Where the streets end at the park
In shortThe homes are larger custom homes on quiet cul-de-sacs (dead-end streets). The red rock and the park are out the front window, and trails climb straight off the back of the neighborhood.
Palisades at Snow Canyon sits at the north edge of Ivins, where the land runs up into Red Mountain. It is past the last of the neighborhoods from big production builders (builders who build many homes from a few repeated plans). The community is gated. One controlled entrance leads to a set of cul-de-sacs that press right up against the Snow Canyon State Park boundary. That spot is the whole point. Most of the homes look straight at the red and white sandstone, and the park trails start a couple of minutes from the gate.
It feels different from the flat, raised ground in the middle of town. The streets dead-end into the slope, so there is no through traffic, and the lots are larger than in the production-built neighborhoods to the south. The downside is real and worth naming: groceries and the freeway are a drive east toward Santa Clara and St. George, not a walk. Know your errand loop before you fall for the view. I lay it out in the errands section so there are no surprises.
What draws people to the Palisades is the evening at the boundary. As the sun drops, the park wall holds the last of the light and the cul-de-sacs go quiet behind the gate. The only traffic is a neighbor walking a dog toward the trailhead. This is about as close as Ivins lets you live to Snow Canyon and still be inside the city limits.
Highlights
A gated neighborhood with its own draw
Six things set this corner of Ivins apart. The gated cul-de-sacs, the Snow Canyon boundary out front, and the larger custom homes come first. Then there is the Red Mountain wall out back, a park entrance minutes away, and the fact that few homes come up for sale.
Snow Canyon State Park, ~4 min
The community sits against the park boundary, so the entrance off Snow Canyon Drive is minutes away. Inside the park you will find red and white Navajo sandstone, lava tubes, dunes, and trails that range from easy walks to hard climbs over rock.
One gated entrance
One controlled gate leads to the cul-de-sacs, and with no through traffic the streets stay quiet behind the wall.
Larger custom homes
Newer single-family homes commonly run about 3,000 to 4,000 square feet on gated cul-de-sac lots, with three and four car garages. The finishes are aimed at the top of the Ivins market.
Red Mountain off the back
The Red Mountain wall and its trails rise straight off the back edge of the neighborhood. The climb to the rim and the overlook above Snow Canyon are close by.
Park-boundary views
The protected park sits right behind the homes, so the strongest view lots look at land that is not planned to be built on. That is part of what sets the value out here.
Few homes for sale
Few homes sell in this gated neighborhood in a given year. The lot and the view set the price more than the floor plan does, so the three best recent sales of similar homes matter more than any average.

The homes and the land
Homes & lots and Snow Canyon & trails
Homes & lots
A lot-first market, not a floor-plan one
Palisades at Snow Canyon is a gated neighborhood of larger custom and semi-custom (a builder's plan changed to suit the buyer) single-family homes. They were built from roughly the 2010s onward, in modern Southwest and desert-contemporary styles. Homes here commonly run about 3,000 to 4,000 square feet, with three to four bedrooms and three or four car garages. The details are stucco, stone, and steel and glass, and they lean contemporary rather than traditional. What ties them together is the setting. The gated cul-de-sacs are laid out to point the homes at the park and the mountain.
The lots are the story here. They run larger than the production-built lots on the raised ground in the middle of town. The ground at the foot of Red Mountain is sloped. So a single-level home will often sit over a walkout or daylight basement (a basement with a door or windows at ground level). That means one-level living is not always the same as no stairs. The slope is also why the extra value of the view is real. A home stepped onto the slope with an open Red Mountain or park-boundary view is a different property than an interior lot a street in. That holds even at the same square footage.
In Washington County MLS records, homes here have generally run from the mid $700,000s well into seven figures. The larger custom builds and the strongest view lots push the top. Few homes sell in this gated neighborhood in a year, so one high or low sale can pull a neighborhood average far off. That is why I look at the most recent sales of similar homes and the homes now on the market, including any remaining new construction, not one blended number. Before you rely on a figure, check it against the live listings.
Behind the gate, two homes the same size are two different prices the moment you look at the lot and the view.
Snow Canyon & trails
The park is the back yard
The reason to live behind this gate is the access. From the Palisades you can be inside Snow Canyon State Park in a few minutes, or on the Red Mountain routes off the back of the neighborhood. Inside fifteen minutes you can be on singletrack (a narrow trail, one rider wide) along the river to the south. Here is the honest list, from the back fence out to a short drive.
Snow Canyon State Park (all levels)
The park is minutes from the gate. It packs Jenny's Canyon, the Petrified Dunes, the lava-tube caves, and the paved Whiptail trail into a compact loop. You can do it in an evening or take a full day.
Red Mountain wilderness (hard)
The wall behind the neighborhood is the Red Mountain plateau. The routes up to the rim and the overlook above Snow Canyon are a real climb, and the payoff is a long valley view.
Santa Clara River Reserve (easy to moderate)
The reserve is about fifteen minutes south. Its trails include the Anasazi Valley petroglyph (rock carving) trail and Cove Wash, mellow desert miles for a morning walk or an after-work ride.
Gunlock Reservoir (~25 min)
Go up Old Highway 91 past the reserve to Gunlock State Park, which has open water for boating and fishing. Its waterfalls run in the years the spring snowmelt is big.
Farther out, Zion National Park is about an hour east on the freeway. The Pine Valley Recreation Area is closed after the 2025 fire and floods, so for cooler summer air try Kolob Terrace, Cedar Mountain, or Brian Head. The wider outdoor picture for the area lives in the Ivins guide.
Trail details come from Utah State Parks, the Bureau of Land Management (BLM), and the Santa Clara River Reserve. Check seasonal access and trail conditions before you go.

Schools & education
Schools, by the facts
Palisades at Snow Canyon is part of the Washington County School District. The neighborhood is generally served by Red Mountain Elementary (grades K-5), inside Ivins at 263 East 200 South. Students go on to Lava Ridge Intermediate (grades 6-7) in Santa Clara, then Snow Canyon Middle (grades 8-9) and Snow Canyon High (grades 10-12) in St. George. Most of Ivins is served by the same schools in the same order.
School boundaries can shift as Ivins and Santa Clara grow. For any home you are serious about, confirm the current school with the district instead of guessing from a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.
I cover the bigger education picture for the area in the Ivins guide.
Behind the gate
What a gated neighborhood at the park's edge means for a buyer
The gate and the park boundary set this neighborhood apart from the production-built neighborhoods on the raised ground in the middle of town. The gate is a physical part of the plat (the recorded map of the lots). It is one controlled entrance that leads to the cul-de-sacs and keeps through traffic out. The park boundary is a planning fact. The protected land sits right behind the homes, so the strongest views look at ground that is not planned to be built on. Together they make a small area of larger homes that is priced differently than the rest of Ivins.
That difference cuts in a few directions. A gated, park-edge lot on a cul-de-sac is truly scarce. In a small luxury market, scarcity is most of why prices run well into seven figures here. But a small market also swings a lot: one sale can move the average. The extra value of the view is real, but it differs from lot to lot. Remaining new construction also gives a moving price to compare against, and a resale has to be priced against it. So at this price range the lot, how long the view will last, and the build quality carry more weight than square footage alone.
That is why, behind the gate, I treat the lot and the view as part of the inspection, not only the house that sits on them.
What I check before I call a Palisades home a good buy at its price
- How long the view will last. The park boundary in front protects much of the view, but a neighbor's future build can still close part of it.
- The build quality and how nice the finishes are at this price range. Custom and semi-custom homes vary, and the price assumes the work holds up to a close look.
- The walkout slope on a single-level plan on a sloped lot. That includes the basement, the window wells, and how the lot drains water coming off the mountain.
- How a resale is priced against any remaining new construction in the community. That moving price to compare against sets the ceiling at this price range.
This is general guidance, not an engineering or inspection report. Confirm any specific property with a qualified inspector and the relevant professionals before you rely on it. Sources: Utah State Parks on the Snow Canyon boundary, Washington County GIS, and recorded plats.
What locals know
The details I would slow down and check
Before you fall for one home, read the lot: the gate, the view, the slope, and the drive to town. These are the four things I would walk a friend through before they get attached to any one address out here.
The lot sets the price
Two homes the same size are not the same home. One may look at the open park boundary and the other at the house next door. Read the lot and the view first.
Single-level can still mean stairs
On the slope, a one-story plan often sits over a walkout basement. If no-stairs living is the point, confirm the layout, do not assume it from the elevation.
Budget the drive, not just the house
The park is at the door, but the grocery run is east toward Santa Clara. Drive the errand loop at your real times before you commit to the boundary.
Few homes for sale means old sales can mislead
Few homes list behind the gate, and an old sale of a similar home can mislead you. I price off the most recent sales, the homes now on the market, and any remaining new construction, never an old average.

The buyer side and the seller side
Buying in the Palisades
Palisades at Snow Canyon sits on the north side of Ivins. It is gated, at the foot of Red Mountain, right against the Snow Canyon State Park boundary. The streets run as quiet cul-de-sacs into the slope, so most homes look straight at the red rock and the park. Center Street links the neighborhood to the rest of Ivins, and Snow Canyon Parkway, just east, heads toward St. George.
The homes are larger custom and semi-custom (a builder's plan changed to suit the buyer) single-family homes. Most were built from roughly the 2010s onward, in modern Southwest and desert-contemporary styles. They commonly run about 3,000 to 4,000 square feet, with three to four bedrooms and three or four car garages, on gated cul-de-sac lots. The ground at the foot of Red Mountain is sloped. So a single-level plan can still sit over a walkout basement (a basement with a door or windows at ground level). One-level is not always no-stairs.
Palisades at Snow Canyon is part of the Washington County School District. It is generally served by Red Mountain Elementary (grades K-5) inside Ivins. Students go on to Lava Ridge Intermediate (grades 6-7) in Santa Clara, then Snow Canyon Middle (grades 8-9) and Snow Canyon High (grades 10-12) in St. George. Very close. The community is gated right against the park boundary at the foot of Red Mountain. The Snow Canyon State Park entrance is only a few minutes up Snow Canyon Drive. From the cul-de-sacs you are minutes from Jenny's Canyon, the Petrified Dunes, the lava-tube caves, and the paved Whiptail trail. The Red Mountain routes climb straight off the back edge of the neighborhood.
Palisades at Snow Canyon sits at the upper end of the Ivins market, because the lots are gated, larger, and hard to copy against the park boundary. In Washington County MLS records, homes here have generally sold from the mid $700,000s well into seven figures. The larger custom builds and the strongest view lots push the top. Use that as a starting point and check it against the live listings. In a small luxury market, one sale moves the average. For a citywide comparison, my 2025 market report puts the Ivins median sale price at $721,500.
The gate is a physical part of how the community was laid out on the plat (the recorded map of the lots). It is one controlled entrance that leads to a set of quiet cul-de-sacs at the foot of Red Mountain. The gate keeps through traffic off the streets. It also gives the neighborhood the feel of a small area of larger homes pressed against the park boundary, with views that set it apart.

Selling in the Palisades
Price on the lot, the view, and the build, not just the floor plan. In a small gated neighborhood, the homes that stand out have the longest-lasting Red Mountain or park-boundary view and the cleanest finishes at this price range. Find the three best recent sales of similar homes, separate the true view lots from the interior ones, and weigh your home against any remaining new construction. That gives you an honest price.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Ivins listings and on this Palisades at Snow Canyon page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
I start with recent sales and live listings from the MLS inside Palisades at Snow Canyon and the neighboring north Ivins estates. Then I adjust for lot size, how long the Red Mountain or park-boundary view will last, how old the home is, and how nice the finishes are. Few homes are for sale in this gated neighborhood, so I lean on the most recent sales and the homes now on the market, including any remaining new construction. I do not use an old neighborhood average.
