara River Reserve. The reserve land to the south and west is protected, which means it is not slated to be built on. From the right lot, you look out over that open ground, with the Pine Valley Mountains behind you to the north. Future homes on the reserve side are unlikely to wall off that view. That is what makes it lasting, not temporary.
For a buyer, this changes how I look at the neighborhood. A true open-view lot has the protected reserve in front of it. An interior lot two streets back may have some view today, but that view can close in as the area fills. They are different properties. The build span matters too. Mojave Mesa came in across two decades, so a 2005 home and a 2022 home can sit on the same street with very different finishes. Before I talk price, I separate the true open-view lots from the interior ones, and I account for the build year.
So in southern Ivins, I count the lot and the view as part of the value, not only the house.
What I check before I call an open-view home a good buy
- Whether the view really sits over protected reserve land, or over private ground that could fill in later and close off the view.
- Which way the lot faces. A south or west view over the reserve is what adds the value, not just any open feel.
- The build year against the asking price. A 2005 home and a 2022 home on the same street are not the same value.
- The single-level layout. The gentler slope here makes no-stairs living common, but it is still worth confirming on a specific home.
This is general guidance. It is not a survey or a promise about future land use. For a specific property, check the reserve boundaries with the right professionals before you rely on them. Do the same for any plat wording (the official lot map) that protects the view. Sources: the BLM and Santa Clara River Reserve, Washington County GIS, and recorded plats.
What locals know
The details I would slow down and check
Before you fall for one address out here, look at the whole lot: the view, which way it faces, the build year, and the drive to town. These are the four things I would walk a friend through.
The view sets the price
Two homes the same size are not the same home. One may look out over protected reserve land, and the other at the house next door. Look at the lot first.
Check that the view will last
A view over the reserve is unlikely to fill in, but a view over private ground can. Find out which one you are buying before you pay extra for the view.
Mind the build year
The neighborhood came in across two decades, so a 2005 home and a 2022 home can share a street with very different finishes. Compare like with like.
Budget the drive, not just the house
The reserve is at the door, but the grocery run is east toward Santa Clara. Drive the route at your real times before you commit to southern Ivins.

Buying in Mojave Mesa
Mojave Mesa sits in the southern part of Ivins, on the open ground that runs down toward the Santa Clara River Reserve. The lots face out over protected reserve land to the south and west. Town and Santa Clara are to the east, and Snow Canyon is straight up Snow Canyon Drive to the north. It is one of the newer parts of Ivins, set apart from the older homes in the middle of town.
Mostly single-family detached homes on quarter-acre to half-acre lots, in modern Southwest and desert contemporary styles. They were built over a wide span, from the 2000s into the 2020s, so you will find both single-level ramblers and two-story plans. Stucco, tile roofs, and open floor plans are typical of newer Ivins homes. The neighborhood filled in over two decades, so home age and the quality of the finishes vary from street to street.
Mojave Mesa is part of the Washington County School District. It is generally served by Red Mountain Elementary (grades K-5) inside Ivins. Next come Lava Ridge Intermediate (grades 6-7) in Santa Clara, then Snow Canyon Middle (grades 8-9) and Snow Canyon High (grades 10-12), both in St. George. Boundaries can shift as Ivins and Santa Clara grow. For any home you are serious about, check the current assignment with the district.
Yes. The Santa Clara River Reserve is the closest. The Cove Wash and Anasazi Valley petroglyph (rock carving) trailheads are only minutes from the neighborhood. The Snow Canyon State Park entrance is about ten minutes north up Snow Canyon Drive. From a southern Ivins home, the reserve is essentially out the front door and the state park is a short drive.
Mojave Mesa sits in the middle and upper part of the Ivins market, and the open-view lots cost the most. In Washington County MLS records, homes here have generally sold from the mid $400,000s up into the $700,000s. Larger lots and true open-view properties are at the top. Treat that as a starting point and check it against the live listings. In southern Ivins, a single view-lot sale can move the average. For a citywide number, my 2025 market report puts the Ivins median sale price at $721,500.
The neighborhood sits above protected Santa Clara River Reserve land to the south and west. So the open lots look out over ground that is not slated to be built on. That is what makes the view lasting, not temporary. On a true open-view lot, future homes on the reserve side are unlikely to wall off the view. It runs south and west over the reserve, and the Pine Valley Mountains stay on the skyline to the north. It is also why I separate the true open-view lots from the interior ones before I talk price.

Selling in Mojave Mesa
Price on the lot and the view, not just the floor plan. In southern Ivins, this matters most on the lots with the clearest open view over the reserve and the Pine Valley Mountains. Get the right three recent sales of similar homes, and separate the true open-view lots from the interior ones. Account for the wide build span, so a 2005 home is not compared with a 2022 one. That keeps the pricing honest.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Ivins listings and on this Mojave Mesa page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
I start with recent sales and live listings from the MLS, looking inside Mojave Mesa and the neighboring southern Ivins streets. Then I adjust for lot size, the quality of the open view over the reserve, build age across the 2000s-to-2020s span, and how nice the finishes are. Home age and view vary so much here. That is why I lean on the most recent sales of similar homes and the homes now for sale, not a blended neighborhood average.
Yes, but on a purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward.
